  1. Taking over the old pharmacy building next to the Morning Star Senior Living apartments. Architect - https://trendarchitects.com
  2. I am sure this is somewhere on the going up, but I couldn't find it. Does anyone know how tall the new complex will be? I would guess Avalon Diner will be next to go.
  3. Noticed this on Loopnet. 2828 Southwest Fwy - Four Points by Sheraton Greenway Plaza https://www.loopnet.com/Listing/2828-Southwest-Fwy-Houston-TX/23923870/ The Property is situated on 2.38 acres (103,569 square feet) of land, presenting a rare opportunity for a developer with flexibility to reposition or redevelop the Property into a different asset type. Alternatively, a new hotel investor will have the opportunity to realize the significant upside of acquiring and renovating an asset in a highly desirable submarket, substantially below replacement cost.
  4. I recall a demo permit for this property a while back. Architect - https://www.georgeallencole.com
  5. https://www.colorfactory.co/houston Color Factory is a collaborative experiential exhibit designed to awaken audiences to the everyday yet brilliant presence of color. This summer, a new palette will be popping up in Houston, featuring work from our favorite artists and creatives. We hope you will celebrate the serendipity, generosity, and discovery of color with us.
  6. Proposed multifamily project in River Oaks on Mimosa Street, near Spann Street. SubdivisionPlatPDF_MimosaTerrace.pdf
  7. I haven't been to Chuy's in a while. My father and I used to come here on our weekly meetups. What does everyone think about the food here at Chuy's? I think the chips are a little too think and broken. I'm not a fan of their house salsa either, I don't like that salsa fresca. I prefer other types of salsa like a ranchero or habanero salsa. Malina's in Bellaire (or Southside Place) has a unique salsa. One of their house salsa has vinegar, or pickle juice added. It's a little tangy! Does anyone else think Chuy's needs a parking garage? Their surface lot is considerably small for the amount of business they bring. Since the pandemic, they also took some of the surface lot for to-go orders. Looking on Google Maps, there is a lot of space. However, it's kind of extravagant to build a garage for a restaurant. I believe, in due time, this parcel will be combined with the retail parcel to the left and sold for high-rise development. It's a lot of space in a high valued area, and single-story buildings will be phased out.
  8. Went to Little Pappasitos of Richmond and Kirby and they said they lost there lease. Walked to Office Depot and Supercuts they said the whole lot will be torn down! They just have till the end of the year. Urbannizer or Subdue have you heard anything?
  9. I searched for a thread in this but didn't see one. The realtor has for years put up all these signs saying it's back. To me, this is certainly a place for apts and GFR. Why, in this market is the shopping center dead except for Amy's Ice Cream and Freebirds? I would post a photo of it but don't know how yet.
  10. Maybe I'm being a bit naive and believing the hype, but Colliers International is putting this site up for sale and pumping it up (as they all do, no?). Maybe it's not as great as they say since they reveal that the property is only 45% leased as of now. Still, it does seem like a pretty good location. It reminds me of nw corner Weslayan & 59 b/c of the gas station on the corner. Are apartments the destiny of this location as well? Is this location really as unique as they claim it will be and truly the last site of it's kind to become available for years to come? I doubt I guess, but it's a place for us to keep an eye on. Property addresses: 2600 Southwest Plaza 3930 Kirby Drive 3910 Kirby Drive http://colliersintlhou.visibli.com/share/4SPSFe
  11. According to my salesman, Momentum Audi is going to be building a new 7-story dealership between Farnham and S Shepherd at 59 (the area behind 59 Diner) -- construction to start sometime in 2012 with completion in 2013
  12. I always see the infamous Nitya Tower while driving on 59. Today I stopped by for a closer look. I do like the outside tenant signage structure. Good use of materials. Leasing is done by Texas Overland. The building has some cool lights on the exterior facade.
