Dakota79
6-story condo building. I just looked at Google Earth and that little neighborhood is so cool looking from the above. The Hines building isn't finished in the satellite image.

Urbannizer
http://www.houstonchronicle.com/business/real-estate/article/High-density-develop-continues-in-River-Oaks-area-6567290.php Batagower said the demand for luxury housing and boutique office space has been proven in the small enclave. The new 14-unit project will replace a midcentury apartment complex on the site. Developers of the project, dubbed Revere Park at River Oaks at 2406 Mimosa Drive, say it will create a "pedestrian realm" with trees and benches along the sidewalk. Prices will range from the high $900,000s to more than $2 million. "I love that location. It's going to do very well in any economy," he said. "There is an appetite for that type of development."The area has been experiencing new high-density construction, replacing the stock built in the 1950s and '60s. In the 1980s, townhomes were first introduced to the area and began to replace single-family detached houses on Mimosa and in the surrounding area. The Huntingdon, a 34-story building on Kirby Drive, was built in 1984."The developments are very vertical and very high-end," Batagower said. "It's a neat type of high-density use."
db650
http://www.bizjournals.com/houston/news/2015/10/12/new-condominium-project-to-rise-in-river-oaks.html This article suggests it's 8 stories. The rendering shows six plus one level of parking. I think there might be a level of parking underground as well.
lockmat
I'd expect a building not so ugly for that price range. Hopefully it's just a bad rendering.
db650
Variance request deferred for two weeks. Three neighbors spoke out against the variance request, citing a variety of issues including being out of character with other new developments in the area (e.g., Winfield Gate which is only 4 stories). The funniest moment came when a neighbor cited the applicant's petition that indicated one odd benefit of the variance request: it would better connect pedestrians to the development, allowing them to look into the building. The neighbor speculated what this might mean in terms of bathrooms.

Montrose1100
I'd expect a building not so ugly for that price range. Hopefully it's just a bad rendering. It's the style RD tries to accomplish, but fails miserably. Of course this is just a rendering. Final product will be diffferent but likely better than an RD project.

db650
Unbelievable--the planning commission denied the variance request for a smaller setback. If you watch the film, it looked like there was one strong commissioner against it who lived in the neighborhood, then the others looked at each other and gradually put up their hands following each other to deny the variance request. The current residents argued the building is out of character with the neighborhood which is crazy. The 30+ Huntington is around the corner. The six story Chateau 10 is around the other corner, not to mention to 17 story San Felipe Place office tower. The applicant stated the project will continue but probably with less parking. I wish they could build even higher.

nativehoustonion
The neighbors are against it because they want to build it 5 feet from the street. They want it 12 feet from the street. But they are just totally against it.

db650
Looks nicer than the previous design. How much smaller is it given it's shorter with different setbacks? And what market will it target? There's already two very high-end buildings not selling very well around the corner from here (Revere by Pelican and Mimosa Place). Will this actually happen?
Urbannizer
The project received the OK to build closer to the street. It's 15 feet shorter and a few less units than the previous proposal.
