  1. Paying for 1 piece of quality clothing is much better than paying a small price multiple times for a cheap product. I'd rather have a smaller but much nicer quality (therefore price) wardrobe than anything made by Aeropostale or American Eagle.

     

    Yes, that is my philosophy with everything. Same can be applied: build 1 nice building than 2 cheap ones

     

    I hope it gets an Express. I love clothes from them! I could buy out the whole store if I had the money >.>

     

    I'm sorry, but I can't tell if this is sarcasm. Hoping it is... Either way, I can bet that ROD will not get an Express.

  2. but that building fits in perfectly with the surrounding area. there was zero chance that Hines was going to develop an architectural wonder in what is still a very residential area. remember, they received a lot of blow back from many of their river oaks neighbors. in addition, the bulk of their tenants will be private wealth managers, family trusts/foundations and they like... they needed something understated and classic which is definitely what i would consider 2229. the design doesn't exist in a vacuum - location matters and a very random lot on a two-lane street in a very residential area does not equal prime estate real estate along the west loop - if anyone has earned the benefit of the doubt its Hines.

     

    just my opinion.

     

    Not to agree with swtsig so often, but i think there is alot to be said about the enviroment in which the building is in. I have no heartache whatsoever about 2229. I think it works fine in the area. by the way everyone is talking, I expect Amegy Bank to be totally different and much more significant.

     

    The corner of San Felipe and 610 is pretty hideous. Ashley Furniture? Gas Station? Target? Before the West Creek stuff got going, this seemed to be a quasi-suburban eyesoar. I think anything is an improvement, but that strip center near the future Amegy HQ looks AWFUL.

  3. I agree the city has need for new housing. However, I do wonder how much more luxury highrise development it can absorb.

     

    many "luxury" apartments arent going to be counted as "luxury" after a decade. I know of quite a few buildings that were built in the past five years that are borderline nice now... And new construction inside the loop would be silly if they didnt go "luxury"... It just makes business sense to me that within the loop, more luxury units are built. There is a range. a 1,500 a month unit and a 3,5000 a month unit are likely both considered high end.

     

    I still think we wont see a slow down...

  4. It sounds like youre just out of luck on this. I own a historic property that needs renovation as well. It sounds like you probably made money on the property... if you don't think it is economically viable to renovate / expand the back, then sell and find something you can build the house of your dreams.

    BTW looking at the image, the rightmost part of the building appears to be pretty thin...

     

    And I agree, this is a handsome building - and it looks like it would fit well on Houston Ave.
