  1. From what i understand a lot of the big design firms subcontract out the rendering work to companies in China. My guess is this is an example of that work.
  2. There is no chiller on the roof, it is a cooling tower. The cooling tower will probably come down with the building.
  3. Its almost like the scaffold screening gives this whole thing a funeral vibe!
  4. From what I understand they had a contract for parking X number of cars that couldn't be broken. This is the solution that allows them to demo half the building and build the new garage, then demo this structure and build the tower.
  5. More than anything this is just poor planning from the contractor. On many projects in this kind of area you would want to have scrubbers on your crane and build better privacy screening.
  6. Tower cranes are allowed to freewheel when not in use. Wind can put major stress on the crane so it is allowed to act like a weather vane when not in use.
  7. We try not to put cranes in elevator hoistways. It is a huge pain in the ass when you are trying to get the crane out of the hoistway at the end of the job. There are also a few other factors that affect the location, but the simple answer is that whenever possible it is better for the crane to be outside the building rather than inside.
  8. From what I have understood the final investment decision has been slated for Q3 of 2014 not 2015. I think one BIG issue that some people here are missing is that the decision to build here or there is a big decision that isn't made in reaction to small events. This tower has been on the drawing boards at HOK for a few years now and Chevron has been planning it for even longer. The economics of building are resolved well before a building gets to this level of design. It would be highly unusual for a company to pull the plug on something that is this far designed.
  9. This is a really cool phase of the project that they are in right now. Basically they are moving the valet parking service into the short part of the building which will allow them to get started on the big demo. between this one and 609 Main we are going to have some exciting demo going on downtown during 2014.
  10. I am not sure if this is the right place to ask but I need help finding a report that I saw in one of the post on the Going Up! page. It was a market forecast report created by a Law Firm. I cant remember a whole lot of it but it did cover commercial office, retail, and industrial market segments. Can any of yall help me find it??? Thanks!
  11. This isn't a problem of budget, rather a problem of cash flow. This project is critical to the future of their operations, they will likely start sooner than one they announced. In the meantime look on the bright side, this does allow time for redesign!!!
  12. A few notes: Chevron has delayed the start of this project for multiple reasons, one of them being to allow more time for the design. The tower will get built, there have been 0 discussions regarding cancellation. The height of the tower was increased shortly after the project was awarded to the GC. (they added two floors)With the additional time for design there are discussions regarding the desired height for the tower, nothing is currently set in stone and anyone who throws out a height figure right now needs to understand that the height of the tower is FLEXIBLE with the start of construction pushed out.
  13. I do need to be clear the slopped cantilever is only a few floors. That being said depending on how they conceal the steel columns it could look sweet.
  14. I am not an architect so let me try to describe this thing.... The tower has to vertical setbacks on two sides of the building. All four faces of the building have a slight curve to them (there are no straight sections). The coolest feature IMO is that the tower is smaller at the bottom. The lower few levels (i think its 1-3) are setback from the upper floors by 10-15 feet. There is a gentle slope up which will give a very cool view from the ground. Seeing 49 floors cantilevered above your head should be pretty cool. The podium portion of the tower will be crazy cool. It seems like this section is still in flux but everything that I have seen is awesome.
  15. The renderings that I have seen look really good, unfortunately it is very unlikely that you will get to see them before chevron wants which could easily be mid 2014......
  16. I like the fact that they are using stone on the facade, better looking than a glass box!
  17. most everyone with access to renderings are under NDA agreements. What we really need is a disgruntled intern at HOK.
  18. This conversation is downright hilarious. Chevron has already selected a Contractor to build the tower. Design is well into the Design Development Phase. They have already added to the scope previously discussed here. If anything happens to this building it will only get taller.
  19. From the Press Release: Skanska is selling the office property at 3009 Post Oak Boulevard in Houston, Texas. The selling price amounts to USD 112 M, about SEK 730 M and the buyer is Post Oak Building LLC, a subsidiary of the anchor tenant alliantgroup. The transaction will be recorded in the third quarter 2013. The 3009 Post Oak project is Skanska’s first completed commercial development project in Houston. It is a twenty story, 28,000 square-meter office building with 12 stories of office space sitting atop an eight story parking garage, located in the premiere Uptown/Galleria submarket of Houston. The building is LEED pre-certified at Platinum level and includes high efficient glass façade, energy recovery wheel and occupancy monitoring systems that focuses on maximizing energy efficiency and operational savings. In addition, the building has a sophisticated lighting control system for the office and garage areas as well as water savings with a rainwater collection system used for landscape irrigation.
  20. The building just sold. Hopefully this is positive news for their other projects moving forward.
  21. On the topic of other land available in the area, I have heard that the property just north of the Skanska project is currently for sale.
  22. One of the elevator subcontractors that I work with told me.
