  1. You're right. That "giant grassy driveway" actually is accurate. Gotta love the snowman reflection on the building!

  3. Something like this does not make sense in Houston. Supertalls (and anything else actually) are allowed anywhere in Houston - except for deed-restricted developments. Land is not designated for any uses or density...that would be called the z word.
  4. It's a 20% increase, not insignificant at all.
  5. It doesn't have any amenities... Their brochure actually counts the glass facade and the parking garage as amenities. They also count the restaurants on the ground floor (under the parking garage, at the other end of the site). However, a cafeteria where the common folk can have lunch is more of an amenity than a high-end fine dining restaurant. 3009 Post Oak has conferencing facilities, 609 Main will as well, plus it will have in-building cafeteria and a fitness center. You have to have those if you want to call yourself class AA.
  6. That is funny! Keep in mind this is one of those projects that is coming online during a boom period, but it was conceived in the middle of the worst recession in decades, when credit was next to impossible to come by. So yes, Hanover cut corners, but they had to make this building super efficient and, yes, cheap in order to get it off the ground. Kudos to them for being able to make this happen when they did, even if it looks like a county jail!
  7. Location, level of service, amenities and finishes are much more important than height. Of course, high end amenities are more likely in larger buildings because the cost is spread out. Stream tried to market the BBVA Compass building as a class AA, but that is a joke. It doesn't have any of the amenities that most new class A buildings have these days.
  8. Why? What Houston needs are buildings that can get stabilized quickly. We don't need more buildings that sit empty for years and scare investors away again.
  9. The grapevine. Not sure how much truth there is to it or if it's just a rumor. The person who told me seemed pretty sure about it though.
