  2. it's so watered down now and with people funneling kids to certain schools, you can easily win.... at one time, you were laughed at if you played at Katy as it was considered a small town with average football...I remember in 88' watching them in a playoff game against my old school, wasn't even a battle....Katy got good pretty fast due to growth but when more schools opened, they remained good as families now purposely move into their zone to be competitive as for Tomball, if there's no system for 3,000 kids why do you think it'll work for a new school? It may get worse as they'll have to battle small towns every week with traditions
  3. had a chance to stop by the new Krogers in Shadow Creek and the new HEB off 518...I prefer the Krogers much more compared to the HEB as the HEB was too chaotic and bunched up while the Kroger was laid back and spacious... once more people find out about Kroger it may change but they have my vote now.... when will the Luby's open?
  4. Here's the problem....people let these developments come in an area and take everything down with it...did anyone object in the 70s when they built tons of apartment complexes? Look at Fondren Sw, those homes off of West Bellfort behind Picadilly's will never sell for what they are worth due to all the apartments....is there anything on record as to why these wealthy folks allowed so many developments to be built directly across from their homes? I grew up across the tracks near Hillcroft and the Beltway on the Fort Bend side...one thing I can say is we've successfully avoided multi-family housing options since I've been alive for whatever reason....when new developments come, it's been single family homes with New Quest buying land at these major intersections, it's makes me nervous but we've avoided it... however, look at Mission bend, an area people left my neigborhood and Sharpstown for only to be thouroughly dissapointed with...that trend will continue towards the Grand Parkway...

Allen High School (North of Dallas) refuses to build a new school to remain competitive....Southlake Carrol also and it's no coincidence they are always playing December football closer to home, Fort Bend ISD is a prime example of overbuilding only to have it bite them in the butt in the 90s...once a school hit 2,800, they passed a bond to build another new school, etc., etc. Now you got schools 5 miles from each other with declining enrollment as growth projections never panned out..as a result of declining enrollment, you got a bunch of wasted real estate and programs that are a shell of what they used to be due to jumping the gun
  6. What exactly happened to Austin? Can't say it was due to blacks as they never really populated the school..what event caused the school to shift from white to heavily hispanic? My parents have said alot of times, hispanics were counted as whites in the classroom during integration but what is it like that at Austin?
  7. it's been 13 years since I was 17 but if a girl went to Chilis back in the 90s you was in......lol Pappadeaux's wasn't even in the equation but it was good for prom night if anything... now, I don't know what these young females want but from watching my siblings, they don't seem to value fine dining unless it's a "name" place... best shrimp in town is at Christies off of Westheimer....hands down...fish is fresh, the shrimp...man...

  9. all the chain restaurants are only a mile away on 518......so they will have to blow the masses away on this project...but they can't get too high end and snobbish as the chain restaurants and retail stores uaually draw people to these areas....remember that fancy mall in the galleria area a decade ago that struggled and closed down? Houston isn't your typical high-end market...even The Woodlands knows its roots for the record, the cheesecake factory is severely overrated...what makes that high end? If you don't get a private booth you sit in a long seating with stangers that hear everything...
  10. it's a business park off 288... the singles only thing isn't such a bad idea using hindsight.....but at time, Chicago Housing went under fire for funneling minorities into housing projects so they probably tried to avoid lawsuits... you would think families would stay out of small apartments but the welfare system encouraged that kind of stuff
  11. it's what's taught in the house will determine future success.....I never stepped foot in a private school but I had a good foundation in elementary and from my parents...

