  1. OK. We moved to SCR last year, and I filed for the homestead exemption with the county this year. I just looked at my tax statement, and it shows the City of Pearland exemption applied to it, along with all the others.

    I guess that answers it. It's nice to know we don't have to file another form, in addition to the one with the county.

  2. With the new year approaching, I wanted to revive this thread.

    Some of us newer residents will be filing our homestead exemptions soon, and I was hoping to also file this new one with the city of Pearland. I looked all over their website, but couldn't find anything about it. Does anybody have any further info on how we can apply for it with the city? :unsure:

  3. Are they currently in the process of expanding 288 north of the Broadway/288 exit on the southbound side? Or is that a side road that they're working on?

    They are not expanding the width of the highway; they are building feeder roads. The feeder roads will be on both the southbound and northbound sides of 288, but only between 518 and 2234.

  4. I think you're referring to the light at the interchange. Is that a city traffic light or a TxDot traffic light? I remember seeing TxDot trucks repairing signals at 288 and 2234 after Ike.

    I honestly didn't realize there could be a difference in ownership. I guess I could call the city of Pearland and find out for sure.

  5. I estimate at least 75% of this problem is due to one light; it's the last one on 518 going eastbound just before you go under the 288 overpass. That light is on a 20 second timer, which is far too short to process the backlog of vehicles traveling eastbound. You probably saw the gridlock which frequently occurs behind it at the intersection of Business Center and 518.

    Why the city hasn't fixed this light yet, I don't know, but it's been on that 20 second timer ever since the towncenter opened.

  6. I pretty sure it was all about cost, wonder if there will be street lights on the otherside? The east bound exit to 518 from the Kids R Kids will be interesting, I'm assuming there will be a light at the entrance to Southern Trails so the stopped traffic will have to make sure they leave room from the cars trying to cross...

    Yes, there will be a light at the intersection of 518 and Southern Trails Drive/Half Moon Bay. You can see the pile of shiny steel frame laying in the grass right now; this is for the traffic light. There is a similar pile at Kingsley Dr. and 518, further west, where another traffic light will be.

    Not sure what you meant by "street light", but I am fairly sure they will be spaced out all along this stretch of 518, since it is slated to have commerical development along it too.

  7. It would be interesting to see if the Church track can be added to some other land behind it and make the track a little bigger; that could change things..... But given the Lowe's and commercial development going next door in the future, most likely that land will go commercial too.

    I was talking to my neighbors about the tract of land south of the 9.3 acres Zann is selling (which is just east of where I live in the Sage Meadows section of ST. One of my neighbors said the city has been petitioned to zone it for a residential development called "Ridge Rock". I had not heard of this, but a google search did pull up some city of Pearland meeting minutes from a few months ago in which this is mentioned. I did not recognize the name of the developer making the petition (it wasn't Ashton Woods, at least that I could tell), but it appeared as if Ridge Rock will be a subdivision of single famiily homes like ST. I'm definitely keeping my eyes peeled for news of "Ridge Rock" in the months ahead. I'd appreciate it if my fellow HAIF'ers would do the same.

  8. It was with sadness that I noticed today that the sign on the land just east of the entrance to Southern Trails had changed. It no longer says that the land is the future site of a church. It now says FOR SALE, Zann Commerical Properties.

    The full disclosure of the property can be found here. To summarize: it's a 9.33 acre parcel of land with an asking price of just over $3 million.

    Now here is my question for the collective braintrust of HAIF: do you think that is a big enough parcel to build an apartment complex on?

    Any info on this is welcome.

  9. Have y'all noticed how wide those medians are going to be between the lanes on the new stretches of 518? Why didn't they just make the road 3 lanes both ways? They still could have had a small landscaped median in the middle.

    I guess they didn't have the extra funds to do this. Oh well, maybe a few years down the road this can be done (like they did for the east part of Bay Area Blvd in Clear Lake). At least they were smart enough to make this section of 518 wide enough to accommodate future widening from the middle, unlike the stretches of 518 east of 288.

    The pad site also shows other buildings, like restaurants (unnamed). We could get some more interesting choices nearby.

    Does anyone know the start date and projected completion date of this construction? I couldn't find it in the brocure, unless I missed it.

  11. The Kroger has almost finished its gas station; it is already advertising fuel prices. It is positioned just a few hundred feet east of Buc-ees, very near Shadowcreek Parkway. I can only imagine the driving chaos along this stretch of the road if they don't put more traffic lights in here. Yet if they do, it's likely to become a bottleneck. Ah, we can't have everything, I guess. ^_^
