  1. So it sounds to me that they are trying to increase the downtown hotel occupancy rate at the expense of the residential rate. May appear to be good for the investor's sake, but like Kinkaid pointed out, there's a whole lot more variables involved. The monthly expenses of increased need of employees combined with the increased hotel competition does seem to cut into the profit margin quite a bit. It doesn't seem worth it. so where is that going to leave our downtown population? About at least 1,000 people less from the 4500 that was there before, including the inmates? That's going to make downtown even more less marketable place to live. I don't see the benefit in this.
  2. LODO Denver means lower downtown Denver. I wondered if they adopted these as a copy cat from Denver. Eado Houston sounds so overdone and plastic. Almost makes me think "Eat donut". I know its corny but its not meant to be funny. It's what i really think.
  3. I honestly can't see them opening up a location in midtown when they're going to be opening this one which would only be 2-3 miles apart. I hope they do becuase Midtown could really use a new concept like this. But maybe if they decide not to, they can make use of the new park and at least do the outdoor movie nights like they're planning at RS and already doing at DG.
  4. Oh ok. That makes sense. I think i'm guilty of looking at one area and thinking its working everywhere. I thought i saw those areas with storefronts everywhere in Uptown Dallas Thanks Red.
  5. What i don't understand is why ground level retail is not a problem in Dallas's downtown and surrounding areas? The population around downtown Dallas is actually less than or equal to Houston's surrounding downtown population.
  6. I missed that announcement. I had been waiting on the re-opening since they closed 2.5 years ago. Last i heard, they were considering a Pearland location.
  7. I was passing through downtown today. Did Redcat re-open off Franklin over there by where Pink Monkey used to be? I never heard of them opening. I tried to go in but it was locked. I couldn't tell if they were in the process of re-opening or if they were just closed outside of regular business hours.

  9. I see all the points about the competition nearby, but i'm not sure about the reasoning for wanting to drop the retail? I mean, isn't that what we want? Multi-use/Mixed use developments with retail? If there's no retail, then its bland.

  11. sorry to bring up an old topic, but i thought i saw it fit to post this here rather than start a new thread. What has happened downtown? I know its been a little while but i did not realize it has fallen off the way it did. It is literally a ghost town at night I took a drive down downtown last saturday and there wasn't a single soul walking the streets. And the once hopping Main Street area has completely gone black. Jefe Bar, IBar, Cabbos, Glo, Heat, pretty entire strip has gone black.The only thing that seemed to have something going on a little was St. German where people were sitting outside on the patio. And what confused me, was there were still parking attendants advertising $5 parking signs. And for what? To go where? Even the Houston Pavilions looked like it was a little slow around HOB and other places. It almost brought a tear to my eye to see how downtown's night life has almost completely dissapated within the last few years. I don't know, i kind of had some high hopes for downtown. I thought once the Pavilions, OPP/Phonecia's, and Discovery Green got built out, it would add to what used to be a thriving nightlife which included Main Street, and we'd have a little bit of a downtown action going. Instead, downtown is like a light bulb and its currently burnt out. Anyone know ? Depressing
  12. My fear is that by selling it, the new buyers may not be dedicated to keeping it as a retail destination as its initial plan indicated. The original developers have already deviated from their intent in trying to grab whatever occupants it could just to keep their heads above water (IE NRG/Reliant office space). I hope we don't see anymore boring office space.
  13. He's probably talking about all the flashy things Victory Park has like the jumbotrons and stuff. lol. In his defense though, he also mentioned Uptown Dallas as a suggestion. But i think Simbha put it best: More plaza, less park. I'm happy that Houston's trying to increase its green space, but to slap a patch of grass on everything in every part of town (especially urban environments) can get a little boring. I'm guessing that's what C2H was "trying" to say, but failed misearbly the moment he mentioned Victory Park.
  14. I heard this story or rumor about him possibly eyeballing the Texans. It would be awesome and i would have no quarrels with trading Schaub. However, i think its a long way from becoming reality Kind of like the possiblity of Lebran James coming to the rockets (LOL)
  15. a little off the recent posts: I really don't see what everyone is getting so huffy about. The Niche states that the o/p came and launched a barage of this and that! The o/p doesn't like downtown. Is that so wrong? I'm from Houston born and raised and after visiting other cities, I think our downtown pretty much sucks, although getting better, still has a long way to go. With the recent closings and everything off Main such as Cabos, El Rey, and a few clubs that have died over the years, i have gotten a little skeptical over downtown. Still remain hopeful though!
  16. i'm not so sure about this. It's a catch 22 in the sense that people really need a reason to live downtown. At first glance, who wants to pay 3x the amount of rent that they could pay anywhere else, and not have access to hardly any amentities? Downtown see,s to be shaping up with the Discovery Green, OPP/Grocery store, and hotel, but these type of developments need to continue. They need to make these things more visible too. I was surprised to see the Phonecia grocery store able to put such a large display on the building. Very good step. But better lighting and visibility would be a great start. Downtown feels so drab and uninviting with all the voids between destinations.
  17. what do you mean ended up like Denver? Denver's never got closed on did it? Neither establishment (Houston's or Denver's) are exactly racing with people. But one advantage Denver's has is it being surrounded by the buzzing people activity from the restaurants and retailers of the 16th street mall; which was already in place about 16 years before it opened. That sucks that its likely to being foreclosed on. So i guess there goes the dream of scott gertner's reincarnation of the skybar! Huh? So what do you all think they're going to do with the center?
  18. I think i remember when you were talking about this. Wasn't it something about the Dallas Street Promenade or something? I had a similar idea on that too.
  19. why does it seem like its pulling teeth to get ground level retail in Midtown. They only build these luxury condos and apartments with no special walkable amentites.
  20. Don't know about that. The BOA building was lit first. The Wedge Tower started their green outline in 1995 or so. The residents complained and around late 2002/early 2003, they just limited the lighting to the rooftops. The building has been completely off for about 3 or 4 years now. I miss that lighting, along with the Wells Fargo building. Don't miss the buildings that did the boring white christmas lights though! That "Lights Out Houston" thing is utter crap!
