  1. Thanks for the great update, Sunking. I knew the FBT was going to eventually cut through Sienna, but I didn't know the other entrances to Sienna on the north side (Hwy 6) existed. I'm not sure, but I don't think they existed back in 2007 when I was making my decision where to build. Good to know they are there now. Also, congratulations on your new neighborhood Krogers and HEB!

  2. It's so easy to focus on all the new builds at ST that we can forget about other options like this listing which I found on the www.har.com website. It is a foreclosure; a David Weekley home that is in my section of ST. It's less than 3 years old and is listed at $244K, which seems pretty good considering what the new homes around it are being listed at.

    The photos don't show it, but the upstairs balcony will overlook part of the new lake they are building for the Garden Estates section, and will have a view of the new fountain they put in that lake (the fountain is a new design with more nozzles, and is now the prettiest fountain we have at ST so far).

    Just wanted to pass this on in case anyone is looking for a nice foreclosure to pick up. I have met many of the folks living on that street, and they are good people, so you'd have nice neighbors.

  3. There are still 3 empty lots available for building in the Sage Meadows section of ST. Sage Meadow is the original 60' section. I wanted to mention this in case anyone looking in ST would prefer building in the more established section. Sundown Glen is the new 60' lot section, and has only sold one lot, so there are many more lot choices there.

  4. Sundown Glen is the new section of 60' lots Ashton Woods has opened. This section is on the east edge of Kingsley Dr (Co. Rd 48), and has an entrance directly onto Kingsley. I was driving by and noticed some SOLD signs on a few of the lots there. So we may see the very first start ups there soon.

    Edit: there is only one SOLD sign in Sundown Glen (so far). This was confirmed by an AW Sales Rep.

  5. Ok so we checked out the new Krogers yesterday. It is a lovely store. We were there at 5pm and it was not very crowded. Overall, a much, much calmer shopping experience than at HEB. However, as others have said, we noticed less of a selection on the shelves.

    Not to get too far off topic, but we noticed a new Chinese restaurant ("Imperial Dynasty", or some such?) is going to be opened in the strip mall to the left of Krogers. Somebody let us know when that opens! ^_^

  6. That track is all commercial. They came with the name Kirby Commons a couple of years ago but I don't think they have any firm plans yet. With the Lowe's coming accross the street and HEB so close, it'd be interesting to see what thype of Anchor store they could score. How about a nice Lifetime Fittness like the one in Cinco Ranch or Sugar Land, surrounded by good few restaurants, a Spec's - law permitting (By the way the one on Pearland Parkway is coming along) and of course a Golf Galaxy.

    Well, thank you for giving me hope about it. Almost anything would be better than more apartments or townhomes. (How soon I forget I was a renter for 13 years before moving to ST.... ^_^ )

    Interesting that the map shows a part of the dreaded Blue Ridge Landfill, on the far west edge. I would have thought they (the folks making the pdf) would have conveniently cut that out.

    Anyway, I can't say I'm happy with all the future apartment complexes shown. My personal disappointment is the #5 Luxury Apartments (352 units) at the NE corner of Kingsley and 518. I had hoped that would be ball fields or something.

    Question: What is this "Kirby Commons" at the NW corner of Kirby and 518? The color-code makes me think it is multi-family housing. Lord, I hope not. But then again, why should the south edge of SCR be any different from the north edge? (That was my biting sarcasm). :mellow:

  8. Note, that the new signal at Business Center Drive/SC Parkway will suffice. You can turn north onto the portion of Business Center Drive that goes along side of Bucees. Follow that road (don't go all the way until it ends or you will end up behind the strip mall where the delivery trucks service the store) and take a right and go behind Bucees and it will take you right into the Kroger Shopping Center by the Kroger gas station. No problems. They have a lot of in/egress points. I haven't had any problems accessing Kroger or SC Parkway leaving Kroger.

    Cool....I love to exploit shortcuts. I might visit the Krogers just to try this one. :P Thanks!

  9. I agree that the HEB can get crazy but at least the traffic flow is regulated a little better down there. The Krogers is going to need to put in a light on their south side, near their gas pumps, to alleviate the backups and danger.

    I did see that traffic lights are going up at 2234 and Business Center, just a little ways down the road from the Kroger, so it's possible that will help some....although it will probably only help Buc'ees. ^_^

  10. I drove by the intersection of Kingsley and 518 yesterday. The metal poles there for the traffic lights have not been erected, so it looks like the lights there will not be turned on at the same time as the ones at 518 and Southern Trails Drive.

    On a brighter note, I saw that they have started laying concrete in the lanes between Kingsley and 521, so I think it's looking good that section will also open sometime in 2009.

  11. Yesterday I spoke with the AW sales rep at the models inside the ST

    Garden Estates section (those models are gorgeous, by the way). He

    told me that AW had made the first two sales of lots inside Garden

    Estates.

    I walked around and found the SOLD signs; they are on the north side

    of the section. They are side by side, and feature back yards that

    view the beautiful fountain in the lake. With that view, it seems

    logical those lots would sell first.

    We'll see how soon AW breaks ground on these homes. At least it's a

    sign of progress in that empty section.
