  1. That sign was for the developer, Ancorian. Not sure if the tenant has received financing yet.
  2. Think this is probably a typo - Steve Rogers bought 4720 Almeda (Spanish Village and adjacent lot) a while ago and has plans to redevelop it.
  3. Those seem like trophy properties prime for redevelopment. Fidelis probably just got an offer they couldn't refuse.
  4. Awesome - love the energy in this area. It's pretty much impossible to lease something on the West side of St Emmanuel due to the looming TXDOT shadow. Glad to see something happen here, even if its short term in nature.
  5. This looks to be entirely studios and no parking - should be able to rent these for considerably less than almost any new development. I'm pretty pumped to see some more units in Houston being delivered without parking.
  6. I think it would be tough to expand that building as the expense would be parking which is arguably more valuable than building sq ft at this corner.

  8. I’d say so. Surface parked 1-2 story development versus underground garage with mixed use 6 story building.

  10. They must be making some serious money on bbq to purchase that much land, but it's a smart move as parking gets tighter and tighter in the heights.

  14. The construction will be tough on Lucille's, but if they can get through the short-term, they'll be in a much better place long term. Having 600 customers across the street should boost their business (and other restaurants in the area). This neighborhood is almost entirely comprised of townhomes built in the last 10 years - always a head scratcher when the neighborhood complains about density and gentrification. In regards to traffic, you literally live in the museum district - the next block over is the Children's Museum. This neighborhood is a destination.
  15. Maybe it's a roof top theatre? Can't imagine a 3k sq ft theatre unless that area was only for amenities.
  16. Lucille's. The chef was recently nominated for a James Beard award. Love the yardbird and the Fried tomatoes.
  17. If the gym is open past 6PM, it's going to be brutal trying to park both the gym and restaurant - no street parking on 11th either.
  18. Wow - this will look like a dense little stretch with Alliance building another apartment across the street.

  20. Just heard from someone in the neighborhood that there was quite a bit of activity on site today and ground breaking should be announced shortly.
