And, it's going to make the condos on the east side of the building be a bit more troubling to sell. Folks understand about losing a view when a building across a 4 lane street goes up. Par for the course. But, a building on the same lot? That may be troubling.
This is the case in pretty much every city. Not sure why it's a surprise to anyone?

No. It is a construction timing and resource issue.
Wouldn't they maybe wait to see how well the absorption for all the units coming on in 2014?*
Unlikely, but there are problably projects that are yet-to-be-announced that are waiting. This one, is not one of them.

They better not touch the facade. It can be Class A with interior improvements. Exterior improvements are OK, if its mostly a good cleaning.

You are coming up to the age old question of can there be quality architecture at low cost and even in the most inconvenient of circumstances? I say yes, and there is plenty of precedent to back up my argument. Sure they won't have granite counter tops, or a luxury pool, but that's because that's not what makes something architecture! I see places like these as a architectural challenge not an inconvenience. This exact kind of thinking is why this thread has gone down this direction from the very beginning
The root of the problem is that peoples expectations for a site like this are so astronomically low that anything will do! This induces a mindset where mediocrity is fine because it's miles ahead of where it was before which is not fine. I could also counter that we have skyscrapers next to very busy, unappealing highways. Most architecture of significance in this city is within a 5min walking distance of a highway! I think you might want to reevaluate that statement as it really doesn't hold up at all.

The plaza was just redone a few years ago. Did they just totally muff it that time?
if this is true... that person needs to be fired / that money was wasted. The plaza needs a lot of work. It could / will be nice, but painted blue / orange concrete reminds me of an older elementary school.

Phase 2 is another tower... I almost thought phase 2 was the mid rise portion of the picture. Good to see another high rise portion, but like others said, I hope this didn't get the I initiative funds, since it's so far out.

definitely the most disappointing one of the bunch and I think it only got approval because this is right next to the highway....what a bummer.
totally disagree. this looks good. better than i expected. certainly better than the ones going up on N Memorial Way

holy moses! no way they are going to construct something like this upon that most barron vicinity as per downtown... no way! wow!
I certainly hope they do. that looks very promising. It could be nice mason work... but I wont hold my breath!

this. there's been a shift in the equity markets away from mf for exactly that reason... a lot of the major players want to see how the market absorbs all these units.
granted this obviously doesn't mean that no new mf will be announced or built but i can name several projects that were in the pipeline that are either being delayed or scratched.
I am no hippie, but I just keep thinking of our sprawl and how nature is being forced farther and farther away.

According to a family member who recently got into the construction supply field, things may be starting to come to a simmer on this project. I will hopefully have some more light to shed on this tomorrow night. There is a meeting tomorrow night, and again next Thursday for all contractors and suppliers to help get acquainted with Skanska. I'm hearing differing dates on the start from what has been posted recently and I have no idea which is closer to being true but I feel that in the case of this thread, where theres smoke theres fire. Lots of commotion going on recently.
I'll also note that I work for the company that manages the landscaping for all of the Chevron campuses in town so if they decide to turn off the irrigation on this plot of turf downtown, I'll make sure to let you know

not really.... oil prices have plummeted nearly 30% in 4 months and have done so at a time when most o&g firms are setting their 2015 budgets.
That part is obvious... I was referring to Skanska's work and the Chevron insider information.(!0

@j_cuevas713. A start date has not been announced yet. We are still accessing the interest level on our website, www.surgehomes.com.
@toxtehogrady. Our sign was mistakenly placed in the right of way of the Heights bike trail and we removed it as soon as we were alerted of this mistake.
@ surge - this is by far the best proposal Yall came out with recently. So much potential in that area.

HOK is the architect and engineer of record on this project. Skanska is in construction manager / general contractor. On this project they will not serve in a design build position.
Skanska is currently planning the construction: cranes, schedule, city coordination, etc. Cool story time: There are steel columns on this project that will weight in excess of 900lbs per LF. There are less that 20 cranes in the world right now that make the cut for this project (weight limit, availability, cost, etc).
Again, I am not 100% anything. I am just telling you what these people are working on. If you really want to know what the schedule is talk to someone at Kone or Mitsubishi. The elevator guys are always involved early and end up with all the juicy details.
Well I certainly hope this is a good sign. I just keep getting "this is on hold" when I ask my people. Hard to understand what the situation is...
