The point is, it does no good to voice your opinion here. Let the decision makers know how you feel. Let Costco know that you've admired them as a good corporate citizen, but that this store in its current design will erode the neighborhood. Let the city know that the people they represent will not be happy with the design, and that they should use whatever limited power they have to lean on the planners to change the design.

I'm actually more inclined to think that the most influential project in Midtown will be the intermodal transporatation center North of downtown. I drive past the Pierce elevated daily, and it looks like a third world shanty town. If I were a developer, I wouldn't invest a lot of money until some of the undesirables in the area were shipped out.

I honestly have had Cajun food in LA and SE Texas for years, and really can't tell the difference. Chevron and Texaco merged in 2001. They've consolidated offices and moved to the Enron buildings. Your friend doesn't work for Texaco anymore, but may work for ChevronTexaco. The Heritage Plaza is undergoing some renovations, and was supposed to be adding parking (according to their leasing manager), but it most certainly isn't vacant. It was bought a couple of years back by an Atlanta firm making its way into the Houston market, and I recall EOG signing a big lease there recently.

I'm sick of people from the Sierra Club describing Houston as the most polluted city in the country, when in fact we rank far behind several California cities and closely to other major cities our size (i.e. Dallas). Thank your former Democratic mayor for the perpetuation of the "Houston is dirty" stigma that still hurts to this day. -
I guess it's always easier to complain, but I kind of like both names. At least it's not the Finger Tower. What's in a name anyway?

We could go into a long discussion about the political and world events of the early 80s. The Cold War, Paul Voelker, oil embargos and the shah of Iran, but I guess that's for another discussion. I'm just telling you it's a widely held opinion, and only an opinion, that we aren't going to touch double digit long-term rates for a very long time. Of course, who knows what the future holds. "also, you will not see apartments being converted into condos in 3 - 5 years. those days are behind us" And, in front of us. Who knows what interest rates will be doing in 3-5 years? I've got to imagine there will always be enough new money to come in and do condo conversions, depending on interest rates and the overall real estate market.- 53 replies

I think it could work. It appears that the developers are going after the more "folksy" demographic, soccer moms and nascar dads which have a whole lot more purchasing power than the average haif poster. The "faux" doesn't bother me. When do things become real and faux? Someone explain. Is the small town Texas environment created in the resort not a real environment?

I work in oil and gas, so this may be way off. But I know when you change the site use from something industrial you have to mitigate the site from contamination. You are required to do an environmental study, and are required by law to clean anything that the study finds. However, you are not required to do any type of study to determine the contamination as long as the site usage stays the same. In other words, as long as you never know how much contamination is there, then you are never required to clean it (which can be very costly). I'm not sure if this has anything to do with the industrials that are there, but just maybe?

Does anyone know about the new development called Washington Point South? It's located adjacent to the Primeway FCU and across from Bank of America close the Heights intersection. I kind of find it peculiar that they call it Washington Point South, since it's on the north side of the street and Washington runs E/W.

I lived in NYC for a short time, but I don't ever remeber GCS being a destination unto itself. It's primary purpose is to be a major transportation hub. -

I'm completely naive when it comes to large commercial real estate deals. I have to guess though that there is a lot of negotiation going on with lots of money at stake. I don't think satisfying your, or my timetable is priority number 1 right now. -
I too fear for my life crossing the Studemont bridge. According to Knudson and Associates(http://www.knudsonservices.com/services/public.asp), the management company in charge of the Memorial Heights TIRZ, they have tried to purchase the land abandoned by UP, but to no avail. I've written to UP asking what their plans were for that stretch of land, but got no response. I wish we could put some pressure on these companies to be good corporate citizens.
