  3. More on Ship Channel Trading Co. in Garden Oaks. 923 Wakefield Dr. The Leader reported on the delay and estimated opening in early October.




    From the Leader:

     

    Levi Craig, owner of Ship Channel Trading Company, had hoped to open his coffee shop on Wakefield Drive by now. Then Tropical Storm Imelda had her say.
     

    Craig said he was inside the building working on the menu when it started to flood the morning of Sept. 19. At one point, the building had nearly 2 feet of standing water.
     

    But water quickly receded once the rain stopped, sparing most of his roasting equipment. He had moved a lot of equipment upstairs when water started seeping into the building.
     

    Craig now says he hopes to be open sometime this month.
     

    “We have all of our permits. I’m hoping two weeks or less,” Craig said. “Once I get the roaster back together we should be able to firm up an opening date.”

    As heralded by last Wednesday’s daily demolition report, the low-slung insurance and marketing office building at 2723 Yale St. is now in tatters. The post-smashing shot above was taken in a drive-by by a reader yesterday (who notes this morning that most of the debris has since been hauled off).


    Planned for the lot is a new strip center being marketed by East Village developer Ancorian as a retail-office-restaurant mashup, “anchored” by the mini Whole Foods in the works across 610. The property is loosely sandwiched between the combination KFC-Taco Bell to the south and the side-by-side Burger King and new El Rey sitting along the North Loop feeder road (visible to the right).


    Renderings of the proposed strip show a mix of brick, wood, metal grating, glass, and patches of other skin materials; a Newquest Properties leasing flier shows the building turning away from Yale St. to face W. 28th St., behind a thick protective later of parking.

  5. More on Ship Channel Trading Co. in Garden Oaks. This is located at 923 Wakefield Dr in Houston.


    The Leader reported on whether the new drainage project in the  Oak Forest area had any effect (positive or negative) since its completion and Tropical Storm Imelda. It's worth reading.




    From the article:

     

    Imelda caused flooding all over Southeast Texas and in local neighborhoods such as Mangum Manor, Oak Forest and even the Heights, which has the highest elevation in Houston. The hardest-hit part of the area was immediately west of Alba Road on Judiway and Wakefield Drive – the southwestern edge of the drainage project that was completed in December 2018.
     

    Homes on Wakefield that did not flood during Harvey, the most significant rain event in Houston’s history, took on water during Imelda. So did businesses such as Great Heights Brewing Company and upcoming coffee roaster Ship Channel Trading Co., which are on Wakefield between Alba and Golf Drive.
     

    One of the flood victims said the recent drainage project seems to have caused storm water to collect near the intersection of Alba and Wakefield, a low point that had water rushing in from all directions on Sept. 19.

    Recently The Leader reported on the purchase of more than 26,000 square feet of space at and behind 2723 Yale St. by the Imperio Company. Neil Martin with Imperio Martin said he plans to “start fresh” at the space and is planning a retail development.

    The developments on Yale just keep coming, the latest of which is the purchase of more than 26,000 square feet of space at and behind 2723 Yale St. by the Imperio Company. Neil Martin with Imperio said that he’s also purchased the Church’s Chicken building at 2702 Yale across the street.
     
    Bob Medeiros with Coldwell Banker said that Martin was initially interested in the 13,100 square feet of space at 2723 Yale but after Medeiros worked out a deal for him to acquire two lots behind it, it doubled the available space and changed the footprint of what Martin would be able to do.
     
    Martin tells The Leader he plans to “start fresh” at the space and is planning a retail development. No renderings are available at the present time. As for the Church’s, Martin intends to do a ground lease to a restaurant or bank.
     
    He said the area is the epicenter of the Heights, Garden Oaks, Oak Forest and Independence Heights and is “ripe for development.”

Building off his time in big name coffee markets, Ibarra states his goal is to increase coffee education and accessibility in ways that haven’t yet been done in Houston.     Can you tell us a bit about the new space?
     

    Our warehouse is within a three building development in a great, inner-city Houston neighborhood, the Heights. We have the third building which is a 3,000-square-foot warehouse that has been ‘”re-skinned”. We will be taking over the interior and plan to finish it in a modern, yet fun way—taking many cues from the many years I spent in the Australian cafe scene. We have lots of natural light—nearly three whole walls—which gives the space warmth and great perspective. Also, we have a side room attached to the main space that is being converted into a lab. The lab and the main cafe/roastery space is attached by a deck, which will have a very clean yet artistic pergola and seating area that welcomes the neighborhood from the street and invites consumers to enjoy the outdoors.

    Yes, Swerdt Design Group was my architect. Fly Wheel Co collaborated on my brand identity and packaging. Vanessa Farris (who is actually also training to be our roaster) is a woodworker and building a number of our larger more communal tables.

It’s got a lot of the same appeal as the Heights, and I feel that Ship Channel and the other local businesses on the block can add to the personality and character of the area.”
     

    The warehouse on Wakefield has needed an overhaul.
     

    “We are working with Method Architecture and Horizon Construction,” Craig said. “There wasn’t much here previously so almost everything you see is new, and was developed from the ground up.”

    The warehouse at 923 Wakefield, Houston was leased to Ship Channel Trading Co.

    Ship Channel Trading Co. is a coffee roaster in the Garden Oaks area. It will also be a public house with an on-site coffee house and bar.

     The Acme Patten Works company was operational at 1504 Chapman . Local Group Brewing has a photo on Facebook with a plaque on the building for the business' establishment in 1948.

Just like the adjacent drunk tank which opened in 2013, the new business at 100 N. Jackson will be housed in a repurposed warehouse.     Tenfold Coffee at 101 Aurora St has posted lots of update photos of the space to Instagram in the last month. It's bare bones still, but it's coming along. This is part of the redevelopment of the buildings at 2522 Yale in Houston.

    I am really liking the newer coffee options near this part of the Heights: The Roastery at H-E-B and Tenfold Coffee soon.
