  1. His Padre project shows to be 30+ stories, which is taller than anything else he's built. This type of high end, high rise project is great for that area. I am told that this project will rival Orion for finishes. Too bad those guys flamed out.

  3. Standard disclaimer regarding care taken not to get the public in an uproar, BUT... This project isn't going anywhere. The partners are fighting and the money guys want out. They are $40MM plus in the hole and have know way out. Standard situation of flawed concept and a group chasing a bad idea with bad money. The eternal hope is that the next million dollars in advertising will spur the needed sales. However, it typically ends the same way: one or all of the inevestors finally puts his/her hands up and says "enough". Chalk it up to a very expensive lesson, but condominium development is NOT as easy as it would seem (see Shamrock). That building will not be built, at least by this group. PERIOD.
  4. Bad idea. Hotel development is for Hoteliers. This is not a business in which you should dabble. If you don't believe me, as the guys at ICON. Bad idea.

  6. I understand the Texaco Building is under contract. Does anyone know who has it or what they intend to do with it? I thought that I knew the plan over there, but now it is unclear and all involved are very tight lipped. I figure if any group will know, this board will. Thanks and Happy Easter. TNJ
  7. Businesses are not always opened for immediate profit, but define immediate for me. Better yet, ask for a definition from the owner of the Sam Houston or Magnolia. Those companies who need tax losses (like the owner of the two downtown Marriott's) are few and far between. Even they aren't happy with the "tax losses" they are showing. Employees only like to report to their boards "tax losses" for a certain period of time. After a while a "tax loss" is correctly reclassified as a "bad decision" and/or a "foreclosure".
  8. Aution is going to be on March 12 and I believe is going to be a "live" auction at the building. There are something like 20 units for auction and several are supposed to be "no reserve" (to borrow and eBay term) where high bidder gets the unit, regardless of final price. Downtown is coming around. Glad to see this conversion succeeding...

  10. That price is absolutely not typical for Houston. Go check actual sales in the Houston market for the past few years. The Redstone project at the Houstonian is getting close to $400 per foot which is a record for Houston. If $500 were "typical" everyone in the City would be a condo developer.
  11. Like you, I am hopeful. It is my understanding that the deal will be decided upon in the next two months. Unlike other (unnamed) projects in downtown, these folks will not announce anything until the deal is 100% ready to roll. There is nothing more damaging to a specific project, or any area like downtown, than to have consumer confidence waiver. I understand the building is clean of hazardous material, read: asbestos and lead paint. There is obviously tremendous work to be done. My guess is they will focus on providing AMPLE PARKING. It is my humble opinion that in downtown Houston, the key to real estate is parking parking parking instead of location location location. TNJ

  13. It does spread cost the more square feet you build, however, it only spreads the fixed costs. For example, the cost of the foundation may be spread across the number of units. However, you have the same variable costs when you build livable space, no matter how many you build. Additionally, Highrise construction, due to code requirements, is at least twice as expensive as single family.... TNJ

  15. A friend of mine who works for a prominent Developer in town is looking for land on Kirby. I know, I know, hold back the laughter (who's not looking there, right?). But, these guys are absolute buyers and price is really not an issue. Anybody looking to make a brokerage/finder's fee please post or IM me with any opportunities.   16. That does seem a bit high. Is your place less than 1,000 sq. ft.? I had heard that the prices were mostly in the $200K range. Thanks for the info. TNJ
  17. One of our downtown security guards once told me to "stay away from the Montegue unless I was looking for pimps and ho's". That seems like a pretty clear indication that the place is a slum. The owners keep doing just enough (fire code) to keep the city from closing it down. There was a fire there several years ago and you can still see the char marks on the facade. It is a disgrace. On a lighter note: I hear that the Texaco Building (across the street from the Montague) is going to be renovated into lofts. Anyone else hear anything to this effect? TNJ
  18. Has anyone visited St. Germain lofts since Randall Davis began selling them off? The website is www.stgermainlofts.com, which seems to be pretty well done. It needs floorplans, but pretty cool. I have not been in for a tour. Anyone? TNJ

  20. The hotel is going to be developed by the Houston based real estate development behemoth that will go unnamed. I do not believe they have settled on a brand as of yet.
