The Chicago version is nice but would have clashed with Fountain place. I just saw some other renders on dallasmetropolis which look way better and work in concert design-wise with Fountain place.... complimenting it. Very nice!

Shake Shack looks to open second Dallas location:

Is New York’s beloved Shake Shack coming to Preston Hollow?

The popular chain is opening a location in Preston Hollow next to Ken Man’s Shop on Royal Lane, according to a real estate source. Construction is slated to begin this year.

We reached out to the company, which said it didn’t have any “current plans” to open in the area. But our source says agreements still are being finalized.

Dallas' second Woonerf neighborhood approved:

Dallas’ first residential Woonerf neighborhood comes to northern Lake Highlands

You probably haven’t heard the term Woonerf unless you are in an architect/city planner-type. Or Dutch.

Quote

Her new unique neighborhood called Urban Commons, to be located off Forest Lane near I-635, was unanimously approved by the Dallas City Council Jan. 11.

Quote

“Neighbors will live their values and connect with what they love: modern architecture, living green with access to the outdoors and to urban amenities,” she says.

Quote

These will run about $200,000-$600,000.

The project consists of 75 – 80 single family homes will be built by architect/builder teams in groups around landscaped common areas. Homes will be smaller, from 600 square feet to 2,800 square feet.

“Modern architecture and national green building standards will apply. A limited, carefully selected palette of materials will ensure cohesive design, low maintenance and durability. Expansive front porches on each residence will reinforce a sense of community and provide a proven eyes-on-the-street approach to security,” the developer notes.

Quote

“The 10-acre site will place a priority on the natural attributes of the property, through visual and spatial connects between the building clusters and the wooded environment of a creek and water branch that traverses the property. Outdoor amenities, including a pond and a walk path engage the existing nature through the plan. In contrast to the re-wilded creek, residences front on cultivated landscapes and professionally maintained commons areas that are connected to garages and parking by accent paving.

Seets will incorporate Woonerf [ʋoːnɛrf] details; an urban planning strategy that creates shared streets where pedestrians, cyclists and vehicles travel together without traditional safety infrastructure to guide them.

Lennar plans new apartments, retail on Garland Road

Quote

Lennar Multifamily Communities wants to build a mixed-use development of apartments and retail on Garland Road near Buckner.

Quote

While Lennar’s zoning-change application requests a new planned development district “to allow for multifamily residential and retail,” it doesn’t specify what kind of density they’re seeking.

How many stories, how many apartments and how much retail space they’ll be requesting remains to be seen.

CBRE: DFW leads the nation in office leasing activity as Houston looks to fill some holes

Quote

Dallas-Fort Worth has ranked as the No. 1 market in the United States — based on office leasing velocity — with nearly 5.3 million square feet of office space leased in 2016, CBRE research says.

The North Texas market trumps the rest of the country, in part, because of its diverse economy and its attractive business environment, researchers say.

Quote

Dallas-Fort Worth also ranked third in the United States based on annual rent growth, which increased 18.2 percent for Class A office space with the Dallas Arts District, according to CBRE research.

Quote

Austin ranked as the No. 8 market for absorption in the United States in 2016.

Quote

CBRE researchers say to put it in perspective, Houston's available sublease space is equivalent to the combined total of sublease space available in Boston (2nd), Manhattan (3rd) and Washington, D.C. (4th). It is also five times the space available in Dallas-Fort Worth.

To add some more context, the total vacancy (including sublease space) and total availability in the two markets is:

Total Vacancy (including sublease space):

Houston:  15.7%

DFW:      18.6%.

Total Availability (all existing space being marketed for lease, so it includes space on which leases are soon expiring and is being vacated):

Houston:  20.9%

DFW:       23.7%

A direct link to the report would be helpful.

I tried to give a direct link, but the CBRE site won't let me do that (or at least I cannot figure out how to make it work).  As I noted above, one has to register on the site and sign in to generate the reports.  Registration is free.

To try again, here are the links copied directly from my browser:

MORE DETAILS ON CAPITAL UPGRADES TO PARK CENTRAL 3 AND 4

589a4c9ed0ef7_Park_Central_3_4.jpeg

Quote

Pennsylvania-based McKnight Realty Partners has secured $58.6M in refinancing for Park Central 3 and 4 in the Park Central submarket of Dallas.  Millions of the total funding will go toward lobby renovations, exterior upgrades and revamping amenities, McKnight director of development and acquisitions Izzy Rudolph said.

A refreshed main lobby will give Park Central 3 a sense of entrance with modern finishes.

The interior conference center will also get an upgrade.

The exterior will get a cleaning, a fresh coat of paint and a new lighting system. McKnight will also better connect the exterior to the White Rock Lake Trail. A high-end food and beverage service will be coming to Park Central 3, but Rudolph was tight-lipped on the specifics. He promised something cool and hip. “Think of a co-working-style, chef-driven concept.”
