  1. I disagree. MidtownCoog is not an exception at all. Those that list their homes at a fair market price will sell quickly in midtown. The problem is that people are expecting massive appreciation so early on before the land is built out...so they price their 165k purchased Perry townhome at 250k...when in reality, they might be able to expect 200k...
  2. has anyone seen the artist rendition that's on the superblock along Main street (near tuam/main)? It looks great! Hopefully something starts taking root - the picture shows a 'town center' like area that would be spectacular for the area. I'm holding out hope that midtown will rise to be a star in the near future...
  3. I believe they are going to have a new playground. BTW...I was mistaken about the pond - i took a more detailed look at the rendition and it's actually not pond, just a bunch of more open space. It was raining when i looked at it from my car...and yesterday i walked up to it...

Angelica might suck to the person who is more interested in the mainstream pics that tend to show at the 20-24 types of large facilities...however, to those like me, who enjoy the independent genre, it's a great place. 20-24 theaters is more of a suburban concept and i question it's feasability (financially) in a downtown type of price market. It's easier to throw up 24 screens on the outskirts of town than it is to do it downtown.
  5. I walked by the park yesterday to take a look at the project sign...a couple of observations: 1. The project is listed as one that will span 2005 - 2008 2. The cost of the project is listed $600k+ 3. The artist rendition appears to include a pond of some sort in the middle...kinda where the old fountain is now 4. The trail is pretty much all torn up 5. The playground 'jungle gym' is almost torn down entirely 6. The border concrete sidewalks are all torn up 7. The swingset is gone
  6. not sure...but this looks like a pretty large project - i'd say bank on summer at the earliest.
  7. went over to the park today to see the progress - They were in the process of pulling up the sidewalks around the perimeter of the park. The tore up the jogging trail almost in it's entirety. The swingset is gone and the playground is being dismantled. Overall, they are digging the place up. Let's hope this is a sign for good progress - i'm looking forward to the completed park!
  8. The orange fencing has been put up around each tree so as to protect them.
  9. They just put up a sign on the front of the St. Germain saying that there will be a special auction on March 12th...and some info about financing contacts...interesting. I saw them put up the sign an hour ago...
  10. Very much agreed. I 've had my son on that playground numerous times and it's great - very new and clean. The playground could surely afford some much needed scheduled maintenance/upkeep, but tear it down? No....
  11. last time i spoke to anyone at the collective...they seemed a bit cautious about the project...i.e. they didn't really commit to any timeline or such
  12. Today, on my quick drive home from downtown, I noticed that Baldwin Park has bright orange temporary fencing all over it - specifically around the outline of the trail and around each of the trees...likely a protective measure. Looks like they're finally gonna start on this thing...

  14. "We're just afraid we're going to be too old to enjoy it." What a great statement. While we don't live in downtown, we live several blocks south in midtown...and our biggest fear is that by the time it all gets going, we won't be able to enjoy it... This likely isn't true...but the sentiment encapsulates much of what midtowners (espeically midtown families) seem to be trying to rationalize.
  15. I live close-by this bldg...and the units seem great...however, they don't seem to be moving all that quickly. Open house every Sat from 1-4 for the past one year plus...
  16. I'm gonna listen to my own words and preach patience on this...even my impatience gets the best of me now and then...but then i have to remind myself of these developments nationally and how long it takes for the impact to truly settle.
  17. I too am starting to ignore projects that are supposed to be breaking ground...simply because they rarely, if ever, seem to actually break ground.
  18. All regions are deserving...but the reality might not provide for it right?
  19. I'm not sure that i'd consider 'bland and unassuming' to be preferrble. I'd prefer some creative development with character...and that's what they are doing. What exactly do you dislike?
