1050 Heights Blvd was sold in 2019. Based on permits filed with the city, the house will be renovated to accommodate two businesses: a massage salon in suite 1 and a restaurant, possibly named 1050 Heights Cafe in suite 2.

The square footage for the massage salon is 3,166 sf, according to permits filed.

In 2020, plans were submitted plans to the Texas Department of Licensing and Regulations.

Below are additional details about 1050 Heights Cafe from the plan review inspection report. 1050 Heights Cafe is a restaurant planned for 1050 Heights Blvd, Ste 2.



This pertains to the 1,144 sf remodel:
 

  • Proposed: 1,144 sf remodel to restaurant
     
  • Occupancy Type: (B)
    Dining: 366 sf
    Kitchen: 300 sf
    Bar: w/5 occupancy
    Total Floor Area (Gross): 920 sf

 

This is from the wastewater capacity reservation letter submitted in December:
 

  • 10,273 sf full service restaurant
    • 3,965 sf dining area
    • a bar w/46 occupancy

The city is requesting the following revisions for developers/design team to correct (below is only a portion of the requested corrections):
 

  • Parking
    • Clarify if any off-site parking is provided on proposed site plan and in response sheet. Traffic Department needs to review the parking geometry and the route from the off-site parking to the proposed development if applicable.


       
  • Driveway Design
    • Traffic doesn't grandfather existing driveway. Driveway needs to meet IDM requirement.


       
  • Driveway Placement on Corner Lot (Commercial)
    • Provide the distance between the proposed driveway and the property line near the street intersection; Refer to Chapter 15, Table 15.08.03 of the Infrastructure Design Manual for the driveway placement criteria.
       
    • Minimum 100 feet offset is required on major thoroughfare road and minimum60 feet offset is required on local street. Call out the driveway offset distance on site plan.
