Triton
Man, this market reminds me so much of The Embarcadero market in San Francisco. Quite an incredibly cool place, especially with the farmers market that opens up on Sunday there. Houston just keeps getting better and better. Angostura
Admirably ambitious, but I don't know where those people are walking to. There's nothing else anywhere near this place.

There's nothing else anywhere near this place. I was thinking that too. With Embarcadero, I don't think there's even parking anywhere there because you can walk around anywhere from there along the San Francisco pier... this on the other hand, would require you to drive and just walk around here amongst the other warehouses. Maybe in the future this area will be different but not exactly the best place currently.
innerloop
9 hours ago, Triton said: Maybe in the future this area will be different but not exactly the best place currently. But it's changing. That apartment complex to the east has been there for a few years and I guess the Somerset Green development is moving along which is only .6 of a mile or a 12 minute walk away according to Google maps. Perhaps they're counting on some of those older office/warehouse being replaced by more residential.
Angostura
Fair enough. Eventually the big warehouse immediately east of this site will be something else. But there's 600 ft of West Loop right-of-way on the other side, and no real street grid in the wedge between OKR and Hempstead.
Triton
Even if the area improves with apartments and other housing, the walkability of this area is zero. Zero sidewalks. Great distances in between residential areas. It's nothing like the actual Heights area closer to downtown Heights or Rice Village, for that matter. If this were at the downtown Post Office site, it might be perfect... but, it's this location. Just saying, I'm still quite excited but not very central to anything. s3mh
This looks to be more along the lines of Conservatory downtown. The food vendors look to be there to feed people drinking at the brewery. Traffic during the day would be light, but weekends and evenings could be very good. No one walks to anything in Houston. But if the brewery is popular, it could work. Everyone packs it in at Karbach and that is in the middle of nowhere.
Triton
Well I certainly walk to the Conservatory and can walk around in the area afterwards.

Second of all, that's somewhat of a self-fulfilling prophecy; to the extent people *don't* walk it's because it's not encouraged, or, in many cases, even possible. Third of all, how is this not absolutely horrifying? Even with Uber, DDs, etc, youre guaranteeing a decent amount of drunk driving. No, that's not exactly new to this town, but why would we encourage it? I like the look of this development a lot, but I would vastly prefer it somewhere where getting to it by some means other than a car were at least a realistic possibility.

I was just responding to prior posts speculating about whether the development would be successful or not without any pedestrian access. The reality is that if something is worth driving to in Houston, people will drive to it. If I was king of Houston, I would put a development like this in Midtown or somewhere that is more dense with more mutlifamily within walking distance. But the fact that pedestrian access is lacking does not mean that a development like this is not going to succeed.
Triton
No, I wasn't saying whether it would be successful. I would certainly go to this. I'm just disappointed about the location, that's all. It's not really central to anything.

Maybe the Delta Fastener warehouse at 7122 Old Katy Rd won't become a mixed-use with a brewery, food hall, restaurant, and offices. There's a Facebook page for an event space, The Revaire at 7122 Old Katy Rd. It's projected to open spring of 2018. The Grand Entrance Upon entering the property, lush landscaping guides guests to an expansive porte-cochere that beckons them to the front of The Revaire. Encapsulated by decoratively stamped steel awnings, guests are protected from the weather elements as they begin their event experience. A 20 ft. glass front provides an enticing entrance while parallel steel beams continue the contemporary lines into the foyer. The foyer:The GalleryAs guests enter through the 12 ft. mercury glass doors, white walls provide a clean backdrop to the entirety of this 4,000 sq. ft. event space. Our sophisticated lighting installation and decorative wall sconces create a soft ambiance with heightened lighting to suite each occasion. Subtle gold accents are featured throughout the space providing an understated sophistication. The Great RoomWith fluidity in décor and architectural elements, the transition from The Gallery into The Great Room creates an exciting reveal into the occasion’s next chapter. From ceremony to reception or cocktails to dinner, the 10,000 sq. ft. space accommodates guests from 250 to 1,500. Customizable gallery walls included in your venue rental are available to create more transitions within the room or even section off the space completely to create a more intimate event. Sections of natural wood cascade down the walls and intermix with white sound-absorbing panels to provide ideal sound quality for all event decibels. Dimmable ceiling lighting, wall washes, and decorative sconces illuminate the room from all angles adding another layer of dimension. Stained and shined concrete floors add an industrial feel to the regal elements. Private lounges The Champagne Suite This spacious 1,000 sq. ft. suite was artfully designed with a bride and her unique desires in mind. Natural light pours in through the adjoining private garden room while mirrors and soft lighting illuminate the walls from within. Ample seating provided by plush lounge furniture and a custom make-up vanity create the perfect space for a group of best friends. A wine cooler and wet bar provide space for chilled beverages and hors d’oeuvres while a wall-mounted TV streams endless entertainment. Your private bathroom and dressing space provide modesty and a quiet moment to reflect. There will be a whiskey lounge too. This 600 sq. ft. private lounge is the ideal meeting and dressing space for the groom and his wedding party. Complete with an oversized sectional couch, wet bar, wall-mounted TV, and entertainment table, the lounge also has a private adjoining patio providing natural light and an exterior space to congregate. A la carte food and beverage service and packages are available throughout the day prior to the main event. https://www.facebook.com/therevaire/ https://www.instagram.com/therevaire/ https://www.therevaire.com/ Edited October 20, 2019 by CrockpotandGravel

