  1. It seems like Montrose has been for atleast 7-8 years. I just remember going to Daiquiri Factory in high school/college and it will still really shady. That was probably in 94-95. But everytime I go home, the area has some new buildings with signs that say "For Sale, Starting at $250,000+". Just like Dallas. I just hate when I see those old homes, that could be rehabed, torn down. It seems like such a waste. There is history in those homes and so many others.
  2. Hey, nothing wrong with being affluent and pretty. That is a joke. Either way you look at it, people are starting to discover the joys of being close to the center of the city. Houston is seeing it and so is Dallas.
  3. I don't know how you can say neighborhoods between 610 and Beltway are slums in the making. Absurd. So I guess all of those homes in Memorial and Tanglewood will be filed with vagrants soon?? I needed a good laugh today.
  4. Most agencies that I am aware of are out of bond money. Typically, towars summer and the end of the year, money is hard to come by. You really do have a ton of options. For someone buying a home for the first time, it can be overwhelming. For the most part, your broker or builder will be an excellent source. Just make sure you get good references on both. I hate to say, but there are a lot of brokers that just want the green. Much will also depend on your FICO score. If you want a full 6%, either have a 680 or better or go FHA. You can still go 6% with less than 680, but typically you are going to have a higher rate.   8. LOL. I watch HGTV and Fine Living just about everyday. I to am amazed at how much people have to pay to get something "decent". No way, Southern Cali is great and all, but I would be living on the streets. Oh, What You Get For The Money on HGTV is also a great show that always blows me away.
  9. Personally, I prefer Oaklawn. Just prettier (North of Lemmon) and feels a little cleaner. South of Lemmon (Where the bars are) is still going through a big transition. In 2-3 years, I really don't think it will be the same. I think Montrose is going through the same thing. Gentrification is happening because it is so close to downtown. The only negative I see in this appears to be that the neighborhoods lose their identities. Oaklawn and Montrose have way too much history to be lost to the tides of progress.
  10. Every piece of literature I read seems to suggest their is a correlation between drugs like crystal and unsafe sex. I think a lot of this behavior is also some sort of backlash against all the messages we have been bombarded with over the last 20 years. I think some people get to a point where they say "enough already, I am doing what I want to do".
  11. Having grown up in Houston and currently residing in Dallas, I would have to say Dallas has a better selection of stores. My sister owns a store in Houston, but always comes to Dallas for items and looks. For some reason Dallas tends to be a little ahead. I personally think Austin has just as many good stores, you just have to find them. Also, Dallas has a better selection of home furnishings stores. A lot of this can be contributed to the fact that Dallas has the huge market center and Design District. They have market a few times a year that draw buyers and decorators from all over the country. Most Houston designers either travel to Dallas or LA for the best items. Don't forget cocaine. It is almost to a point where it is out of control. I see people strung out all weekend. We are not talking shipping clerks or retail works. Doctors, lawyers, bankers, it is all over. I volunteer every other weekend at a center here in Dallas and I am constantly amazed and saddened by what I see.
  13. I think Chuck Davis Chevy should still be around. A friend of mine from high school, his family owned the place. His dad used to bring home some pretty sweet cars for a few days. Probably not the wisest decision with a bunch of high school kids salvating over the keys.

  16. I am kinda over the whole Dallas v. Houston thing. I grew up in Houston, after college moved to Dallas. To me, they are both great cities that have excellent futures in store. First and foremost, we are Texans. We should not be bashing each other like this. We are better than that.
  17. I have been going to Thai Pepper since 1988 or so. One of my favorite places to eat and relax. Something about the interior adds to the overall effect. Nit Noi also deserves kudos.

  19. I agree. I believe many think just because a building goes up we should be excited. How many buildings are there all over this state that serve no asthetic value? I do believe Dallas has an awesome rail system. I ride it a few times a month to head downtown. Houston's system just seems to go to a few places and that is it. I really wish they would establish lines that would run to Clear Lake or The Galleria. How great would that be to hop on the train and travel from downtown to The Galleria without getting in a car? They say Houston can't support a sub way system, but if the Dutch can do it in Amsterdam, so can we.
  20. After living in Houston, Austin and now Dallas, I would have to say that there is a problem that people don't want to discuss. I do see this city as racist, but from all perspectives. You have the wealthy Northern suburban areas versus the economically challenged areas of South Dallas. Nothing is going to change until South Dallas is brought back to its former glory. This is going to take the work of the community and the community leaders. It is my belief that some in the South Dallas community would rather bicker and stir up the hostilities than actually coming to the table and discussing the larger problems at hand. Dallas is a great city with great citizens, hopefully any tensions can be rectified in the very near future. Before I forget, the incident on Lower Grenville was not a racial incident. Just drunk adults, something you would see in downtown Houston on any weekend.
  21. A young guy from Dallas no less Has nothing to do where the person is from, has everyhing to do with that persons view of history and architecture. I personally think it is sad that someone would want to demolish such a grand home. I am so sick of seing this happen in Dallas as well as Houston. Great old homes being torn down for the next McMansion. Ugh.

  23. The Four Season's downtown has condos. Has had them for a long time. Get ready for this as well, a new trend that every major city is starting to see.
