  1. Funny but the top floor  terraces on the right side of the renderings were cut back to one door wide instead of a door and window wide. Plus no Garage entrance to parking on that side---Wonder why?

    I actually believe this rendering is from another side. Just wanted to give a general comparison between the rendering and the actual development.

I gotta think there is more going up this year than went up last year, even if the things started last year, it LOOKS like more is going up this year than last, I wonder if this will be the best year since say 1985 or 1986 when the last deliveries hit the market before the 35 percent vacancy rates and the empty Phoenix Tower article near Greenway Plaza in the New York Times -  if the metric is total square footage, total commercial construction value, or something along those lines.

     

    Based on all the economic reports I've seen for Houston, they indicate that based on the trend lines the city will peak in construction from late 2014 into somewhere late of 2015. Now of course, trend lines aren't always correct. Price of gas can plummet and skyrocket. The Fed's quantitive easing can have some impact. Quickly rising home prices can put a damper on all the single-family construction. However, single-family construction is well below the historical norm. Annnnnnyway, I think the Houston area can support a couple of more years of good solid construction, but anything after that and you could be dealing with a Spain-type situation of overbuilding... that's well off into the future.

  3. That must have just been launched! I've been searching "campus vue" on google every week.  :lol:

    So if they are going to tear down the building on the west side, it makes me wonder how long the east side building will be able to last.

     

    Edit: Whelp! This apparently is so brand new that the email hasn't even been setup yet. I got a postmaster error indicating the email address doesn't work.

    No, they are just put in there. I guess to give the rendering a downtown setting. Not sure why you just wouldn't use the real thing.

    I just don't think the rendering is 100% accurate. The colors that are being applied don't match the colors in the renderings that we've seen. Unless whatever they are applying isn't the final product...

  5. I sure hope that this will have an urban design, but I'm a little nervous looking at their current projects. They all look like the generic suburban hotel except for the Downtown Holiday Inn renovation and the Galveston hotel.

     

    I highly doubt it will look urban. Think of it like the Holiday Inn Express on the eastern side of downtown on Bell St.

  6. There's A LOT of activity going on there today. You can also hear a lot of "rumbling" going on inside... not sure what it is. They have the fences open at the garage, the front, and even on West Gray.

  7. Does UofH still have a master plan to someday shut down Cullen to bridge the gap between the campus and the stadium? I thought they always had the idea to make a promenade down Cullen or something similar to it.

    From what I've been told, that is still in the works but is many many years away. The idea is to improve Cullen now rather than wait for the street to simply get worse. Uofh is all about image at the moment. The master plan is to shut down that portion of Cullen between the stadium and the rest of campus, build future classrooms and housing there, and eventually have an interior bus route closed off to public traffic and have it circulate around the entire campus.
