A new chapter for downtown Houston library The flagship facility will reopen in late May with a 21st century upgrade, secret surprise Librarians' lips this week were sealed tighter than a teen romance novel whose pages are globbed together with bubble gum. But you could tell by their unvarnished glee, the tantalizing air of mystery, that something dramatic is going to happen in May when the ribbon is cut on Houston's renovated downtown central library. How much pop, sizzle and heart-stopping drama the ceremony offers may be open to question, but it's almost certain that the really big surprises will come from the library itself. After a two-year, $17 million renovation, the 32-year-old downtown landmark will emerge ready for the 21st century with a host of high-tech components and 34,000 square feet of additional usable space. With Wi-Fi throughout the building, the central library will feature more than 100 computer stations and provide a score of laptops for use by patrons. Teen and children's departments will be significantly enlarged.   2. with a 22% vacancy rate, it will be interesting to see what happens. maybe they'll doze portions and build something nicer since they acquired it below mkt.
  3. Harold Farb's estate has sold the Broadway Square Apartments, a 2,496-unit complex built by the legendary developer in the early 1970s. Los Angeles-based Post Investment Group purchased the 69-acre property at 8751 Broadway Blvd. near Hobby Airport. Post would not disclose the purchase price, but said that it was well below market because of a 22 percent vacancy rate. full article

  7. it is surprising that the navigation/el mercado area isn't part of this. The part east of the rr tracks looks very engineered to include the offices of the east end mgmt dist.

  9. until last yr, i found that property between 610 and the beltway hadn't been raised as much as inner loop property. i got hit big time on property i own outside 610 last yr. it went up about 125%. maybe HC is just trying to catch up.

  11. i think you mean the majority of people who use the transit system are poor. the majority of poor people don't use the transit system otherwise METRO's ridership would be a lot higher.

Harris County enjoys diversity, low cost of living and exceptional medical facilities, but must overcome education and transportation deficiencies to attract more businesses and qualified workers, according to a study released today. The $300,000 study, conducted for the county by Angelou Economics and paid for with county and federal funds, shows that in some portions of east Harris County, more than half of residents between the ages of 18 and 25 haven't finished high school. In the western part of the county, the well-educated population is aging and isn't being replaced by younger workers, according to the study. And a lack of public transportation in some parts of east Harris County makes it hard for residents to get to jobs, the study found. The Metropolitan Transit Authority's service area covers much of Harris County, but excludes some cities along the Houston Ship Channel and some unincorporated areas east and northeast of Houston. full article
  16. No studies here. It comes down to how much people value their time vs how much they are willing to pay in order to get somewhere quickly and conveniently. When wait times are longer than actual transit time, people find other means.

  18. and that's where the best deals will be found. It depends on the status of the structure currently. some older homes are in pretty good shape and are dry underneath. others have definite drainage problems with standing water underneath which affects stability. you can find a few treasures out front. one of my doors doesn't have original glass door knobs but i got a couple of doors (including knobs) from my neighbors plus you can find flooring occasionally , etc.
  19. TMC is pretty much landlocked and this modern landmark is being eyed for demolition. it was the first corporate high rise built outside of downtown. its design with the fountain out front has always caught my eye.
