Eldridge Oaks: Two Office Towers

I couldn't find a thread on this elsewhere on HAIF, but as usual it's probably out there somewhere.

Eldridge Oaks (Eldridge Parkway at Enclave Parkway) has been announced to have two office towers. The first tower is supposed to be finished in Fall 2009 with 350,000 square feet. Anyone want to guess how many stories that is?

there's a ridiculous amount of office space going up in that area.... eldridge oaks, westchase park, oak park place, etc. the list is quite long. nothing too interesting, but it's as strong a sign of the current economic status in houston as you'll find.

The first tower was completed several years ago, with KBR ultimately leasing a fair amount of space inside. According to a blurb in this November 2011 article from the Houston Business Journal, the second could be on the way in the not too distant future.

Meanwhile, Houston-based Transwestern is working with Kirksey architects on Eldridge Oaks II. It will be the same size as the 14-story, 350,000-square-foot Eldridge Oaks I at 1080 Eldridge Parkway, but it will have a different look, said Carleton Riser, managing director of development and investment for Transwestern.

It will cost $80.5 million to $87.5 million for the new building, which Transwestern hopes to kick off in mid-2012.

“We think the market dynamics out there are attractive,” Riser said. “There’s been a lot of leasing activity.”

"Global engineering company Gulf Cos. last month signed a headquarters lease with Broadshore Capital Partners for two floors totaling 52,148 square feet at Eldridge Oaks, a 14-story office tower at 1080 Eldridge Parkway. The company will be moving from Gulf Plaza, a six-story office building at 16010 Barkers Point Lane, about 2.5 miles away."

Some other information from the piece

-Five additional tenants - two of which are new to the building - have been signed on in recent months which accounts for 74Ksf leased. 

-There are ongoing renovations inside and outside of the building. There will be more emphasis given to the site's location along Terry Hershey Park and it's trail system.

-Once all the announced tenants have moved in, by the end of the year next year, the building should be up to 80% leased. Prior to this most recent round of signings it apparently was only at 27%.

R.G. Miller DCCM to move headquarters to Eldridge Oaks - Houston Business Journal (bizjournals.com)

"In another example of flight to quality in the office market, civil engineering firm R.G. Miller is moving to a newly renovated office tower in the Energy Corridor.

The firm, which was acquired by Houston-based design and construction management company DCCM in 2021, signed a long-term lease for 28,791 square feet at Eldridge Oaks, a 14-story office tower at 1080 Eldridge Parkway."
