Amlaham
Site of the old Luby's. I tried to research "The Haig & Hien Papaian Trust" who seem to be the owners, and they own the restaurant "Savoir" in the heights.
Ross
2730 is the former Exclusive Dance Club site that's in the North part of the building. Luby's was 2726, the South part of the building. The trust filed a lawsuit to evict the dance club.
Amlaham
I assumed it was the entire site since the map shows the old Luby's and pinpoints the center location of the building.

For HCAD, the entire property is a single parcel. For addresses, though, it's more than one. Here's the HCAD interactive map: 1

River Room will be a poker room / social club. As mentioned above, it will be located at 2730 Fondren Rd. There's a website with a video model of the space. Also, there are recent job listings which seem to indicate this could open soon. From the job listings: "River Room Social Club is Houston's newest luxury destination for big poker action, large tournaments, events, good drinks and eats. Our grand opening is this Winter 2022..." https://riverroomtexas.com

IntheKnowHouston
It appears a different concept is planned for 2730 Fondren Rd. A poker social club named River Club opened in the former Luby's space. However, it closed in August, according to its website. A recent inclusion to HPH Holdings' website indicates owners have plans for a bar and club. The owners behind Savior and Patton's are planning to open Kyo. It's billed as a luxury nightclub and restaurant. More about the property and concept from HPH Holding's website: HPH purchased this former Luby's building and has completely remolded and converted it to a high end hospitality establishment. Sitting over 3 acres of land, this 18,000 sqft building will be launched as a luxury nightclub in Q1 of 2024. https://hph.godaddysites.com/kyo Edited September 20 by IntheKnowHouston
