I wonder if they could do a similar incentive for retail - something like a sales tax break on all groceries or dry-goods sold. (Yes I realize the grocery basics don't have sales tax but prepared frozen food does, toilet paper, etc - things that Phoenicia doesn't have anyway)

That would make sense, but it is such a strange name for that TIRZ, and is the TIRZ the one financing the Dallas retail corridor renovations? I wonder what condition the Days Inn is in - whether it would be worth renovating, or if I get to watch a nice demolition Sunday morning in the future. -

http://www.houstontx.gov/ecodev/tirzmap.pdf Huh. Looks like there's not a downtown TIRZ..there's a market square one, an east downtown one, and a midtown one. The east downtown one stops at main street - and is called "Greater Houston" and shares the TIRZ with along Holmes and Main south of 610. There's also an east downtown TIRZ - it's not called "EaDo" so at least we got that going -

Tear it down, but have it open temporarily to the public to walk on - Sunday streets but on the freeway. After the new alignment is built of course.- 3,351 replies

Looking at the article about the High Line, some of the interesting parts are how long it is, and that it actually goes through buildings! An elevated viewing platform of the bayou would be cool, but I don't know if the entire stretch of the Pierce elevated would be as interesting as a park. I am coming around to the idea of keeping at least some of it though- 3,351 replies

I think a Target somewhere would fit in well - but I would bet it would be either in southern downtown or the northeast part - where there's more vacant lots. -

I would bet that if was announced as a real thing, the remaining half lots bordering the Pierce elevated would suddenly have high rise residential development. Just look at Market square - build a park and they will come- 3,351 replies

For a building I imagine was built as one unit, the wall with Forever 21 looks surprisingly solid and exterior worthy -
Either that or someone painted their secret flying car in too bright of colors

This will dominate the block, but in a good way - there's already a couple of tall structures, and it will all by varied. I can't wait to see it once it gets near the state national building's level

If you haven't looked at it in a while, spend some time on the website http://609mainattexas.com - it's got some great renderings and plans of the building. It looks like the parking garage is going to be partly both in the main tower and that little side section that's not as tall. Also - there's 3 spots for ground floor retail - one facing the Rice lofts on Main/Texas, and two facing Fannin

They do that already. It can be much faster, since you can use the downtown connector ramp instead of the mainlanes- 3,351 replies

With the ever more expanding galleria and west loop area, I could see the NW mall site actually being harder to get to for most in the SW and southern suburbs to get to. A downtown site + a grand parkway site would be much better - mainly because initially, when it opens, the NW mall site train wouldn't be near anything what so ever, while a downtown site it would be on top of everything. The question will be whether they could make back that $40 million extra by being in the more prime location. And would a new light rail line or a city built train station be more?
