  1. I've tried every way I can to like this building, but I can't. The exterior flat sucks. No doubt the exhibits inside are top notch, and worth the visit, but that exterior just isn't there.

     

    The exterior of this building was designed to evolve over time.These shots are going to change as the years go by. This building will be a living stucture with all types of plant life on the roof top terrain as well as the sides and walls of the building itself....it will definately lose that sterile look that it has now. Its gonna be interesting to watch the evolution over time....BRILLIANT!!

  2. I agree with Dallasboi. Any thread discussing Dallas' CBD or uptown Dallas deserves a big YAWN. This is why I thought I should fill it with photos of Houston. Just so people aren't bored off their ass looking at those little, boring, insignificant 'buildings' in uptown Dallas or those tacky monstrosities in downtown Dallass .

    We know you both love and are jealous of Houston, Dallasboi. What a confused state of being you must exist in.

    U are right about me liking Houston...I love Houston.......But I also see how houston is not all it cracked up to be or how u houstonians want people to see houston...It is rather BIG....and for the most part it is bland.......lets not talk about monstrosities...the buildings in DTHouston are indeed tall......but overall its nothing in DTH thats not screaming "Bland".....I can say that my favorite buildings in the world are in Houston(enron Towers) but that is not enuff to create the image you guys want everybody to have.....Jealous?...I wouldnt say that.i feel like dallas and houston basically offer the same stuff accept dallas always seems to do everything a tad bit better....Houston is the 4th largest city in the u.s...and Dallas which is the 9th largest out bids houston on everything...why is that?Because while houston is almost double dallas in size and poulation it shows that the bulk of the bulkiness of houston is generic uninspiring uncontrolled fill-in that gives it a bigger busier feel with no substinance..In dallas its much smaller..less congested alot cleaner and the developments give you a way better since of place...development in Dallas always seems relevent to the surroundings to where it is placed...in hosuston everything seems randomly placed and badly situated......ugh!!!!..I know houston can do better...How can the ninth u.s city be giving Houston this much run for the money.....Step it up Houston....You guys need to be blowing us out of the water up herer in lil ole Dallas.... ;):rolleyes:

  3. Come now, I bet you and Velvet Jerk have never had a 'thought' in your lives. It's all posting and bashing. There have been plenty of nice buildings built in Houston over the last 15 years. Main Place is going to be great. Enron 2, 2727 Kirby and the Mosaic turned out very nice. And there are several very cool buildings that were built in the TMC recently.

    I think it's funny how the building boom that hit uptown Dallas has come and gone and the biggest building they got out of it was only 30 stories. There was certainly no shortage of buildings built on the cheap in Dallas in the last 5 years. No wonder Dallasboi is so bitter.

    Sorry if i came off as trying to bash houston...i simply second someones opinion...I mean for the lack of better words i just agreed with velvet...It will by all means function as a state of the art hospital ...I just know it...so lighten up a lil...just because its not attractive to Me dosent mean its not a good hospital and the the crown is indeed an afterthought in my opinion used to spice up a bland design that "LOOKS"cheaply built.....but it is new..and it is a hospital...so i hope whats inside can make up for the eyesore part :unsure:^_^

  4. If the area and demographics were considered, I would have expected a higher quality design. For me this building looks like it was the victim of the all too often seen attitude of "how cheaply it can be done takes precedence over quality" tone that appears to have settled in Houston over the past 15 years. Possibly because of the area, the crown was decided upon to give a false appearance of quality, but it didn't work in my eyes.

  5. ...three things that all Dallasites are VERY familiar with because Dallas has all these things in abundance. And let's not forget about it's nationally recognized reputation for having bad taste and lots and lots and lots of empty offices downtown.

    :lol: ..U are simply a joke.....Ive never heard of Dallas being Nationally known for bad taste...u guys make up anything to soothe your envy....GET OVER IT!....The envy will only get worse in the coming years because Dallas has just begun another wave of development:Woodall Rogers Park,Covention Ctr hotel,Museum of Nature and Science and the Calatrava bridge is picking up steam..DTD main street new lighting scheme that will be introduced at the end of this year along with Runion Towers New LED lighting scheme.And on top of that...Dallas has just completed and about to complete alot of development also....its too much to name.......oh and Mister X GET OVER IT!!!!!!!!! :lol::blink:

    Seriously, I take no joy in Dallas' CBD falling to such vacancy levels, but it sure is fun when folks like Dallasboi get their hats handed to em.

    lol......have u even been to downtown dallas lately.....vacancy rates are things not seen by the naked eye when visiting a city....most people couldn't care less when visiting a city....Visit DTD and come see whats happening........vacancy rates?????!!!....even if it is high,..me along with a ton of other people are really enjoying whats going on DT. its a whole new place.And pretty soon companies are gonna swarm DTD from everywhere....including Houston :blink:

    Is it really unreasonable to occasionally check back on some predictions and see how they turned out? Sorry you don't seem to be able to handle reality so well.

