  1. So, urban is all about how something looks?

     

    To me, urban isn't about a street scape. It's about diversity of people, places, and things. Urban is about shared experiences. It's about funky and unique spaces. The HEB is certainly prettier than the old Fiesta strip mall and the new apartments will certainly appeal to Rhonda Rolex more than the old ones, but that doesn't make them more urban by any stretch.

     

    I also don't see how one parking lot being replaced by another represents progress. At the end of the day, all that happened here was one grocery store/strip mall became a wraparound apartment complex with a massive garage and one apartment complex with gorgeous trees and affordable rents became a massive grocery store with surface parking.

     

    Rhonda Rolex will move out when this starts to get old, and run down... and then rents will be cheap again! and then it will either get a renovation or be demolished...

     

    And thus is the cycle.

  2. It's extremely attractive. Nice clean lines, and the shade of the glass is just gorgeous. Kirby is ripe for this development, it's basically our only 2-way boulevard in the loop that is 6 lanes, buried power lines, and not riddled with potholes. If only this type of vision could be realized for other streets. cough westheimer/washington/richmond/san felipe cough.

     

    Westhiemer / Richmond / Montrose / Washington... All also very ripe...

  3. How is the Susanne and an HEB more urban than affordable, older apartments and a Fiesta that played dance the best dance mixes that side of NRG?

    For me, it's a net loss for the area. Just another sign that the people who made Montrose desirable have been priced out while the area becomes sanitized.

  4. I was curious about this also so I called just now and spoke with one of the people in the office who said this is a go, and it will be moving forward in days. I don't know if that means this week or down the road, but he sounded very positive about it going forward soon. He said they have their building permit so hopefully Triton, MidMain will be coming out of the ground soon!

     

    Nice work.

     

    Getting the permit (to me at least) means they have a construction team on tap. which is where many of the delays probably come from.

Think of all the cranes that'll be towering over the skyline in about a year. 609 (2 or 3 cranes), One Market Square (2 cranes), Hess Tower (2 cranes), Marriott (2-3 cranes), the 10-story building next to GRB (1-2 cranes), 6 HC (2-3 cranes), Macy's site (3 cranes). It's gonna be bad ass. It'll rival the exxon site I bet.

    Not only will it rival, it will beat it. Imagine driving into houston and seeing downtown clogged with cranes. We will literally watch our skyline morph. As developments in midtown and along the bayou come up, it will be humbling to see!

  6. This project here is listed as "Gray + Houston". I don't have enough to know if it's for Houston or not. GDA is a Dallas-based architect, behind the design for Chelsea-Montrose and Crest at Fondren.

    Is there any property on west gray that could be available? There is a project listed on that site "5th + West" and 5th seems like a street to me. So the same pattern could apply to this?

  7. So, it looks as though Five Allen Center is still alive but in hibernation. A 50-story tower, properly done, would be very attractive in that location. 

     

    To be honest, this is one of the primest locations downtown. What if this tower was 80 stories right there... Wow. If Brookfield was smart, they would run an all out blitz and make this the top spot in Texas.

     

    They are probably too late though. If they ran the blitz on this property, they should have been the first to break ground. I guess it may not be too late.

  8. i really really like the fact that we are seeing a widespread transition in most developments away from stucco to masonry and stone... it looks so much better.

     

    have we? Most of the midrise stuff is a mixture of stucco and brick. I agree though - it does look tons better.

     

    I hope that large live oak survives. I also wish developers would plant trees that arent just live oaks. Yes, they are easy to take care of, but a mixture of trees would be most fitting for Houston.

  9. There's misinformation here and I'm not sure where it's coming from yet. I realize this is the Houston Chron and that is indeed a Pegstar spokesman, but he only talked because the information was supposively "leaked" although the nearby residents have known about this development since a sound test was performed many many months ago. All of the residents living within the acoustic test area have been told this is the new location for Fitzgerald's.... I'm going to wait to see what other information is revealed but something's not right here. Although renderings can change, the building is still in line with the renderings I have but from different angles. The renderings I have clearly say Fitzgerald's on the side and anyone I shared the renderings to can vouch for that.... Perhaps Sarah Fitzgeralds changed her mind?

     

    I can vouch for Triton. It said Fitzgeralds... Maybe it was a JV? maybe Fitzgeralds will stay there and this is some sort of seperate entity tied to both. Happens all the time.

  10. Just a thought:

     

    There seems to be alot going on in upper Kirby / Greenway plaza / River Oaks area. I would dare to say that Westcreek, River Oaks District, Kirby Grove, Azelea, 1717 San Felipe, Thor Equities, etc... all fit best in this page. Seems like this page / area would have plenty to go in it. I would say Uptown / Galleria is a tad bit too large in the area it covers, and its arguable that Galleria should not apply to areas inside of 610.

     

    Thoughts on if this is worth creating?
