  1. not a change of argument at all.... said HP will not drive business to itself just as a collection of shops and that no collection of retail at high or low end has been the driver for its own business

it is JUST like Victory in Dallas.....build an arena, one hotel, and a bunch of high end retail and restaurants and then watch no one come....because there are hundreds of other options and just a collection of retail and restaurants planted somewhere does not draw people on its own....it needs to have an existing base of customers to draw to it to have success.....and even though downtown is large and full of people there are already tons of other options like Park Shops and street level stores and restaurants

you listed a bunch of places that came to exist after an area had become full of residents and affluent.....this is not currently the area around HP

all the examples you listed and I provided links for came to exist a decade or more after the customers were already in the area

You present some interesting observations. Some make sense, but overall I disagree. One advantage HP has over Victory Park is it is in the middle of downtown , right off the rail line, and is close in proximity to the GRB, Discovery Green, and Hilton hotel. Also the tennant list is more for everyday people rather than being aimed primarily at the wealthy.

Remember, as 19154 pointed out in earlier in this thread, the main goal of H/P was to bring in more retail which is something that has been severely lacking for a long time. The few hundred tennants that were originally included in the plan make about as much difference as the nearby hotel occupants. You can't say this is like Park Shops. This development is at street level, it's outdoors, and more noticeable. Alot of my friends who came here to attend college at TSU have said that for the longest time, they were unaware that there was a mall inside the Houston Center. That's because of the lousy operating hours which only cater to the lunchtime crowd downtown.

Its funny how you've already drawn your verdict and you haven't even been down there yet. True, there's more i'd like to see there but I can say that i've already seen more patrons roaming around that area than i ever did before when that place was just parking lots. Furthermore, all the tennants haven't even shown up yet.

I think downtown Houston is on its way to following behind the footsteps of downtown Denver. Anybody who's visited Denver within the last 2 years will know that's a good model for what downtown Houston is shaping up to become. Just look at how Denver Pavilions by the same developers helped its downtown.

  2. You won't be ignored tierwestah! Someone find out about those Jumbotrons!

I actually, i took the liberty of calling the number myself on the website. They told me that they are still working on it. I guess they're trying to wait when most of the stores are open. I don't know why i wanted to know so bad, I guess that's part of my fatal attraction to the TV Screens!

  3. I just wanted to know what everyone thinks of the new lighting on the crown of the Continential Building. Personally, i miss the blue lighting with the Continential logo but i still like the new lighting because its a little more pronounced. Does anyone know why they stopped the blue lighting?

  4. Where are the jumbotrons?? I've been looking for them!!

I walked around it earlier this week, but am going back tonight to visit Book-a-Million. It's so nice to have a BAM within biking distance of my house!

That's what I'm wondering. I asked about the glowing skyrings and lights earlier. Since no one on haif seems to be able to answer the question, I'll send an email to the adress listed on the website.

  5. I drove down there last night to see the crowd for the Jay-Z concert. The police had that block blocked off so no cars could pass. However, all the hoopla about how the skyrings were supposed to light up and glow. I was disappointed. If that's the spectactular way they're supposed to glow and be stunning, then I have to say I was expecting more. I guess all the lighting hasn't been installed yet because this thing isnt quite finished.

Anyone know if the lighting is complete on this thing?

  6. I wasn't really compliaining about the jumbotrons not being installed, I was just trying to ask if anyone knew if they were supopsed to be MOTIONLESS screens or MOTION screens like in Dallas.

If they're MOTIONLESS like the ones on the Toyota Center and Hobby Center, then I'm not that excited! -_-

  7. I don't expect to get many replies but what do you guys think?

You called that one right!

I think the skyline looks better without the christmas lights too. I miss the lighting on the Wedge Tower. I wish they'd bring that back.

  8. Does your friend live on the old Audubon Park side (the Westheimer side, no courtyards) or the Westcreek side (the courtyard-based side that actually faces Westcreek street)? It's the Westheimer side that's supposed to be going down to make way for the first phase of the River Oaks District (plus a little of the Westcreek side). Most of the Westcreek side is in the footprint of the eventual phase II of the River Oaks District. So if your friend is over there then the two-year lease would still make sense (without making us nervous about River Oaks District).

Appreciate the clarification. I always wondered about that. I'm not sure which side she's moving to though.