    ;) .....we are just fine up here in Dallas.......still progressing...thanx for the update and concern....of course you have alot of time on your hands because it only takes 10 min to shop at all the stores at HP......Oh and good to see or hear or read u again too. :ph34r:

    I'm not surprised you don't understand the relevance to this topic. That has seemed to be a problem from the beginning. I'm not saying it's the best we can do, I'm saying it is a very positive thing for downtown Dallas. Time will tell. How about we meet here in 1 year and analyze real estate and housing data to see who is right? I'll make an Outlook reminder now. :)

    In another thread that was later closed, JasonDFW and I (and others) had a lengthy discussion about whether the Victory Park development would help or hurt downtown Dallas. I argued that to the extent Victory Park was successful, it would hurt the downtown Dallas office market. Jason (and others) argued that it would help downtown Dallas. As seen in Jason's post quoted above, we agreed to meet here in a year to check on how downtown Dallas was doing. I'm sorry that Jason's Outlook has apparently failed him because he never checked in.

    Well, here we are almost three years later. From the Dallas Business Journal, September 28, 2009: "The vacancy rate for the Dallas Central Business District is approaching 30%, jumping from 26.5 percent a year ago to its current 29.1 percent." (For the record, in 3rd quarter 2006, the CBD office vacancy rate as approximately 21.6%.)

At the risk of starting all of this nonsense up again, I just have to say...every time I've ever been to Las Colinas, I feel like I've stepped onto a movie set that suddenly shut down production. The place is eerily quiet, both during business hours and during the evenings/weekends. There was never anyone in the restaurants, no one on the streets or sidewalks, and the apartments seemed to have maybe 50% occupancy. It felt like the end of the world or something. All that infrastructure -- roads and canals and "people movers" -- just sitting vacant, going to waste.

    I don't get it, I guess. Why is Las Colinas such a big deal? I understand that there are some big companies based there and I know they have some decent housing (I've got a friend who rents an apartment in the "CBD" for an exorbitant amount of money...), but it seems deathly quiet considering those facts. Have I missed something every time I've been?

    But Northpark has a movie theater and Galleria doesn't. Northpark also has some exclusive high-end stores that the Galleria does not have (obviously vice-versa as well). And Northpark does have a food court. They call it like "CentrePark" or something. They have this outdoor area part too, that's in the middle of this big seating area.

    That's about it. The only thing I like about Northpark is that the entire place is cohesive and looks the same. That, and Galleria's bathrooms are very messy. Yuck.

    Now take that Coaster!!! :PB)

    I agree wih u on this Trae. To me its the same situation with the Galleria.Houston Galleria is better than Galleria Dallas,but on the flipside of the coin....It has to be that way because it is "THE" mall of houston while Dallas has a more watered down version of the Galleria(which is not far behind Houston's)Dallas also have other choices that are also on par with it. To me it makes for alot more variety.Houston Has "2" water prks...Dallas "4"Houston has "0" amusement parks..Dallas has one of the best... Dallas Has two indoor waterpark hotels....Houston has "0".Dallas proposes a neat ski park... Houston Proposes one that HAS to be kick ass to compensate for the amusement park that was lost aaaaaaaaaaand to compete with he new concept for our ski park...So again trae ..I agree wit you totally!!! B)

    Yeah I read this.....and this has been said numerous times..But I can almost put my money on it that office construction does not grind to a complete halt....be realistic...I know some may want this to happen..(in Dallas and Houston),but you have to realize...Developers build for the future markets not always the current market....My two Pennies B)

  13. Yeah it wouldn't make any economic sense to build the project right now. Dallas better sop up some of that vacant office space first before trying to build something like this. Cool project though!

    Yeah...I see alot of people are having a hard time digesting the design....me on the other hand thinks that the design of the buildings themselves would be the eye catcher of the whole development...I dont think texas will see to many developments like this.And I also think that people here are not used to edgy developments like this .....if this was a proposal like in Chicago or LA it would be well welcomed....and as for sopping up office space....Dallas has been in this vicious cycle for as long as I can remember so this is nothing new...just my two pennies. B)

  14. All those emoticons gave me a headache.

    I was born and raised in Houston, Austin for college, and Dallas for sometime after graduation. I have to say that I miss Dallas in many ways. But at the same time, Houston is, and will always be home. The one thing that Dallas has an edge on is architecture. The Arts District is going to be amazing. I really don't think there will be anything like it in the United States. Houston does have the new Asia House coming online soon. But the bold, stunning architecture lacks in Houston. People in Houston do seem to blast Uptown Dallas, but they should not. Midtown is nothing like Uptown. I think Midtown can be in about 5 years, but they are still behind the 8 ball. At as far at Montrose and Oak Lawn, forget it. Montrose is still gross and scary. Just my 5 cents.