More about the Revaire and the building:Centrally located on almost 4 acres within the 610 loop on Old Katy Road, The Revaire was meticulously designed with a single goal in mind – to create an elegant event space that provides the highest guest experience possible. Constructed in 1942 as a munition factory, the original aesthetic of the building is captured in its 30 ft. steel bow truss ceilings, open floor plan, and stained concrete floors. Completely refurbished, the 25,000 sq. ft. venue now evokes a sense of modern luxury with a timeless foundation. The balance of raw materials, mercury glass doors, and understated gold accents creates a rustic modernity that is the perfect accent for every event and client. https://www.therevaire.com/ Edited October 20, 2019 by CrockpotandGravel

In an interview with Houston Business Journal, Braun Enterprises explains why they nixed their plans for food hall Height Market, planned for the Delta Fastener warehouse at 7122 Old Katy Rd. Braun was originally planning to develop 30,000 square feet of creative office space in the former Delta Fastener warehouse, which it acquired in December 2016, but Braun Enterprises wound up selling that property to a Houston-based events company. In January 2017, two months after Braun acquired the property, A Fare Extraordinaire reached out to Braun Enterprises about leasing the space as an event venue, Braun said. At this point, Braun Enterprises had already invested in an architect and was designing the property to include creative office space, a food hall and other tenants, but the company fell in love with A Fare Extraordinaire's idea for the historic warehouse. "We wanted to lease it, but they were adamant about buying," Braun said. "It was a very friendly transaction." Braun said the company made a profit on the sale, but called the transaction a very fair deal. "We’ve never sold something like that," Braun said. "This was our first time selling something where we didn’t implement our plan. … But we felt like (A Fair Extraordinaire) is the right use there. It's such a neat use." A Fair Extraordinaire will develop an event venue, dubbed The Revaire, that should open in late spring 2018.https://www.bizjournals.com/houston/news/2017/11/16/exclusive-braun-enterprises-under-contract-on.html

More on The Revaire, the adaptive reuse of the Delta Fastener warehouse at 7122 Old Katy Rd. From Houston Business Journal: The team behind Houston-based A Fare Extraordinaire will open an events venue at the site of the former Delta Fastener warehouse in late spring 2018. The Revaire will occupy 25,000 square feet on nearly 4 acres inside the 610 Loop and off Old Katy Road, where it will offer catering and event design services as well as a luxury venue, according to a press release. Owners and husband-and-wife duo, Rachael and Jason Volz, bought the property in August from Houston-based developer Braun Enterprises. Martin Bronstein of BHW Commercial Real Estate represented the Volzes in the deal. The building originally served as a munition factory during World War II, and Delta Fastener occupied it for 30 years more recently. ...Now, San Francisco-based MAK Studio Architects, Houston-based Collaborative Projects Construction and Houston-based Synergeer Engineering are working to redevelop the building into The Revaire. It will feature mercury glass doors, 30-foot black bow truss ceilings, a column-free floor plan and stained concrete floors. On the possibility of Braun Enterprises constructing their original plans for Old Katy Rd to the Galleria: Braun had planned to redevelop it into a beer garden and food court. Late last year, Swamplot reported that Braun had acquired the property in November 2016. Instead, Braun is shifting part of its vision for the warehouse to a building in the Galleria area. https://www.bizjournals.com/houston/news/2017/11/15/event-venue-to-open-at-former-delta-fastener.html
