  1. We're going to see a groundbreaking within 60 days on Mid Main for a new parking garage and multifamily units. (Nobody tell the ground though, it might get scared and run away.) Developer RHS Interests selected Transwestern to lease the office portion, which should move some dirt of its own when the ink starts to dry on preleasing. Mid Main is a 215k SF mixed-use project, which includes 203k SF of Class-A office. Transwestern's Doug Little and David Lee are marketing that space. David tells us the eight-story building will be at 3501 Main St (along the light rail) and is a unique blend of transit-oriented office space and a lifestyle center element that should be great for recruiting employees. Mid Main's office space will have nearly 10,000 SF of retail, and RHS is also building a 363-unit multifamily building with another 20k SF of retail. It's adjacent to Midtown Arts & Theater Center (MATCH), which broke ground last month. Lewis Property Co's Greg Lewis is leasing the retail space. Construction on the garage will begin immediately, with the office tower breaking ground when it secures a lead tenant. ReBuild Houston Project Underway in District C Montrose and Midtown Area Drainage and Paving Project The Montrose and Midtown Area Drainage and Paving Project will improve streets and drainage in the area by enhancing roads that have deteriorated beyond normal maintenance and repair. This $8.9 million enhancement project begins at Buffalo Bayou within the street rights-of-way of Gillette (from Allen Parkway to West Dallas) and continues on West Dallas (from Gillette to Genesse), 77019. The project began in March 2014 and is anticipated to be complete by July 2015. Montrose and Midtown Area Drainage and Paving Project highlights include the construction of a storm sewer outfall, full width street pavement reconstruction, water line and sanitary sewer replacement, as well as standard five foot wide sidewalks. The ReBuild Houston Initiative is the City of Houston's voter approved pay-as-you-go plan to rebuild drainage and street infrastructure. Its goal is to improve the quality of life and mobility for residents through the reconstruction and proper maintenance of drainage and street improvements.   4. I had the opportunity to speak with a project manager from Morris this morning. They confirmed Alamo Drafthouse will in fact be off of Dunlavy like we originally thought. I do not know what is going on at this site, but does not seem to be Regent Square related at this time.
  5. This is where I was told the Alamo Drafthouse and a few other buildings were going, but I could not confirm so I asked mods to close the thread. We all know Alamo will be a part of Regent Square, that is for sure.

  17. Pearl is really banking on Midtown. I think this brings the total count to 4 possible Pearl complexes in the area.