    Stop the crap and who uses city populations like that anymore? Dallas' overall metro area (including Fort Worth), is the reason why it is like that.

  15. I think you need to get out of Dallas for awhile, Dallasboi. It sounds like you are having a breakdown or something. Victory may be a boring place with nothing fun to do (just like you have described for us) but there is no need to give yourself an aneurism over it.

    A cool, trendy, retro bowling alley and a plaza full of entertained, happy people in an inviting, friendly, happy atmosphere may be just the thing you need to get over this bad patch. Since you won't find one in Dallas, you better save up your gas money, Houston is only 250 miles away. See you in October!

    Until then... Stick a pacifier in it and quit being a baby about it!

    Mister X I've lived in Houston for Two years of my life.....I've seen a good bit of Houston and I liked it alot when I lived there.It was very different from home and I think thats what made it kinda interesting.........However.......since I have seen both cities enuff to feel at home in both......I feel that my judgement is fair when I say that houston needs to step its game up..........Now don't get me wrong....Im not saying that Dallas is on top of its game in everything but for it to be on par with the 4th largest city in the U.S...That says alot for Dallas........Its not one category that Houston blows dallas away in.....And I really think it should..........I can honestly say that with Dallas being #9 on the list......every city thats below it(#10 down)cannot compare....Houston cant say that because every city below it,all the way to #10(except SA.TX)Gives Houston a run for it's money(quality of life Categories).....and Houston simply cant compare to any city above it(Top 3)...So to sum everything up I think Houston,being in the top 4...should be on par with the top 4.........lil ole Dallas should be eating H-Towns dust...IN EVERYTHING.........Houston should have his boot on the forehead of Dallas.............but thats simply not the case.. ;):rolleyes::D Thats just my 2 pennies.. :rolleyes:

    So, what's new at Victory?

    Im sure u dont want to keep tabs on a big FAILURE like Victory Park.....I mean.....u have the Houston Pavillons to keep u on your toes right?...Victory is shutting everything down as we speak...I heard that they have already started removing the top floor of the W to dismantle the whole district...Its such a failure that they decided to remove the residential portion of it so it can be on par with smaller developments in which it is compared....Victory is very much a failure tho.....we havent a bowling alley to get people down there and shop and enjoy story time at a bookstore that Victory does not have....I guess I'll be at The Houston Pavillions all the time....It has EVERYTHING!!!!! :D

    You're silly Dallasboi. Houston is the powerhouse of Texas, not Dallas. Please get it right next time. Dallas only gives Houston a run for the money when it comes to building very forgettable, boring mid-rises and retractable roof football stadiums.

    And BTW, I'll probably check out HOB a few times too. There are enuf restaurants to keep me going back pretty often. But forget about me, those downtown workers will be keeping HP busy during the days. Unlike Victory, where people have to walk half a mile to get to a lot of nuthin', HP will be in the CENTER of DT Houston, a convenience to hund/reds of thousands on a daily basis.

    Game Over. We won. :P

  18. Where can I find this information Dallasboi? I tried googling it and there's no declared winner. Yes Dallas/Ft Worth probably is the powerhouse of North Texas but Houston serves as a Powerhouse for South and Southeast Texas. Our Port of Houston serves as a major artery for goods coming in and out of the state so i think that's enough to say that Houston has a strong hold on this state!

    But what does that have to do with the title of the thread anyway? Nothing. I think some people on here need to ease up on Victory a little. What if we hit an economic slowdown? I'm thinking some of us could be jinxing ourselves. Be careful!

    I actually got that info off of this exact forum....i will find it and copy and paste it...........I know houston is a very important part of Texas.....But there are other places...in Tx... that are just as, or even more important.......Thats all I ever try to point out. :rolleyes:

    But yeah Dallasboi just look at the picture map of all the projects that are supposed to follow Houston Pavilions and The Park in the next couple of years. What we're going through now is probably a Phase II or III just like Victory is being done in phases. I guess one could say Phase 1 of downtown eastside development probably started around the Toyota Center and Hilton Americas. Very similar to Victory.

    Ok.....Now I see what you meant........I don't know why my post was mysteriously deleted....All I said was one word......."How"..............but you were so kind as to explain and I greatly appreciate it.
