  6. 2401 Fannin has been Limelight club and Rich's club over the years. During those times, the building and the property it stands upon has been on the market ( for sale) off and on since the mid to late 2000's (maybe before that, I don't know for sure). The previous thread included an old Loopnet listing (either from 2016 or 2017) for 2401 San Jacinto included photos inside the building. I wasn't able to find on Google cache (and I didn't save it) and and couldn't find the archive link for the old listing. The only for sale listing I could find was from earlier this year, which was updated in August before the listing was removed in early October.   7. There was a thread for this property started by me in either 2016 or 2017. Since the error of a mod banning my account and deleting over five years worth of content from me, everything I contributed to this forum is gone. I was able to retrieve and save some things, but most of it is gone, including the thread for this property (sans one post made September 2019, a few weeks before all of my posts were "accidentally" deleted). I'll try to repost as much of the previous content I can remember (mostly Loopnet listings, archives and articles), but comments from other members and their photos won't be reposted. The four buildings at 2518 Yale, 2522 Yale, 99 Aurora, 107 Aurora will be redeveloped. One of the buildings, which houses cocktail bar Johnny's Gold Brick at 2518 Yale has been redeveloped. I don't want to confuse arm twisting with regulation making but the lower Westheimer traffic study wasn't something that just popped up in 2017- that the study has an attachment to CIP money is an indication that it had been in the works for a few years IMO So COH must have know about it when this developer first came to the city. I'm not sure when the COH ad hoc committee was begun to direct development of store fronts on streetside and parking in back- but it seems surely they must have overlapped. If that is so, I wonder why COH missed this opportunity-- just as I think they missed an opportunity with Paul Qui's restaurant --- doesn't anyone in COH departments speak to each other?

Lord knows, the city could use more development guidelines. Developers could and would follow the regulations. But, to write a regulation, after a property owner/developer has submitted a development legal proposal, is most likely illegal and certainly unfair.

And Eater Houston wrote about your post today: Following weeks of rumors, chef Hugo Ortega and restaurateur Tracy Vaught have officially confirmed that they’re working on a new restaurant in Uptown Park. The real-estate obsessives at HAIF were the first to notice that Ortega and Vaught had their eyes on the former Cafe Express space at 101 Uptown Park Boulevard, Suite 12. Now, a statement from Vaught confirms that they’re working on a restaurant for that location, but doesn’t provide a ton of additional detail. “Like with all our other concepts, we prefer to keep the idea close to our chests, as we like to have the ability to plan, develop and make changes at-will without being hindered by any previous announcements,” Vaught said. “So, yes, we did sign with Eden to go into Uptown Park. Our plans are still fluid and the opening is at least a year away. We have no further details at this time.” Many have speculated that Ortega and Vaught’s new restaurant will be of the fast-casual variety, which is exciting news for folks who can’t afford to enjoy the James Beard Award winning chef’s cuisine at Xochi or Hugo’s. A tasteful-looking building that fits in with the scale of Montrose with streetside retail would be even better, wouldn't it?
