There is a Metro stop at that corner on San Felipe. It may also cut of traffic noise and having to stare at backed up traffic when they arrive to drop their car off.

I am more surprised that it is not an industrial unit that and the utilities aren't covered in their HOA. For a place that nice, with what I assume is a very high HOA, I would expect utilities to be included. I have seen this at condos that were much much much cheaper than these units.

They are geotechnical crews. They test the makeup and compaction of the soil. This will let the builders know what type of foundation support is required for the type of project.

Wow that post-industrial building is amazing. Save it for the beautiful support structure alone. It looks like it is being worked on and could turn out nice. The renderings had me thinking this place looked a lot different then it does but maybe it'll be closer to that in 3-5 years.- 196 replies

The parking podium had a little more detail to them on this angle in the rendering. Looking very RD. I know the West Gray and east side are better but the west side is bland.

Such agreements are negotiated to ensure that a developer delivers community benefits, like hiring, inclusion of affordable housing or funding for community programs, in exchange for residents’ support of the project and developments in or near their community, according to the Kinder Institute for Urban Research’s Third Ward Policy and Program Landscape Report. This main thing I could see helping is the hiring part. If this project displaced houses or other community centers then I get it but this is taking away Sears and surface lots. The benefit is pushing out drug dealers. Though who knows where they will chill now. Fiesta would have been seen as a loss but the new HEB in the Third Ward should help offset that for residents.

I lived by this corner for three years and this is amazing. The corner is a mess and ugly. Went to the Specs and Half Price Books there all the time. Even the emergency center a couple times. It is such an ugly corner and this would really help. Now fix the Valero corner.- 697 replies

I've been to that recreational area a few times. Usually I see kids hanging out there during school hours screwing around, once a guy smoking a joint with his toddler, and people just sitting in their cars.
