Popular Post OkieEric
This could be worthy of a new topic, but regardless I found out what the 2nd midrise will be... There's an ugly, overgrown lot at North Braeswood & Main (east side of Main) that I walk by almost daily on my way to the trails - they've been using it as a staging ground for the re-surfacing on Main, and I noticed there was no longer a for sale sign. "AHC South Main LLC" closed on the property on 5/19/16. I couldn't figure out what exactly that was but a managing director for Allen Harrison Co. (AHC) signed one of the documents. I'm not sure if this will be deleted, but I was able to read the article Urbannizer referenced from March without a subscription (just had to put in my email): Quote Texas Medical Center area Allen Harrison is under contract to purchase about an acre of land off South Main Street near the Texas Medical Center. The developer plans to build a large steel-frame midrise with seven floor of apartments — 186 units — over four levels of parking. I kept reading that as 7 stories, but sounds like it will actually be 11 floors total Edit: Sorry, that's just 1 of 2 midrises. The other will be a 5-story complex on 3 acres in the Heights (per the article) Edited June 15, 2016 by OkieEric
htownproud
Great find. The corner of N Braeswood and Main needs something on it.

OkieEric
FWIW, both the original article and a follow-up from mid-April about Allen Harrison mention that this project as well as the one in the Heights should break ground this summer
plumber2
I've always been curious if North Braeswood at Main St. ever connected, or was ever intended to connect with the short stub of North Braeswood at Greenbriar? I've looked on Historical Aerials and some older maps, but it does not appear that it ever did. The Google view shown above does give a hint of North Braeswood curving north as it approaches Main St. Even the house on that corner is situated on it's lot hinting that the road may have had a curve to it. As for the 11 story apartments, yeah I'd welcome that. This lot has been empty for some time. In fact I remember several years ago, a group of us superintendents for the plumbing company I worked for decided to meet up for lunch at La Hacienda restaurant, which was at that site for years. Little did any of us know that it was gone. Not just closed but gone! We had to wait until all of us pulled up before we decided were else to go since it was back in the day before cell phones. That job has been surprisingly stagnant for a while as it is certainly not done but I haven't seen them actually pave anything in weeks
OkieEric
One of those "plan review fees" was issued for AHC South Main yesterday. Not sure how meaningful that is but it appears this is still progressing Project No: 16110569 Date : 2016/10/31 00:00:00 USE : MASTER INCLUDES (8) SUB PROJECTS; NEW SH Owner/Occupant : *AHC SOUTH MAIN Job Address : 7551 MAIN ST 77030 Valuation : $ 0 Permit Type : PX FCC Group : Buyer : HOUSER CARLA Address : 8300 FM 1960 200 77070 Phone : (281) 380-9059
OkieEric
I don't see any official news on this one yet, but another plan review permit was issued in late March and today they had some sample brick facades sitting out there. Kind of hard to differentiate what might be happening here from all of the Project Brays work around this site, but I take this as a positive sign

brian0123
Any renderings for this available? I'm coming up empty on my searches.
OkieEric
Another small step - an Arch-Con Construction sign is on the fence now stating it's a construction site. There appears to be some dirt work but it's hard to differentiate it from the Project Brays work, at least from Main St. This seems imminent but no building permits that I can find. I can't find any renderings, either

OkieEric
Website will be SouthMainBuilding.com (currently forwards to Allen Harrison main site) I saw the sign and was hoping for a rendering - surely we'll get something when they break ground, which will apparently be soon
brian0123
I don't think I've been this excited about a building in some time. It could have some incredible views from it and really change the landscape of how the TMC skyline moves south. Really hoping it's not some bland box.
OkieEric
Lots of permits (including building permit) issued today, so hopefully get some news (and rendering) soon. The groundbreaking ceremony was a couple of weeks back as that tent has been gone for a while. There are also a few more brick combinations out there LOL In somewhat-related news, I'm really impressed with the Project Brays construction going on - I thought I'd hate more concrete but the walls upstream of this spot give it more of a canal-type feel. I had thought they were going to replace the lower trails to place in the middle of the lower shelf but so far they are still right on the edge of the liner. The upper trails are definitely being replaced

htownbro
Due to that recent Harvey flooding event, I suspect high rise living will be more desirable in Houston and more mid and high rise residential towers will pop up everywhere, lol.

Texasota
I mean, most of the new midrises and high rises are quite a bit cheaper than that, but that square footage number seems pretty arbitrary to me as well. I *do* think number of bedrooms is potentially an issue for anyone trying to raise a family, and I'm not sure there are there are that many 3 bedroom units being built.

Prior to Harvey many of these mid and high rises were giving discounts of up to 3 months free rent because of competitive market.

hindesky
I guess the base to the west was just the 2nd section, the tower crane went up this weekend and it has enough jib to cover the whole site.
