  1. As much as I wish for htown lives post to be true, it just seems too good to be true. Obviously the city is working on something/a retail district for the area.. But bringing a Bloomingdales to Houston? In downtown...? Maybe in theGalleria, Memorial City Mall, or something of the like. A proven retail destination. Idk, I would just be reluctant to go all out betting on downtown. But I hope the city can come out with a bang on the new project and really get something going.

Honestly - I agree with you that it seems overly optimistic. But at the same time... 3 big retail stores with a number of smaller stores... She is essentially creating a mall, downtown! And if it's done right, why would it be unrealistic? It's a proven concept in other major cities.

    Hope it happens!

  2. I guess but could be a sign also of plateauing demand. Or just a sign the prices are too high for most to consider.

I do not know the prices, but they may be high... they are removing tons of affordable apartments and replacing them with ultra luxury units. One Park Place took a very long time to fill up. and that was built years ago...

I think demand is high, but these companies are trying to squeeze out everything they can from residents, in order to take advantage of this boom. I think when more and more units open up, prices will settle into the right spot. I am not tying to be argumentative, but I am not concerned.

  3. Projects like this are awesome. I love that we now have a historic corridor and buildings like this can be reused - from downtown's historic distric to Old 6th Ward, to High First Ward to Woodland Hieghts to Germantown to Norhill to Heights East / Heights West historic disctricts. So cool.

  4. So their goal here is to have a campus-like situation? They are adding a second park? I'm confused what phase that is - but if I'm reading correctly, he north section of Richmond square apartments looks to be a new park.

Also, the apartments... They are building apartments as a money generator I assume - but how does this fit into their mission statement?

One project that is not shown on this map is the Hamilton Apartments, which will go up on St. Joseph Parkway (NW of the intersection of I-45 and US 59/I-69). There's a building permit listed in HBJ, which usually doesn't happen until dirt has started moving. The description is apartment units atop a garage structure. No other details, other than it's a $15 million project.

We need a development map for July or August...
