  1. Some of my neighbors contacted the city's street dept and were able to get the timings changed at the traffic light at 518/Half Moon Bay. The waits for light changing is now shorter.

    Yesterday I noticed work crews were spraying hydro-mulch (blue-green stuff) in the middle of the landscaped medians, where no grass had been sodded. Hopefully, this might jump-start the growth there. We really need that to happen, so the early-morning sprinklers there will stop wasting water!

  2. Drove it again yesterday. 518 still dead-ends at the western connection of Windward Bay Drive. The entrance to Windward Bay is open there, and residents of SCR are rapidly discovering this route to 518.

    The entrance to The Enclave at Southern Trails at 518 and Windward Bay is still not open. They have not even removed the curb there yet.

  3. The developer has begun staining the fences along the streets. The stain color is a mocha/rust and looks fairly good (IMHO). You can see the early results on the fences along Southern Trails Drive, over by County Rd. 48.

    The fence-staining project is completed. I think it looks pretty good. I'll try to post a picture of it later.

  4. This following article was posted yesterday on the Pearland Journal website. I am still thinking about it, but it seems to me that if Blue Ridge adheres to its part of the agreement, then it seems at least a partial victory for the homeowners near the site. ~ Tim

  5. Our Neighborhood Watch program has now deployed its first signs (see attached photo).

    For the record, we have very low crime in ST/Enclave. We just want to keep it that way. Plus, it is much easier to get a NW program off the ground while an HOA is small, rather than later when it is large. That's why we organized now.

  6. I've got a quick question. We're far off from doing anything, but starting to think about a 2 story around 200k range.

    I had a friend that had a David Weekley home in Sienna that he sold for 190 about a year and a half ago and it was a great 2 story house. Granite counters, upgraded kitchen, covered patio and plenty of other extras.

    Looking in ST Enclave, we found Trophy homes that were in that range easy, but the Newmarks were way over our budget. Are the Weekley homes in ST proper closer to the Newmark homes, or are they a little more reasonable?

    Weekley isn't building any more new homes in ST, but there are some coming back on the market now that are only 1 or 2 years old, like this one, which I believe are more reasonably priced.

    Also: be very careful of signing a contract with Newmark or Trophy now, they announced last month that they were stopping operations in Texas sometime this year, and are actively looking for another builder to buy them out. To my mind, that's just too volatile a situation to risk doing a start up with them, or even buying an existing home, since they may not be around to do any warranty work later. To each their own on that.

  7. There are now functioning streetlights throughout the Enclave, even on the far west edge, where the streets are empty. From a security standpoint, this is good - especially since the second entrance at Windward Bay and 518 is probably going to be opened in a few months.

    Sketching reports continue about the status of Trophy and Newmark here. Trophy seems done, but some reports suggest Newmark is still building, even while they are on the market.

  8. Nope, this must be for the work that is going on on the East side of 288 approaching the Beltway and the east bound service road. They are clearing trees and you can see them installing underground drainage along the Beltway service road. Sorry to let you down but any future Waterlights development is a private matter. It's tough right now for commercial real estate so don't be too anxious. Look at all the vacant retail space around the Shadow Creek area.

    Yeah, I had noticed that construction on the east side. Your logic makes sense.
