  1. The County isn't responsible for roads like 288. That's a state road. Same thing with FM roads.

  4. This is what happens when you refuse to negotiate deed restrictions with your neighbors and convince the city to impose historic districts instead. If the proposition fails, I will be writing my legislators to urge them to allow a city wide vote, since this decision affects more than the Heights.
  5. Convince the Legislature to raise taxes so there's non toll sources to pay the construction costs.
  6. They didn't raze the church, it's still there. They razed one of the auxiliary buildings that was structurally unsound, and could not be renovated with the resources available to the nuns that own the place. I suppose that any structure can be renovated, since anything can be done with enough resources. However in the real world, there are limits. A structurally unsound building with an interior layout that isn't amenable to reuse is more likely to be demolished so the organization that owns it can proceed with their mission.
  7. On page 25, the plan mentions removal of the Smith Street bridge. I think they mean removal of the Congress Street bridge, which would make getting to the Post Office redevelopment more difficult. Removing the actual Smith Street bridge would make getting into Downtown off of I-10 nearly impossible.
  8. Awesome bit of over reaction there. Thanks for the laugh. The old building was pretty darned attractive. Sadly, it was not suitable for renovation, due to condition and economics, and, as others have mentioned, no one stepped up to fund a total gut with facade retention, so it got torn down. Would we be better off with the building? Perhaps, but I have been pretty consistent in my belief that it's not up to me to impose my aesthetic preferences on property owners who aren't subject to deed restrictions they voluntarily agreed to when buying the property, or at some later date. That was my main objection to the historic districts, and to any ordinance that imposes requirements that aren't related to public health or life safety of occupants. I've held this view for a long time, going back to the outcry that arose when the County proposed demolition of the Pillot building back in the 80's.

  11. Where else would you have the workers at the Medical Center live? It's not like they can all afford to live in town, especially if they have kids, and HISD doesn't have enough schools to handle an influx that large. And, even if they wanted to live somewhere near work, say in the Third Ward, Garnet Coleman has worked very hard to prevent the "wrong people" from moving there by tying up land via the Midtown TIRZ, and preventing "gentrification".

    I live inside the Loop in a relatively small house, and prefer a campus style environment to a downtown highrise. The campus settings are more relaxed, more pedestrian friendly, and have better amenities.

    The suburban campuses are far better and nicer than any downtown high rise could ever hope to be. More flexible as well. Downtown isnt the end all, be all location.
  15. I bet the City of Bellaire will be thrilled to lose $60 million+ in property values. I noticed that Chevron tore down the historic Texaco lab building on the corner of Rice and Fournace. That was the initial structure on that site.
  16. So, you are effectively saying that your judgement is superior to the judgement of the folks who are actually willing to risk their money on an actual development. I suppose that if the sort of effete snob development you want failed, you would be willing to make the people who lost money whole. I bet the proposed development has full parking lots once it's completed, with lots of cars from the Greater Heights area, owned by people who are thrilled they no longer have to drive to more remote centers.
  17. Why can't HEB just buy the property themselves? It is beyond stupid for the City to risk scarce tax dollars by acting as an intermediary in a commercial transaction.

  19. I'm just not in favor of making a property owner risk money for the sake of my feelz. I really don't give a crap what other cities do, they aren't Houston. And, yes, I've been to many of the major cities of the world, and lived in several.
  20. How much are you personally willing to invest in opening a retail establishment in that location? If you aren't ready to invest, why do you want to force others to do so?
  21. With Wells Fargo, I never paid an international fee, just the non WF AT fee. It varies from bank to bank. It is good to warn the bank so they don't cut you off for suspicious transactions.

  23. In the meantime, Chevron is paying taxes on the vacant land, about $637k last year, while the YMCA paid nothing. So, the property is generating more revenue for government, even as it sits empty.
  24. It is easier to build new multifamily on the site of existing multifamily, rather than trying to buy an entire block from 15 different owners.
