shocked no thread on this. I keep seeing stories pop up in my feed for this tower in San Francisco that was completed not too long ago that just keeps leaning over more and more. they thought they had it stabilized, and now it seems that the windows are falling out. https://boingboing.net/2023/07/20/new-problems-at-the-millennium-tower-worry-yet-another-expert.html

it says they will have the capacity to serve 100 customers, which is 3x the current capacity. maybe I am mis remembering my one sitting, but if that place sat more than 20 people I'm shocked. and 20 is being generous. maybe they're talking about capacity of the kitchen? anyway, hopefully the added capacity doesn't affect their quality, I'll definitely visit them in their new location.- 402 replies

scale can sometimes impact quality. hope it doesn't cause them any issues. although they certainly can benefit from having more tables. they are right down the street from me, but I don't even try to go because there's not a chance of getting a table, so we end up going to Street Food Thai Market, which is 10 miles drive vs 2. I enjoyed the food the one time we were able to eat there. and I still miss Kanomwan.- 402 replies

if you look at the video behind the link I posted, it's from METRO and they definitely depict their ROW as being right on top of the Polo Club and parts of Memorial Park. it's early days as you say, the plans aren't finalized, we can all probably guess that the Polo Club isn't going to give their land over quietly, so it probably won't even happen that they will get any Memorial Park ROW. so yeah, the chances of this being the solution are pretty slim. I'd say that the takeaway here is that it is good to see/hear that TXDoT and METRO are working together this early into the planning phase, rather than working independently towards different solutions.- 187 replies

video in link for the METRO BRT changes if there's managed lanes inside 610. from the video, they will have to take land from the polo club too. I am very comfortable in knowing that for some reason they won't get an inch of land from the polo club, so another solution that doesn't include taking land from either the polo club, or Memorial Park will come up.- 187 replies

I comprehend it, it just doesn't make sense to me. if the government offers them money to buy them out, and they don't want to sell, then why is the issue being forced? issue them a variance that says no FEMA money will ever be available, good luck with insurance, give them one more chance, then wash your hands of it. it's already costing the public money if they sell, but if they are forced, then that's going to cost so much more in lawsuits.

interesting topic on a subject that could potentially be very related. https://www.houstonchronicle.com/news/houston-texas/housing/article/houston-hurricane-harvey-lawsuit-apartments-judge-18197693.php#photo-22835269 basically, the city is condemning an apartment complex that flooded, but the apartment complex wants to rebuild, so a lawsuit happened. my opinion is pretty irrelevant to what happens, but it would seem to me that if the government is giving them funds, then it should be to buy out the property and that's the end of it. if the owner isn't seeking government funds, then the owner shouldn't be forced to sell. seems pretty simple in my mind.

and how much water do those bayous move compared to Buffalo bayou? sorry if I'm terse, it's a fairly absurd topic. the color of Buffalo bayou is quite natural, to suggest otherwise is to perpetuate anecdotes that have no way of being proven, so why shouldn't I ask for factual proof?

while Sims wasn't lined with concrete, it was straightened and channelized the same way as White Oak and Brays. if you have google earth pro you can go to view and see the original channel of Sims which has been continuously straightened even as recently as the late 90s, and into the 2000s. of all the bayous, Buffalo is probably the closest to the original configuration with sweeps and turns and no straight bits, except for the places where it had been straightened already.

there is no way for you to prove that, and I would challenge anyone that told you that to provide some proof that doesn't include some oral historical passing down from generation to generation, and specifically doesn't include information that originated from people who would stand to profit from selling land on the bayou. the reality is, the water's color is very natural. vegetation, organic matter, runoff, fine silts that never settle on the bottom, these are the major things that make the bayou look like it does. the only bayous that I've seen that look clear are the ones that are channelized and straightened into huge concrete drainage ditches, there's a long stretch of Brays bayou that you can see things in the water, but that's because it's been traveling through 30 miles of concrete channel. head on over to Scott Street and take a look, I suppose if we really wanted Buffalo bayou to look clear and 'pristine', we might want to call in the Army Corps of Engineers to come do a concrete lining on the bayou.

yeah, seems odd to me, but I was at Green Street and there's a workout thingy there, and they had an espresso bar. I don't understand, but I guess there are enough people that are wanting to get a shot of espresso post workout that it's a thing. -
not sure if that's a real word, but I guess it is now. anyway, they started work on July 5, not sure how long it is going to take. it's from 45 to just before Polk, so far as I can tell. I think they are also going to do some work on the underpass at Lawndale, but I'm not sure what all is going to be included.

it kind of looks like these will have a little 100sf patio on the southwest facing side? that'll be good for the downtown views, but horrible for June - October. -

this is good to see. the underlying question to my thoughts around this area is that on the TXDOT stuff it says 'potential'. but I would think that the foundations would need to be designed from the beginning with either all this stuff set, or not.- 3,356 replies

well, since the city (thanks to the state) will have a much harder time annexing land for the sole purpose of raising the revenue from taxes, the only real option they have to increase tax revenue is to make land more valuable, and the only way to do that is to make the city more dense, and promote infill on the empty land.
