s3mh
http://ataps1.pd.ci.houston.tx.us/DRC/PC+Meeting+Calendar.nsf If you click on the current agenda, there is now a site plan from the architects (@ page 105-) with the variance request. It does appear to be a mutlifamily project, but you cannot tell how many stories. Looks to be a bit larger than the typical Houston wrap apartment complex. s3mh
http://www.loopnet.com/Listing/19703475/621-Waverly-Street-Houston-TX/ Looks like the developers took a pass on this one. Now yours for only 22 mil.
Angostura
>$60/s.f., but about half of those square feet are in the flood plain. Basically everything except for the paved area on the northern half of the site is in the 100-yr flood plain, which restricts what a developer can reasonably build here. IntheKnowHouston
Posts pertaining to Triten Real Estate Partners' redevelopment of the Swift and Company Refinery (Swift & Co. Refinery) building. The posts are from the M-K-T and The Standard topic. The Swift and Company building is located at 621 Waverly St. It's adjacent to Triten and Radom Capital's M-K-T mixed use development at 600 N Shepherd Dr. https://www.houstonarchitecture.com/haif/topic/31343-m%E2%80%A2k%E2%80%A2t-the-standard-in-the-heights/?do=findComment&comment=541639 On 10/13/2016 at 5:09 PM, andre154 said: Looks like this lot was also on the Planning Commission agenda today... Houston Heights Swift Replat. I'd love to see that building used in any design that's going forward. I'm sure it'd add to the value of whatever is built there. Even building around the Swift and Company building, maybe using the exposed brick walls for a courtyard would be neat. https://www.houstonarchitecture.com/haif/topic/31343-m%E2%80%A2k%E2%80%A2t-the-standard-in-the-heights/?do=findComment&comment=590080 On 4/30/2019 at 2:33 AM, Urbannizer said: https://tritenre.com/projects/swift Triten Real Estate Partners purchased over four acres of land and three original buildings the Heights neighborhood of Houston. The buildings, first constructed in 1909, were formerly a meat packing and distribution facility for Swift & Company. Triten calls it "Swift", and they will redevelop the warehouses on 621 Waverly St. They were built in 1909 and formerly served as meat packing and distribution facility as Freedmen Distributors. Hoping for some industrial lofts on the 4-5-story building and maybe a small grocer. Once these are complete, this will create a semi-contiguous 1.5 mile stretch of pedestrian/bike oriented activity here that will be a new crown jewel for the Heights and the city. Now if they can go ahead and build pedestrian/bike bridge across Patterson and/or Rutland then we will be in business. If anybody has any links or intel on more specific plans for either 501 N Shepherd or 621 Waverly, I know most everyone here would love to see. https://www.houstonarchitecture.com/haif/topic/31343-m%E2%80%A2k%E2%80%A2t-the-standard-in-the-heights/?do=findComment&comment=695548 On 1/19/2024 at 5:09 PM, OnFoot said: Demo work going on inside the buildings at 621 Waverly. TXK
Does their property extend that close to the trail? The current fence is definitely further away from the trail, and there's a ditch/green space/power lines there now where that parking is on the drawing. I don't know enough about how that affects where or what they can put there.
springcityparts
MKT has a long term encroachment agreement with the city to maintain their improvements on the side of the existing project, the part with the wooden wave deck and the crushed granite. The Swift property line is right along their current fence, but the developers already have an encroachment agreement up to the drainage ditch (right up against the trail)
