Amlaham
There's been a lot of activity in the museum district!
Ross
I guess that will be a spineless site one of these days. 1 1
X.R.
Have had clients kick the tire on the building. It has OR rooms and a sophisticated vent system. Functional medical property in Houston is at a premium, especially that close to the med center. If this gets torn down, the only thing that makes sense is a big vertical. Whoever buys it should just operate a COVID testing site out of it until its groundbreaking day if they tear it down, its basically turnkey for that purpose right now. @houstontexasjack any thoughts on potential development? And yeah, the district real estate is hot right now, lol.

The X Houston site was formerly one of the parking lots that served the spine center. There’s another smaller lot to the east of Crawford that also has parking. The site itself has minimal parking—not enough to operate a hospital with OR visits. My hunch is this is being sold for the land, with the idea that someone will want to go vertical with it.
houstontexasjack
The listing isn’t up yet but a “for sale” sign also is up by the parking lot across the street: This improves the chances the site could still be used as a sort of hospital. However, a physician friend told me the operating rooms at this building might be too small for any specialty other than pain management, so the medical buyer pool could be very limited.
houstontexasjack
Aria Real Property, LLC just acquired the site at 5445 La Branch St, the lot bounded by Calumet to the south, La Branch to the west, Crawford to the east, and Prospect to the north. It is between X Houston and Boone Manor. It appears the entity has a registered agent named Chong On Yi, who is associated with the group behind FM Kitchen and PKL Social. The entity also owns the lots on the SE Corner of Westheimer and Montrose, including the complex that formerly housed the Montrose FM Kitchen. That hopefully portends a restaurant and/or pickleball use for the site.
IntheKnowHouston
Thanks @houstontexasjack! In case you didn't see it, you created a topic for this property two years ago: https://www.houstonarchitecture.com/haif/topic/47248-us-pain-and-spine-hospital-site-for-sale-at-5445-la-branch-st @Urbannizer @Triton or other mods, please consider merging this with the ongoing one.
houstontexasjack
Aaaaaaaand the main building is back up for sale: Straight land flip from a distressed owner who could no longer hold. How dull. 4
