lockmat
swstig/niche, please explain me This does not seem at all to indicate that a new tower will be built soon. Am I wrong? Approximately 10 percent of direct space is available in JLL’s select group of top-tier buildings in downtown Houston. http://www.bizjournals.com/houston/print-edition/2012/04/27/downtown-dynamics-changing-with-90.html?page=all
TheNiche
This does not seem at all to indicate that a new tower will be built soon. Am I wrong? The bigger problem is that building spec office space remains difficult to finance. It takes owner-occupancy, a lease commitment, or Skanska. The big blocks of vacancy are a problem that would likely be solved in the span of the three or four years that it takes to propose, design, build, and deliver a new skyscraper. The portion in front of the paywall would lead one toward the conclusion of construction happening pretty soon.
lockmat
Yes, the 90 percent leased space is for Jones Lang Lasalle properties, not the entire downtown.
Houston19514
Yes, the 90 percent leased space is for Jones Lang Lasalle properties, not the entire downtown. Relax. ;-) The entire downtown (all classes) is 90.2% leased. Class A space (which is what the article was speaking of) is 92.3% leased.
