  2. This thread was originally created March 18, 2017. I'm reposting / reupping this because this post and other content from me are no longer available on the forum due to a mod removing my account and its content in "error"  (supposedly). The information may be outdated or no longer relevant, but reupping provides an archive to what was posted. It also provides a place to post future updates about this property if and when it's redeveloped  An archive link  of the thread before its deletion is coming.





    Note to mods (though it will probably be ignored as my other public requests on this same topic were): please don't move this to the Heights forum where all of my Washington Corridor posts were moved to. Mods, also don't sneak and move this thread and all the others for Washington Corridor, Oak Forest, Garden Oaks, and Independence Heights to the Heights forum once all the previous content is reposted as y'all have done in the last month and continue to do. This is NOT in the Heights and it's not part of the Greater Heights area in any way. This is in the Washington Corridor area, an area that as suggested and advocated for previously needs its own forum because there is lots of development happening here, much spurred by the Sawyer Yards and Buffalo Heights developments. That in itself usually merits the creation for a new neighborhood forum. Until then, posts for those neighborhoods should remain in the forum for "Other Neighbohoods" has is done with other threads that don't have a dedicated neighborhood or area of town forum.Thanks.






    Last year, Houston Business Journal had an article about renovations coming to 1919 Washington Avenue. The renovation is a joint venture between Baker Katz  and Braun Enterprises. Do anyone know more about this?

    The developer (Braun Enterprises) also closed on a historic building at 1919 Washington Ave. in a joint venture with Houston's Baker Katz earlier this week, too. The owners will renovate the building, which is home to Julep, a popular cocktail bar and Gulf Coast seafood eatery, before any additional tenants move in. The property contains 17,000 square feet of commercial space, of which 12,905 square feet is available.

Also, I'm growing tired and bit irritated all of my threads for Washington Corridor areas, Rice Village area (would include SouthHampton, Boulevard Oaks and surrounding neighborhoods, Garden Oaks / Oak Forest areas (would also include Shepherd Forest, Independence Heights and others) are being relocated to forums that have ZERO to do with those neighborhoods, while other people's threads in the "Other Neighborhood" forum remain untouched and unmoved.

    The creation of those threads in the "Other Neighborhood" shows the need for dedicated forums for Washington Corridor, Garden Oaks / Oak Forest area, Rice Village area, and others as suggested in posts above. These areas are NOT in or part of the Heights, they are NOT an enclave, or whatever forum threads I start are moved to. They are their own areas with lots of redevelopment and development deserving of their own dedicated forums.

    I don't understand why this has to be up for debate or has to take years to create. The need for these forums make sense. The creation of these forums and sub-forums would bring better organization and easier for all (especially visitors) to follow and contribute without guesswork and confusion involved.

    I never ate there. The idea of fast casual Singaporean food from Lasco never appealed to me. It always came across as an overpriced Panda Garden but with not-so-authentic Singaporean food.

    I hope the next tenant can make a longer go of it.

    I don't know who owns this. It could be a group of party / club promoters called AristocratLife or Aristocrat Life. They're known for promoting or hosting parties targeting African-Americans since the early or mid 2000's.

    Thanks, @DrLan34. That was my initial guess.

    Aristocrat Life is a  Steve Rogers brand or brand he was involved with (still may be). It's the name / hospitality brand he and other club promoters have used for years hosting parties or specific nights targeting African Americans at clubs. Steve Rogers also owns and operates (or at least did at first, not sure if he's still involved) Prospect Park sports bar. He also co-owns the Turkey Leg Hut (and their other ventures), and I think he used to own Live Oak or whatever the bar was in the Third Ward strip center on Southmore near Denny's. 

    I was under the impression Rogers wasn't involved with this, but is busy with the Daiquiri Hutt next door to the Turkey Leg Hut in Third Ward ( on the Museum District side) and  the revamp of Bar 5015. Lost & Found is more Aristocrat Life, I think. Or maybe it's both. Who knows.

    I still stand by my assumption of this being a less-than-stellar clone of Present Company (to be fair,  Present Company, probably copied their look from some place else) .However, this may not bring in the same kind of crowd as Present Company, but it will do well with their African American base. 

