  4. There is a Loopnet listing for the McGowen Building at 1500 McGowen St. The listing was created in July and last updated October, 7.

According to the listing, there is some redevelopment on the way, which will include retail.

    https://www.loopnet.com/Listing/1500-McGowen-St-Houston-TX/10798429/ (archive link)

    Brochure:
    https://images1.loopnet.com/d2/-VuAe7xE-OAe3WOtBfeog2mnUp6d0KfFLLlFZ6yhZHs/document.pdf (archive link)

    From the listing:

Retail coming - The demand for retail in East Midtown is high. We are adding a retail component to the building to meet that need. The retail portion will cover approximately 6,000 SF, and consist of smaller tenants. New storefronts will bare double glass doors, awnings with signage, patio, and visibility on La Branch & McGowen. We are looking for retail tenants NOW.

The remaining space is office space. Exposed concrete floors, wood paneled elevators, modern artwork in common areas, and unique fixtures make for a charming office location. Parking here is exceptional- with three parking lots, and two with secure access, 1500 McGowen is an exception in Midtown.

  7. In 2017 (possibly February), 1500 McGowen changed hand. Davis Holdings purchased the two-story class B office building in Midtown.

From Houston Chronicle, February 16, 2017:

Davis Holdings has bought a two-story office building at 1500 McGowen at La Branch in Midtown.

The 33,000-square-foot building, which was constructed in 1972 and has loft-style space, is fully leased.

Louis Rosenthal of JLL represented the buyer, a company involved in oil and gas and real estate investments. David Husid and Brandi McDonald of Newmark Grubb Knight Frank represented the seller, Skyland Lodge Tract.

"Davis Holdings was attracted to the property's accessible location, proximity to downtown and adequate parking," Rosenthal said in an announcement.

"Fully renovated and located in Midtown's growth path, the building should prove to be a great investment for the firm."

Update on the 1005 Sawyer St building at Center St, next to the Shell Shack on Washington Ave:

    From Houston Business Journal:

Braun also owns the property at 1005 Sawyer St. and leased it to Empower Fitness Lab, which Wolf said should open any day now.

In the 31Oct Planning Commission meeting, the developer made mention of being willing to restrict access to the parking garage from Studewood only, not allowing access from 6-1/2 (About 33 minutes into Section D here). This indicates to me that their current plan is to place it on that corner.

I viewed the video of the city of Houston Planning Commission meeting from October 31. From the video, the developer ( EasyPark or Easy Park) moved the garage to the rear of the proposed mixed-use, to E 6th 1/2 St, a change not reflected in the previous site maps posted in the forum earlier this year.

The person speaking on behalf of Easy Park or EasyPark said they're still in the planning stages for the overall development, so there isn't a firm plan (obviously). But the developer is willing to make a compromise with residents and the city to close access on E 6th 1/2 St with the exception of emergency vehicles. The street references the  lots on  742 E 6 ½ St  and 746 E 6 ½ St

The other compromise is no retail or commercial business on E 6th 1/2 St. So, it seems that there won't be traffic on the street, but I suppose traffic for use of the parking garage could include the corner of Studewood and E 6th 1/2 St (which  the city is proposing a crosswalk here based off a traffic study). I don't know. From the video, they're considering revisiting plans to place the automated parking garage on White Oak near Studewood, which they're likely referring to 2714 White Oak (or whatever lots next to the former Fitzgerald's site), pending action on the deferred variance or approval of subsequent plans submitted to the city.

I see residents' concern as far as traffic goes. This is going to be interesting to follow.

Source2Load Engineering and Consulting announced this week it designed the mechanical, electrical, and plumbing for New Magnolia Brewing Co. The MEP design is posted on their Facebook page.

The announcement also included additional details about the brewery's or brewpub's warehouse renovation:

This 7,725-sq.-ft. facility at Bevis St. between W. 16th and 17th, in the heart of Houston is about to become New Magnolia Brewing Company...

The New Magnolia’s 43,560-sq.-ft. digs at 1616 Bevis include this front yard, more than twice the size of the building to its north.

Boasting at 800 amps of electrical service, the facility will power the brewery process; boilers, chillers, Reverse Osmosis system keg washer etc. , tasting area, beer garden, and much more.

More on the warehouse at 1005 Sawyer from Swamplot:

The green-and-yellow speckled warehouse at 1005 Sawyer St. has a new blue leasing sign from Braun Enterprises tacked to its forehead, as regular real estate surveillor Chris Andrews noted over the weekend. Braun bought the mid-sixties building last month, per county records of the transaction; the 6,360-sq.-ft. structure sits north of Washington Ave. sports-nightclub Social Junkie (which Braun also bought early last year), under the watchful gaze of the 24eleven Washington apartment midrise (to the left below):

On a not surprising but sad note (depending if you liked dining here), Sing has closed  last week at Lowell Street Market.

All of Sing's social media (Facebook, Instagram, Twitter) are gone. Only the website remains for now with this message announcing the closing:

    More from Community Impact:

Sing, a fast-casual concept offering Singaporean cuisine, closed its Heights restaurant at 718 W. 18th St., Ste. D, on Nov. 3. The restaurant opened about a year ago, but its executive chef Cuc Lam left the operation in January. "Our journey together at SING is now at an end. Thank you for making it so much fun! We hope you enjoyed every bite, and we look forward to our next adventure together," a message posted to its website reads.
