  1. I was in this section of the Galleria on Friday and it appeared to be open.
  2. My old college roomate is considering buying a place in this complex on Augusta (between Westheimer and San Felipe). It seems well maintained, quiet, and landscaped. Can anyone tell me more about this complex? Quality of the construction, history, mgmt company, safety, etc.? Thanks.
  3. They'll go fast I'm sure. There's a lot of money in the area and a lot of people approaching retirment age in the older sections of First Colony and Sugar Creek. Not to mention that Sugar Land Town Square and the city itself have received huge accolades in the local and national press in the last year.
  4. While this is a good standard, it's not always true. 8-8 teams have gotten in before. 9 win teams often get in, it just depends on the season and the league.
  5. NewQuest Readies Plans For Mo. City Shopping Center Houston developer NewQuest Properties is planning to build a new shopping center near State Highway 6 and the Fort Bend Parkway in Missouri City. Called Fort Bend Town Center, the project would be built in two phases. Phase one includes about 40 acres at the southwest corner of Highway 6 and the parkway. This phase is planned as a 160,000- square-foot retail center with a grocery store as an anchor. Phase 2, at the southeast corner of the intersection, would be about 400,000 square feet. The rest of the story can be found here.
  6. This one is well documented in the following thread. Thanks for keeping us updated. http://www.houstonarchitecture.info/haif/i...p;hl=blvd+place
  7. Agreed, I would rank the big three like this: 1. The Woodlands (there's no beating the grandaddy of them all) 2. First Colony 3. Kingwood Creeping up fast is Cinco Ranch.
  8. I actually hear both, especially from people who've lived in First Colony since before annexation. Concerning how The Woodlands is referred to: First Colony is within the incorporated city limits of Sugar Land, the address is Sugar Land. The Woodlands is not incorporated and is not within Spring boundaries (which is also an unincorporated area if I remember correctly), therefore the address is The Woodlands, TX. Plano is incorporated like Sugar Land, it's bigger and not as pretty.
  9. Right, The Woodlands can be compared to First Colony, a huge master planned community. Sugar Land didn't annex 90% of First Colony until about 10 years ago. The city of Sugar Land has been around much longer. The unification you're looking for is taking place at Hwy 59 & Hwy 6 in the form of the new Town Square. This is the location of the new city hall and a walkable downtown (lifestyle) environment. Although Sugar Land wasn't formed with a defined city center and has grown (with Houston's sprawl) over the years, it is now attempting to unify itself for the future.
  10. I didn't say Sugar Land was a master planned community, I said:
  11. Master Planned Community = Smart growth The majority of growth in Sugar Land is planned, zoned, and expected. This has never been true of Sharpstown. Not to mention that the oldest parts of First Colony have already been around for 25 years, do you think it is in decline?
  12. I strongly disagree with this opinion. There are several factors that you're not considering. One being that most of Sugar Land is comprised of master planned communities which have tight control over what is built, how it's built, and how it's maintained. I doubt Sharpstown had the same. Two, Sugar Land is much less dense than Sharpstown, there are hardly any apartments, especially in First Colony. I think I can count the First Colony apartment buildings on one hande and there are 30,000-40,000 people living in First Colony. To make a long story short, I think growth in Sugar Land is smart growth, I don't think Sharpstown was as thought out. Back to the topic at hand, Sugar Land Town Square: It looks like Johnny Rockets is about to open, and Amici's is set to open in September. It is by the Vallone family, Tony's son Jeff to be exact. It has a great location across from the square and we could use more italian options.
  13. The Kona Grill in the old Lord and Taylor space opens August 9th. It will have a patio facing out to Westheimer that should be real nice. Does anyone know when the other restaurants will begin opening?
  14. See this Uptown Houston map, it shows that 5050 Ambassador is not included in the BLVD Place plan nor does the proposed connection of South Post Oak Lane with Ambassadors Way go thru this property (see below). With or without 5050 Ambassador's Way, I think BLVD Place will commence on schedule. It doesn't appear that any of their plans hinge on this property.
  15. Metro had an open house at the Apache building yesterday and the rep told me that the "GRT (Guided Rapid Transit)" line on Post Oak would begin construction in July 2007. According to him that is well ahead of groundbreaking on the Richmond line. I didn't realize that the Post Oak line would be so soon. I also didn't realize that the path it will take will travel in the middle of 610 from the NW park and ride lot to Post Oak where it will veer off the freeway and follow Post Oak the rest of the way to just past 59.
  16. I don't think you can compare the two. Transco was bought by Williams, where Enron imploded into bankruptcy. Transco didn't hurt thousands of people, nor does it conjure a negative connotation as Enron does.
  17. I think it's time Metro seriously considers putting the University Line underground from Weslayan to Sage. I know it's costly but it'd please all parties and eliminate all construction concerns in the area.
  18. Not true. The Rockets had one of the best, if not the best, records against the Jordan led Bulls during Jordan's tenure. The Rockets surely would've beat a Jordan led Bull team in the NBA Finals. No doubt in my mind.
  19. As a season ticket holder, this makes me so angry. You don't take Sam Bowie when Michael Jordan is on the board. At least now I know what the VY lovers feel like.
  20. MetroTexan today. Casserly made the announcement last night. As most of us understood, the Texans don't need a quarterback, therefore no Vince Young. VY will now look toward Tennessee, but as Red mentioned in another thread, the UT that Titan fans are interested in is the University of Tennessee, I'm not sure the Titans or their fans are interested in taking VY over Matt Leinart.
  21. This place is huge! They're building out 1 million square feet in between Richmond and Rosenberg off of 59. Here's a link to the story => Brazos Town Center Preliminary list of stores on board: Best Buy Target Marshalls Cinemark Chili's Ross Hobby Lobby Petco Famous Footwear Marble Slab Buffalo Wild Wings Panda Express McAlister’s Deli On the Border Texas Roadhouse Mattress Giant Nuance Hair Salon Gamestop Lane Bryant Verizon Wireless
  22. Nope, I don't work for ESPN. I just have some common, every day objectivity. BTW, your posts are doing nothing to bring VY or Texas any elevated respect. I doubt you'd understand the reasoning behind that. I'll just sit back and see what you come back with next... Oh, and I guess LaMarcus Aldridge will be going #1 in the NBA draft too, right? Or is that only if the Rockets have the first pick?
  23. Oh my, "lacking objectivity" would be an understatement. I hate to tell you but most Texans fans that I talk to (those with true football minds) understand that VY isn't the best option for the Texans. Also, if VY is wanted by everyone, why is he slipping so fast in the draft? I know it's a losing argument with a longhorn, but just b/c VY wore burnt orange doesn't make him a god. Great college quarterbacks can't always perform well in the NFL, it's a different game. And the poles couldn't be more opposite when comparing the offense that VY ran at Texas with an NFL offense. If you follow this line of thinking, Matt Leinart is much more of a sure thing in the NFL.
  24. Yeah, I just read this story on the Turnberry, a 42 story condo wedged between the Galleria and Transco! Wow, if this project gets built I'm sure it won't have a problem selling in the $500s as mentioned in the article. I'll look for proposed renderings...
