It's more relevant in Houston rain wise, at least in downtown. The few blocks with covered sidewalks can make even a large rain storm just anusiance - but only on those blocks

If I had to guess, covered sidewalks aren’t allowed without a variance on the visibility triangles, and might also not be allowed for setback reasons. An idea of how to encourage it would be allow you to build 2+ stories to the lot line (ie above the sidewalk if you want) if you have a covered public sidewalk

Sidewalks are actually pretty nice to walk on; hard to have the shade from the get go but the trees will grow with time. The annoying part is there is almost no pedestrian access to the building - you have to walk through the parking lot. the worst part is the ramp is at the far end of the building, with just painted lines connecting it to the handicap parking spots

Since the developer actually has posted on this site, it is possible they may be trying to keep this in mind or doing a change to try to minimize the curb cuts. On Dallas and Lamar, there is only one curb cut (in the center of the block) on each street, which is pretty good. The dallas curb cut will face another block with only one curb cut, and is a walking route for the neighborhood to get to the bike trail. The lamar one faces basically a pad of concrete; it will be definitely the superior side of the block. The North/South Ennis and Palmer are disappointing, but hopefully the developer is taking the feed back and will consider ways to reduce the total length of curb cuts even if the number is high - even if for the basic reason of preserving curb side parking spots

Koffeteria is also in the same building as a gym. Must be a thing

Houston is like those old cartoons where the background repeats every few seconds.
There’s a scene in the Big Bang theory where they’re in “Houston” driving and it’s the same background on a loop behind them.

That’s the road bed - you can see the side walk height behind it. That’s just how far they had to dig down to remove the rails properly

Seems pretty far east for the townhomes to have spread

there is a train that goes terminal to terminal past security that is more modern
Also, technically, the train in Atlanta goes from concourse to concourse

Seems ironic to hand out future trash at an illegal dumping meeting

It looks like a parking garage

Is the jog in the sidewalk to preserve an existing tree?

Any clue on what this will be? Or just a spec renovation?

There’s no spots to put trees

I walked past it and just was thinking how bad this parking lot is compared to the temporary one that Hines put up on the Chronicle lot

We didn't have giant concrete ribbons with buried water & sewer pipes travesering the land when we lived in far flung groups. Also, Kingwood (pop. 77,951), to choose a random suburb, contains far more people in a relatively small area than the entire state of Texas did for centuries.

I live where the free street parking is and there are always spots even with on Saturday nights. But I haven’t tried parking close so I didn’t know first hand

I never drive to east downtown so if anyone does, is the parking really so constrained we needed another parking lot?

The space facing san jacinto is still unleased as of 7:30 this morning

Good tree cover is definitely superior to awnings, but it would be nice to have a variety
