  3. Cute Ducks... To the thread starter: I would try to hit south of I-10. West of the Beltway is Rummel Creek, Wilchester and Meadow wood all excellent. There are Alexan Memorial Bend apartments, Memorial Townhouses, Georgetown, Nottingham Forest Townhomes. East of the Beltway would be Frostwood. There are The Pines, Ethan's Glen, Somerset and some places down on Tallowood. Hudson Oaks is another good townhouse complex, zoned to Bunker Hill. Since I don't know your budget I'm throwing things out there. Har.com has a townhouse lease search. You may want to look at that. There are apartment off Intercontinental that are zoned to Hunters Creek, but I know nothing about them. North of I-10, aim for Valley Oaks Elem.
  4. Do you have a budget? Sometimes renting a townhouse is almost a better deal than the apartments. More kid friendly too.

  6. The Energy Corridor houses are really turning over for the first time in decades too. 65+ set is selling out and 35+ set is moving in. McMansions are really in full production as well, that can be good and bad.
  7. Don't know what to tell you. Mine went from Partial to Extensive by putting in a new power service box and adding some more circuits so the house didn't burn down. It was more like FIXING than remodeling. My house history says it was remodeled in 2003 by previous owners. I guess can lights and new kitchen counters is a remodel, even though the cabinets, floors, and upstairs bathrooms are all original. <shrug> It did have some smoking hot 1980's appliances though. I just got my mail notice today. Anyone iFile yet? How long did it take to get back to you? Did they laugh and keep the appraisal the same?
  8. Woodforest is another Master Planned Community between the Woodlands and Conroe. Supposed to be the way the Woodlands was, or something to that effect. Being built by an X-Woodlands President of some sort.

  11. Macy's. I don't know anyone who shops its Galleria location. Its old and worn and smells of suburbia. Valentino just announced that he was going to retire. He wants to go out at the top of his game. I haven't heard if he's turning over his line to another designer, but I would assume not.
  12. Nope you win hands down! I just want to understand their theory this year of jacking up old house values and not touching property value. I think all us townies know what we paid for we we bought these old structures, and it was mostly for the land and location. Not for appreciation on a nice old battleship that needs something fixed monthly.
  13. Outside and a good verbal description worked when I lived in Tanglewood. Find the lowest valued house on your street and tell them yours is just like that one. My problem is that there was a razz and rebuilt by Hanfield Whitmer Davis($$$$) on our street, and apparently my old house is worth the same amount per square foot. NOT. So I will go with that one and the lowest priced one with similar sq. footage to mind and argue. I hope this ifile thing works though. I hate going down there with the stone-faced HCAD people.
  14. What do you all think of this ifile or isettle deal? Don't you think it has more effect to be there in person with pictures and physical evidence?
  15. Take pictures of your old portions. Take picture of "Total redos" in your neighborhood. They hit me for 120k on my 1967 house as well. We did pull a permit to put in a new Electrical box and to put GFI's in the house. I think that was 5,500 for all of it. Carpet/Paint/and some new cabinet doors do not make a house redone. I think its still 60% original. Look at the price per sq. foot. They are saying some of these old homes are as valuable as the ones built in 2007.
  16. I still have a hard time calling The Galleria Area, Uptown. I think it will always be the Galleria to me. I'm sure they will come up with a name for the new CityCentre/Memorial Herman area soon too. But to me it will always be West Memorial.
  17. AHHH. Anyway,I just re-read the post and I think he was saying that its an "inner loop" style house. AT least that's what I hope he's saying, that or people who are living inside the Grand Parkway are now Loopers. But 15 minutes to the Galleria? By what, helicopter?

  19. I guess after being in Houston for so many years we've become picky about where we go out to eat, sp we rarely encounter bad service. I mean this is Houston, bad service will kill a place because there are 50 other restuarants that are incredible within a 2 mile radius. I have left a penny as a tip before for horrific service. I think that hits it home more than no tip.
  20. LOL. I can see why people would want to knock them down for the lot sizes though. They put you on postage stamp lots out burbazoidia. Next West U? Hmm Not. Champions is very nice, but it is not "location."
  21. That's where we got the hit too, while the land value held. Weird. The hit is usually in the property value on these older homes, which you can't fight and wouldn't puzzle me as much as the house improving to almost new construction valuations. My house was built in the 60's. How can paint, carpet, updating the electrical from the 60's, removing carpenter ant infested decking and updating the appliances from the 80's equate such an enormous jump in the "improvement?" Guess it time to put the gloves back on. I fought every year when we lived in the Galleria area. We never fought in Montgomery county after the first try. They said "Well, do you want kept this valuation or for me to raise you the 20,000 for next year, now?"
  22. Yes electrical and paint, carpet and new applainces. But nothing that adds up to what they hiked us too. We have homestead status.