    Although I need to see more videos and photos of Lost & Found's progress,  the renovations will be an improvement over the Ginger Man and the Junction's aesthetic. I'm glad they took on the challenge of rehabbing the building instead of tearing it down and starting from scratch.

    If I'm feeling up to it, I may swing by and snap a few photos this weekend.

  12. Does anyone know if District One Inc.  ( group behind Playhaus HTX and Space, the club in the former  Rich's building in Midtown) is involved with Lost & Found?

    I'm beginning to think they are. And if they aren't, the group had a hand in the design.

    Since early October, the photos I've seen  of this bar on Instagram Stories aren't half bad. The photos I've seen of the space don't look as cheaply done as Playhaus HTX. I don't know if it's on the level as Present Company appearance-wise, but the mock ups/renderings posted don't do the space any justice. I don't know if the interior is 100% completed. But it's possible this could open before year's end or January 2020.


    A domain was purchased for the bar in late August and the website went live in September, I think. There weren't any details on the website. It looks as if this place was hoping to open around Labor Day weekend.

    There there was a relatively rough but complete 1960 Dodge Dart Seneca out behind Johnny’s Gold Brick, which was incorporated into their back courtyard (before the courtyard was shut off). It looked like it had been sitting in the same spot for decades. It would have been in the general area of this redevelopment.

     

    I wonder if it’s still there?

    When it delivers in October, one of Houston-based Braun Enterprises' numerous Heights-area redevelopments will offer just over 5,000 square feet of creative office space – a relatively new trend cropping up in Braun's projects.
     

    Braun's redevelopment project at 2522 Yale St. will include 5,122 square feet of creative office space on the building's second floor, Braun's Zach Wolf told the HBJ. The space can be divided into as many as four office suites, Wolf said, and the shared space will include a common conference room and coffee bar.
     

    So far, retail and medical companies have expressed interest in the office space, Wolf said. Braun is open to leasing all of the office space to a single tenant, he said. The space is dubbed "Urban Office by Braun Enterprises," and the company plans to add more "Urban Office" space to many of its retail properties. The company's first "Urban Office" was built above Sola Salon at 535 W. 20th St., Wolf said.
     

    Braun, which is known for buying retail properties in the Heights and adapting them into viable mixed-use developments, has been adding more office projects to its portfolio. In January, Braun acquired 5757 Woodway, a 162,188-square-foot office building in the Galleria area. The company is adding creative office space to the building.
     

    The property at 2522 Yale St. is currently home to three tenants – Bishops, a barber shop; Johnny's Gold Brick and F45, an Australian gym and training concept that's currently expanding in Texas. There's around 2,900 square feet available in the project, but Braun is extremely close to leasing that space, Wolf said.

    Agreed and I thank you for the correction. It doesn't help that you can have the same exact address and the only difference is the "W" in front of Alabama. That shouldn't be a thing, yet it is.

    Another update on 2522 Yale in Houston from The Leader


    Zachary Wolf of Braun Enterprises said that construction is underway at 2522 Yale and they expect to deliver to the tenants by October. Johnny’s Gold Brick will remain open through and after construction. In addition to previously signed tenant Bishops Barber Shop, Braun has signed F45 Training, a global fitness training community specializing in innovative, high intensity group workouts. Franchisee David Giffin has another location in Sugarland Town Center.


    Wolf says they currently have 2,929 square feet available in Building 2.


    “[On] the second floor we will be building out office space ranging from single to four office suites,” said Wolf. “There will be shared common area amenities such as a conference room and coffee bar. We are branding this as Urban Office by Braun Enterprises.”


    Wolf said that they plan to do this on future retail locations as well. The first location is at 535 W. 20th on top of Sola Salon.

    Braun Enterprises has signed a second retail tenant at its 2522 Yale redevelopment in the Heights. F45 Training, represented by Sage Klement with Streetwise, will occupy 3,000 square feet in a new fitness studio adjoining Bishops salon. Braun's will build out the second floor with one to four office suites with shared amenities such as a conference room and coffee bar as it expands its new Urban Office by Braun Enterprises brand. The space will be ready for tenants by October.
