  1. I would put good money on NOTHING happening until the I-45 realignment is either done or well on its way. Who would want to office or live right in the armpit of 10 years worth of freeway construction....
  2. before Chevron got put on hold it was going to be 55 ish floors. The master plan even included a second matching tower, no one has appetite to go much higher when you have so much un-developed real estate.
  3. Its nice to see the four sided silicon glazing at the corners contrasting with the vertical fins on the main elevations. This thing is looking sharp.
  4. I'll be over in my corner talking about construction, anyone else is welcome to join. There are a number of architects / developers / contractors that read these threads every day. We need more people to ask random questions, I am always happy to answer. Buildings are supposed to be fun, I know my job sure is! Fun facts of the day: That spiral staircase a few post up in this thread likely cost $100-200 thousand dollars. Think about that folks, one staircase that cost as much as a starter home up in the burbs. HOW COOL IS THAT. Oh and there is another picture of structural glass windows with laminated glass strongbacks, WOW super freakin cool. That stuff cost $175-250 / PER SF.
  5. What you are looking at is a Solider Pile with Timber Lagging retaining wall. These systems are a common way of doing soil retention on deep excavations. They are almost always left in place once construction is complete. Sometimes they are used as the backside of form work for concrete placement (if that is where your permanent wall goes). Other times the permanent wall is formed away from the lagging and the open void is back filled with soil or gravel.   7. Concrete vs Steel is a big debate on lots of projects. Here is a quick rundown on Healthcare related steel vs concrete: The best way to make a tall building cheap is to use concrete with LOTS of post tensioned steel. This allows you to use less rebar, less concrete. The downside to this is that post tensioned steel is NOT GOING TO MOVE. Once you put tension on it, relocation becomes EXTREMELY expensive. Healthcare Facilities like to make changes to their buildings. Moving bathrooms, labs, etc happen ALL the time in these buildings. If your slabs or beams are post tensioned then you are going to be extremely restricted in where you can put stuff. This building is using concrete shear walls in the stairs and elevator tower to help with the rigidity of the structure. This is a hybrid design which helps reduce the amount of cross bracing or moment frame welding required. There are a bunch of other reasons, but I should probably get back to work so this will have to do for now.......
  8. This roof garden gives you a front row seat to some of downtown's best architecture. I'm glad to see they turned this into a true amenity. Until now the green roof was sold as a pretty thing but not accessible to tenants. Looks like they decided to pony up the extra cash for what will be a really cool space.

  10. Couldnt have said it better, this is a uptown style design... doesnt exactly translate. I look at what has gone up recently in Montrose / Med Center as much more responsive to the surrounding environment. its hard to tell in the rendering but it looks mostly metal panel and glass. If they went with cast stone or UHPC panels they could probably get closer to the neighborhood vibe...

  13. I think it looses a bit of the allure if your "penthouse" is one of 14 in a building.... I am pretty sure by definition there should only be one penthouse, but i guess that would make me a pretty terrible developer!

  15. The negativity here is really quite confusing. This site started as an un-leasable old crappy building. The developer was confident in the market and started construction without ANY LEASING. When the market started to retract they pulled back and finished just the garage. Now the market is turning, they might have an anchor tenant and they are going to wrap that pig of a garage with shinny glass and a tall office building. This project was NEVER about being a signature tall office tower. It is an INFILL project with 5 tunnel connections, a huge lobby that opens up the mole people to the sun and makes a once shitty block into something good. Is it a Hines caliber building? No, but it sure as hell beats the alternative....

  19. this property like many others around the downtown freeways (59 and Pierce Elevated) are all in a holding pattern waiting on txDOT to move forward on its downtown freeway circulation plan. This site is less affected than sites like the post office, but it will still play a major impact on the traffic studies and feasibility for different use cases. Like the article said, this is a fantastic property and we will see development happen. When that development comes to fruition is contingent on so many external factors that even the developers involved would be stupid to throw out delivery dates. Now all we need is for someone to sneak into Gensler's or HOK's office and find one of their site massing models for the site. You know an intern spent their summer on one......
  20. slightly back on topic, i heard the hotel was supposed to open in early October. They look nowhere near close to done!
  21. project is NOT temporary. I work for a general contractor that thought about bidding on the thing, we had people at the prebid. This is designed to be a permanent structure. With that being said, there is a good chance this thing doesnt get built. Their schedule is too tight and their budget is too small. It has already been put on the market once and NO ONE bid the stupid thing. My guess is that they take bids, its over budget and then it goes away for another 6-12 months.

  23. This is a really beautiful building, it is striking to me how reflective they went on the glass. All the other new towers in the area have see-through facades (3009 Post Oak, BBVA, BHP, etc). I am curious if we are getting back to the mirror facade trend and if it is being driven by energy performance requirements?
