  1. I think they are only building the two, but they're large floor plates. The additional buildings are going to be more warehouse/industrial, as far as I know.
  2. Actually, that's false, as the last couple of private-venture rockets blew up on launch. Government seems to be ahead in this race. Also, while you're hating on government, I hope you're appreciating the government-created internet that's allowing you to do so here.
  3. Water wall, eh? Because Hines liked the one out at the Galleria so much...
  4. The picture of the apartments seems to indicate they're not all that old and not all that decrepit. Seems they should have had a few more useful years left in them.
  5. So now we know more than we knew. Given recent hikes in rents, rail-served affordable housing is going to be very much in demand.
  6. But things continue to move in this town. HBJ has a story about a halal franchise from New York moving in with plans for ten stores. Of all the places in Texas, it could only happen in Houston. http://www.bizjournals.com/houston/morning_call/2014/12/nycs-halal-guys-chain-coming-to-houston.html
  7. The problem is oil markets turn on a dime. At least analyst at Bloomberg thinks oil will be back to $80 by Q4 of 2015. Al Naimi is an absolutely unflappable card player.
  8. It's been an education to me that land for multifamily seems to become more valuable than land for office buildings. That's why Westcreek is being developed as condos instead of offices.
  9. Actually, if the next cycle begins around 2017-18, that may still be a reasonably continuous development pipeline.
  10. I think they may be waiting for the market to adjust to the new bounds for oil prices. Stability will allow all the projects to proceed. Especially if prices stabilize around $60 a barrel.
  11. Well, not only does this one appear dead, but now there is an autopsy, courtesy of BisNow: "Peloton announced plans for Westcreek Centre in February—the 21-story, 368k SF development was supposed to be the first office in 34 years built on the inside of 610 in the Galleria submarket. It was slated to break ground in Q4 right next to the River Oaks District, but the land never closed, and the deal is dead. (Multifamily buyers drove land prices too high for office.)" https://www.bisnow.com/houston/news/office/Six-Office-Buildings-That-Didnt-Break-Ground-in-2014-41364#3
  12. Put this in the "some people are just too jaded" category. BisNow closes out the year with this headline: "SIX OFFICE BUILDINGS THAT DIDN'T BREAK GROUND IN 2014" https://www.bisnow.com/houston/news/office/Six-Office-Buildings-That-Didnt-Break-Ground-in-2014-41364#0
  13. So if they tear down all 556 units and replace them in kind, what kind of development would this be (and is it even cost-effective to tear down 556 just to get the same 556 in a different building)?
  14. Top pic for overall skyline is the northbound 610 turn onto 288. If I could avoid killing myself, I'd take a pic, for the good of the order.
