  1. I still no benefit of a tunnel except to relieve the belly-aching of some people from looking at commercial establishments. You people need to get over these silly concepts.
  2. The county forces developers to build as least half of a major thoroughfare that is not currently build. Often the developer will have to build the thoroughfare out. The ones the county builds are the ones that are already existing which means the county is force to keep up with demand and FUTURE demand. Should TxDOT not widened the freeway for future traffic projections? Also, Mr. Raddack is not a developer; he's a politician. Harris can no long justify building infrastructure for increasing tax base. The infrastructure has to be based upon future projections of need. This means the county can't build a road with the anticpation a developer will build along it. Also, it is easy enough for the county to force the developer to put up the costs for building the thoroughfares anyway since they'll get reimbursed through bonds issued to the MUDs. And you'll see more of it if the county doesn't have the money spend.
  3. Is it the ramp to US 59 inbound that is backed up? What about the eastbound lane to Westpark Road and Post Oak/Richmond?
  4. A monorail system would be more like a commuter rail with a few key stops. Not the best choice for urbanization. LRT is a better choice for the inner city areas. A monorail would be good to like the LRT with airports and far out suburbs (just like a commuter rail). I still prefer the commuter rail. The Las Vegas monorail is primarily for visitors to the city to allow them to move around the strip easily. It doesn't serve Las Vegas citizens commuting to and from work.
  5. There are still signs at the intersection of Cypresswood and Champions forest. I doubt anything would happen since the Raveneaux developers will rather build more million dollar single family homes. They are in the process now of formulating a plan of cutting many of the holes off the golf course out for more homes near Cypress Creek. I don't think the demand is there for high and mid-rise luxury condominiums. At their prices, you can live in uptown instead.

  7. The foundation hasn't been poured. The most they've done is a little clearing and a some site prep. No actual foundation construction started.
  8. ^^^ hardly likely. The group (if embarrassed) has already screwed the project beyond any chance of it being built. It'll take an entirely new developer. I think the current developer would be quite embarrassed over his personal problems hurting the project currently.
  9. Exactly. Business would claim you are hindering their business. And they have plenty of legal ground to stop a proposal that would block their storefronts and signs. You can claim places like the Woodlands have sign restrictions and hide storefronts with trees, but these places went in knowing these restriction were in place. We can't go in expos facto and block their advertisements. I would be more in the liking of what was built in Bellaire along the West Loop.
  10. In Houston that would be fairly difficult and even more expensive is they don't affect the current freeway. The more you leave the orginal I-45 alone, the more expensive the tunnel gets. I never like this concept from the beginning. I would much rather effort to be put in to depressing the freeway, but that would just as expensive.
  11. So they're planning to build the Opryland Hotel in a Dome. Or a glorified Holidome? Are they going to put meeting space in the Hotel? Or will conventions just use the Reliant Center? Also, the Final Four? Why would the Final Four be at Reliant. Wouldn't it be at Toyota?
  12. He proposes to put directly under the current I-45. I still feel the concept is ludicrous at best. He doesn't factor into his cost a critical factor that affects many of these project: constructability while maintaining current traffic. Any rebuild on I-45 will require the existing mainlanes of I-45 to be maintained during all rush hours. This adds to project cost and coordination. The Katy Freeway and the West Loop are good examples of preventing the inconveince of motorist. Also, the Hardy Toll Road cannot be considered a temporary alternative since it will add cost to commuters. It's a great dream, and TxDOT can use it as an alternative in there MIS and EIS reports and show it as failed. I don't see it occuring anytime in the future. Also, this is a duplicated thread. Can it be merged or removed.

  15. My brother has a girlfriend whose parents live there. It's nice. It essentially the Woodlands with a secondary road system for golf carts to drive around the neighborhood. The Wal-Mart and other stores have dedicated parking in the parking lots for the golfcarts right by the handicapped spaces.
  16. Jackson Square in the French Quarter only has four entrances and a large fence around it. It's quite beautiful. It's the picture you've seen with the man on horse in front of the Church.
  17. I understand ssullivan. Commuter flights as part of trip alway increases the price. Typically driving is cheaper. I would drive to if I was them. I also gues they don't fly that often (like once a week). I think daily or frequent fliers will use the commuter portion because of the time component of driving. People that drive that far aren't the primary source of business for IAH and/or Hobby. Primarily these airports are serving there largest source of travelers, business travelers. Some Airports like Orlando Int'l make a large portion of there profits from vacationers. Orlando has a huge bus terminal at the Airport to take tourists from the Airport to the Hotels. This bus terminal makes IAH look pathetic, but Houston doesn't need that large of one anyway.

  19. I think the New York Times is just as bad as the Chronicle if not worse. I don't like their completely biased coverage. Very little insight in that paper. I'm glad the readership is dropping. Maybe they'll realize people in general want better.
  20. You don't have to worry. I don't know anyone who goes to New Orleans just to gamble. The city has draw that makes people want to see other parts.
  21. not really, Houston is also a labor market with very little unions. I'm just thinking of construction today with the illegals. You won't see them building the high-rises. Using american labor is much more expensive.
  22. Nice render, Website have anthing new? It appear the the retail is not part of this project. But it was said this will be a phased project with the residential and hotel being the earliest portion.