Let me see.... 3rd ward was white....didn't feel safe so they leave for south park south park was white....didn't feel safe so they leave hiram clarke was white....didn't feel safe so they leave greenspoint was white....didn't feel safe so they leave aldine area was white....didn't feel safe so they leave missouri city was white....didn't feel safe so they leave 1960 area off of I-45 was white....didn't feel safe so they leave Humble was white....didn't feel safe so they leave Antoine area/Inwood Forest was white....didn't feel safe so they leave see where I'm going? How far can we go? Your never going to live in a utopia? As for the Woodlands Mall...technically...across the highway behind Home Depot is another world back there that suburban development has infringed on.....if they decide to reclaim the land where will you go? and ok....speaking spanish in the house means what? Hispanics (of brighter persuasion) traditionally will identify with the anglo culture as opposed to their darker counterparts and if you feel safer in the woodlands countryside instead of an area that's a little more diverse and related to you...so be it...
  13. if a fight breaks out at the Woodlands? What do you do next? leaving areas at the first sign of trouble starts white flight all over again...last thing we need in Houston once again

  15. I used to frequent that area before I was shipped out of Houston for my job....so the old Mobil is gone at the corner of 34th? I used to frequent the chinese fish market next to the foodland on ella but was mad when it burned down as they had the best shrimp fried rice in the area..it reopened as a fullscale chinese restaurant I think but I never been in it since it reopened... I also loved the shipley's...best I've ever eaten

I knew some Wuthering Heights folks but they moved in during that time and still remain...a neighborhood that has remained nice is off of Hiram Clarke and Allum and Player Streets... when did the Aristocrat Apartments come to reality off of Airport? That's the worst eyesore in the area...who approved that? Sterling and Madison basically opened the same time and had the same fates..both changed demographics in the 80s as the original residents moved further out...oddly enough, Madison's enrollment has grown due to the influx of hispanics and new homes off of Orem while Sterling's has dropped due to Pearland's growth
  18. wasn't Madison primarily white when it opened liked Sterling? Then they migrated to Fort Bend and opened Willowridge and so on and so on...
  19. i lived in the parking lot of willowbrook mall for 3 years from 2003 to 2006......never felt safer...now I don't know what's out there now but as a single male I never had any problems with crime whatsoever..... I frequented 249 up-and-down as I passed through acres home on the way from 290 or 610....its how you carry yourself is that image you portray if your scared...say your scared...
  20. I hate to say it....but as a black man myself in the era of gentrification, whites will continue to get those looks as you can see how the area of 3rd and 4th ward has changed..
  21. why not? Each of these "master planned" neighborhoods have ways to get in there.....the back of shadow creek is an example... Rodeo Palms intended to be a high end community but realized the market is not out there for that type so they sold their lots to mainstream builders... not sure of pearland's zoning but mock my words, those type of developments will be out there to make a quick buck...there's a reason why the tax credit apartments pop up on all sides of town
  22. mlk, cullen, scott stop at 3rd ward....pull out a map please..... it's natural movement....developers are greedy and will build affordable housing by any means necessary in certain areas which makes it easy to move out there.... technically...the I-45 north folks have migrated north to Spring and 1960.....
  23. again...MLK, Cullen and Scott will all flow freely into 518.....if you fear the natural growth, you may as well start looking past Angleton for the next getaway community......

I don't need a real estate license or a Phd in rocket science to know anytime you build a new, shiny neighborhood with homes ranging from low to high close to minority neighborhoods, growth patters will follow that way... it's been going on in Houston for decades...look at these patterns below towards Pearland...Ray Charles could see this coming WHITES (began and migrated to) South Park (inside 610) to Bellfort (Crestmont area) to Telephone Road/Fuqua (Gulf Meadows) to Pearland BLACKS/HISPANICS South Park/Sunnyside to Bellfort (Crestmont area) to Telephone Road/Fuqua (Gulf Meadows) to Pearland or 3rd Ward to Missouri City to Pearland any a major street that cuts through a major africian american area, we will follow.... Cullen is 518 and ends in Pearland 2234/McHard is in Missouri City and ends at 288 but will eventually run all the way to Pearland uninterrupted MLK will run all the way through along with Scott.... why run?
  25. what they fail to realize also is that "old" Missouri City is only 8 or so miles away and they possess alot of spending power out there as there was no where to go (Malls that is) except to Sugar Land or the Galleria....Pearland opens up, you have another 20,000 people to the west off 2234 you have access to... also..Pearland is south of South Park, Sunnyside, etc....those areas have people but there is a lack of commerce out there with Gulfgate being the closest.....it was bound to happen
