Coffee shop and cafe A 2nd Cup is located at 1111 E 11th St.

The building at 1111 E 11th St is listed for lease, as of late August.  Coffee shop and cafe A 2nd Cup is housed here. 

With the building up for lease, this means a 2nd Cup is closing its storefront at this location. The coffee shop and eatery is relocating.

The Vineyard Church (Vineyard Christian Fellowship of Houston) owns the property. However, word is the church recently sold this lot.

Wolf Capital Property is advertising the building.

Instead of closing its Heights location in December, a 2nd Cup announced on Instagram that it will close Sunday, October 16.

The coffee shop is relocating from 1111 E 11th St to 4928 Fulton St in the nearby Lindale Park neighborhood.

Here's the most recent post about the Heights location closing October 16:

Sites plan for 1111 E 11th St in the Heights. The site plans are from recent leasing materials for the property.

There are two site plans included in the leasing materials. One shows the space as one unit. The other is divided into two units: one for Rumble, a fitness and boxing gym chain and the other, a 2,890 sf unit available for lease. I assume the multi-tenant site plan is the one Wolf Capital Partners is marketing.

A proposed patio out front is shown on the site plan. The square footage is 1,250 sf.

Wolf Capital Partners acquired the property last year from The Vineyard Church (Vineyard Christian Fellowship of Houston). Local coffee shop and non-profit a 2nd Cup previously leased the space.

Andy's Home Cafe, located at 1115 E 11th St next, is accusing Wolf Capital Partners of not being good neighbors. The complaint stems from Wolf Capital Partners' acquisition of 1111 E 11th St last year.

Since purchasing the property, Wolf Capital Partners has blocked Andy's employees and its customers from utilizing parking spaces situated on 1111 E 11th St.


Details from the Chron.com article:

"Thomas Morales, owner of the longtime late-night Tex-Mex mainstay located at 1115 E. 11th St., says that for the past three months, his customers have had to park along neighborhood streets after Houston-based real estate developer Wolf Capital Partners blocked access to parking spaces they've used for years in front of the building it shares with Andy's as well as a large parking lot next door—even though Wolf's property along the strip does not currently have any tenants."

I will be the first one to throw stones at real estate developers, but anyone running a restaurant knows that parking spaces are always going to be part of your lease.  If your customers are using spaces that are not on your lease, you really can't make a stink when your luck runs out.

Yeah, I'm a fan of Andy's because of some good things they have done for the neighborhood after hurricanes and such, But their parking has always been the pits.  I usually park across the street next to the school playground and walk across.  No valid reasons to complain here...

Yeah I get it but if your neighbor moves out and has their home on the market you don't get to take over their driveway while they are selling it.

It's more of an optics thing and its easy to go after the big bad developer. At least that's my take after reading the article.

It is a bit of a dick move by the developer.  But it is probably coming more from a place of trying to make sure that potential tenants do not drive by the property and think that there will be a problem with parking due to overflow from Andy's than trying to put Andy's out of business.  If the landlord wants Andy's out, they will jack the rent just like they have been doing all over the Heights.

There's no landlord, Andy's owns the property they're operating out of. The chron.com article linked upthread mentions that Wolf Capital offered to buy them out for $600,000, which they obviously declined.

So, then Andy's is obviously grandfathered on parking minimums, which is a huge benefit and advantage in a neighborhood with very high property values and very little room for off street parking.  To then expect other property owners to allow your customers to park on their property is just wrong, even if the space is empty.  Andy's has been freeloading off their neighbors and has no right to complain when they got cut off.

Rumble is leasing a unit at 1111 E 11th St. 

The location is listed on the fitness and boxing gym chain's website. There is also an Instagram for the forthcoming Heights location.
