They have started clearing the land. A short fence / barrier is in place. The billboard is being removed from the property, as well as the ashphalt that covered a part of the space.

This is right near my house. That would be awesome if this was gone actually. They haven't had any incident, but I always hesitate when I drive next to their trucks full of gases. The property wouldn't be that good for retail since it isn't connected to I-10. I would imagine a multi-family unit with great views of downtown or maybe just a townhome neighborhood like the ones that are popping up everywhere there.
Triton, we must live near each other then! I would like to see some more restaurants along Houston Ave. Personally, I would rather see a 5 story mixed use opposed to a townhouse neighborhood... but that is just me.

How did the 6th Ward's historical district address the utility updates, and not disturb the brick streets?
We only have one brick street remaining, and it is a mess as well. The plan is to completely redo it, while trying to use as much of the histric material (bricks) as possible.

I would not be surprised if Hines bought this peice of land. They once owned it, as well as other lands around Williams, which they have re-purchased over the past few years.

Well, potentially great news depending upon design and what's included in the "mixed-use" bit! Down side is that traffic will be a nightmare at this intersection!
Mixed use would be great here.
I have yet to see a Pearl with ground floor retail :/ Its stupid because they make good mid-rises, but the lack of retail is so daft.
Hopefully it is their first pass at it!

Building that was there is completely demoed now. They were cleaning up the debris this weekend.

I'm pretty sure the "metal balconies" in these renderings is see through... So if it is actually metal, the renderings are deceptive and flat out incorrect. Since when is aluminum transparent? Neverbecause...reasons!?

Star of hope is moving their operations into a new 4 story building on that block I heard. Half the lot will remain surface parking.

It doesn't say what it proposed. That building has already been restored and I think right now looks just like it did historically.

Not trying to argue with anyone here... but I have an insider who confirmed today 48 floors... I asked if he was counting the crown space and he said "yes, a total of 48 floors". Here is some detail:
hieght: 756ft
height - main roof: 697ft
height - top floor: 683ft
Floors above ground: 48
Floors below ground: 2
Construction end: Feb 2017
Parking places: 1,500
How tall is BG Group in reference to this info?

The site is just outside of downtown, bounded by N. Memorial/Trinity/State & Houston Ave. 197 units, Fall 2015 Completion.

Does anyone care to speculate what kind of materials will be used? My guess is it is a mix - like most of the ones we see lately. I am guessing they intend the pink color to be brick and the lightest color to be a stucco type (boo). The grey is possibly a different brick / metal? There is also some inconsistancy in the renderings... the pink color in the "South Elevation" is all the way up. The view from the side angle has it stop on 6th floor. I personally prefer as much brick as possible, and at least brick fully up to the top.
I am unfamiliar with this design / architecture firm. Does anyone know what other projects they have done? I would like to see their quality and a finished product. It would be a shame to put something in this location that doesnt compliment the historic nature of the neighborhood.

A prime lot that, to me at least, screams "high rise residential condos" will now be built as yet another bland mid-rise apartment building. While I am happy to see residential development there, I am disappointed.
At one point there was I think. This one at least preserves my view of downtown

I live very close to this. They have been talking about this for some time now. Although I don't really like it, and hoped for something more timeless looking, this isn't the worst option. I hope this whole thing is brick and not stucco!

I happen to talk to a guy associated with this project and has told me that they plan on breaking ground by the end of the year.
Well it's good this seems like a go still, but maybe the 3q start estimate isn't realistic anymore?

very interesting... Buffalo lofts kinds looked like a weird design. Hopefully these new apartments come out well. I wish they tried to compliment the historic district more.