  13. I've always seen this beautiful brick building while driving on the feeder of 59. I stopped by for a closer look. Looks like the building is dedicated with Jesse H. Jones Memorial American Red Cross Building
  14. I've always wondered about the business Bar2200. Anyone ever been? Looks kind of gaudy. The office tower has building signage for the Mattioli Lasik Vision of Mattioli Vision Professionals by IQ Laser Vision. Took these photos today.
  15. There was discussion about this 1.87-acres of land in the Hanover River Oaks thread. Fresh on Loopnet, listing created yesterday. https://www.loopnet.com/Listing/2801-Kirby-Dr-Houston-TX/21177891/ Approximately 4,500 SF building with three drive-thru lanes on 1.87 acres of land.In the highly desirable Upper Kirby District between Westheimer Rd and Richmond Ave. Available January 2021. Will consider dividing building. Do not disturb occupant.
  16. At least Bed Bath and Beyond are sitting on a corner lot on a large tract of land on two incredibly busy commercial streets. That property is priceless. They need to sell that property and move on.
  17. Midway is planning on redeveloping the current Levey Park on Richmond between Eastside and Wakeforest into a mini CityCentre-type development that will include a 16-story office, lofts, retail and a park. i've heard additional development is possible as well. renderings should be floating around soon i'm sure.
  18. I was reading the newspaper The Houston Post dated October 30, 1921 and noticed a public school on Westheimer Road called John Smith School. I then found a library item that has more details. 2503 Westheimer Houston Forum of Civics of River Oaks Garden Club. Built about 1880 until 1920 The John Smith School. Restored in 1927 by Will Hogg. A memorial since 1942 to Will and Mike Hogg. Gardens added in 1955. Open to public. I just looked on Google satellite. The River Oaks Garden Club Forum is still there! Do they own that whole parcel? Can't even imagine how much that RO parcel is worth!! I bet Hines or Hanover could build something tall here
  19. Greetings to all and happy Saturday. I'm a young man still living currently at home, recently finished college etc etc. The time has come to venture out on my own. Primary reason for this is that I live in Kingwood, and drive daily to Meyerland (35-40 minutes) and it is driving me insane. I've paid off my debts, saved a reasonable amount (thank you Dave Ramsey) and am ready to go. I thought it would be a good idea to find an apartment for a year or two and then consider a house. When I noticed construction nearing completion for the Millenium Greenway on 59, I got really excited. Internet searches on properties in that area showed reasonable rates, and that particular area is both close to work and exciting. Finally a week or so ago the Millenium released prelimary rates, and it was a punch in the stomach. Basically I really want to find an apartment complex that is relatively new and relatively upscale. Maybe it's the wanna-be yuppie or Kingwood snob in me, but I'd like to spend a year or two living in a "nice, modern" place. Searching apartment review sites and the lot, it seems that those places are only sounding boards for disgruntled renters and paint very negative pictures of practically every building. Then the ones that do seem resistant to negative feedback, their rates are through the roof (Museum Tower, Parklane). I have a roommate option, so my budget is < 1000 for a 1BR and < 1800 for a 2 BR. To all you seasoned renters out there, do you have any wise words for someone becoming more and more apprehensive about the task at hand? When a website lists rates like those the Millenium released (starting at 1250 for a 1BR), are there usually specials involved which will lower those to more justifiable levels? If there are any property recommendations I would very much appreciate it. Browsing this forum has taken me to a number of properties, and I was intrigued by the Lofts at Hermann Park/The Ballpark, some of the Alexan properties, etc. I should be touring some of these places, but I feel like I could be pressured into something foolish and don't want to jump at the first offer that appears attractive. Thanks for any advice.
  20. There's that small retail center near Lamar High School that's located at 2802 Westheimer Road. In between River Oaks and Upper Kirby. Old Loopnet listing: https://www.loopnet.com/property/2802-westheimer-rd-houston-tx-77098/48201-0121150000018/ How is that fancy restaurant called Relish? It's been there forever but I never tried it. https://www.relishhouston.com/
  21. I didn't see a thread about this cool, 1950s, office building designed by Neuhaus & Taylor. Thought I would share information. Only a matter of time until it's demolished for something more modern. Also a Gerald Hines building! Very cool.
