The property has been sold. No developments will occur until at least next year.
The "valet" service reference in the first notice is concerning.

There's nothing in the Plat Tracker for the 8/19 meeting. It may have some more info on the document once it's available: https://plattracker.houstontx.gov/edrc/rptDraftAgendaItems.aspx

Interesting. There's a new waste water permit as of March by H2B Engineering, a structural engineering firm. Can't find much else. HCAD still says Pruitt and can't find any recent commercial sales in Biz Journal that would fit this description.
They could be replatting the land to sell. If it has already sold, the plat says the intent is a commercial development which would be great for this area! I can't wait for the Canal and Commerce corridors to connect the development at the East side of Commerce/Canal/Nav to the greater East End community.- 2

Yeah, their permits are for both properties

The project screenshot above lists a start date of 10/15/21, when would you expect to see permits to meet that date? I'm just curious what sort of lead time is needed typically.
From what I've seen from other businesses most are almost instantaneous but I would expect them to get plan review requests in a few weeks early.

Interesting. Missed opportunity for a cool development.

Isn't Ojala the new Section 8 housing development?

yup, I did look at that map as I was at first curious about the green vs blue highlights, basically secondary vs primary TOD.
looks like blue is primary and only within a certain distance of the stations on rail lines. secondary extends much farther, but is still related to distance from a station.
To ask the dumb question, what is the significance of a TOD designation? Extra walkway requirements?

Is this a TOD street? lol jk
It looks like we’re seeing some of the design elements the city approved.
Are you able to see the plans included in the permits? IDK how to pull that.

"Fenway Development", linked to Lovett/InTown offices at 1520 Oliver St, is submitting permits for this building. Any idea what's going on here? Seems like it'll remain commercia.

Some permits popping up for this

I walk by this site often. I’m fairly certain that the sign fronting Commerce mentions InTown as well.
I think the fence is just a practical result of the layout of the two sections. The section fronting Canal is organized along a single “L” drive due to the corner lots which aren’t part of the development, whereas the part along Commerce has a series of lateral drives perpendicular to a main drive. Homes on both sides back up to the fence.
I thought it was initially divided by phases, but they’ve built homes on both sides of the fence—and many lots on both sides have not broken ground.
They have unbuilt homes for sale already, too. Specifically those facing commerce.

Intown is wrapping up their development off Canal and N. St. Charles right now, so I would believe it.
They submitted WW permits for the lots at Harrisburg and Milby just to turn around and list it for sale so hopefully they follow through on the residential development.

Going back for approval, assuming RK is waiting for this prior to listing it on their website.

The Night Shift bar on Harrisburg and York is amazing. Right at the Metro Coffee Plant stop.

Good that Lovett is unloading it, hopefully a developer that isn't intent to just sit on land for years might do something with it that much sooner. Lovett obviously has the means to advance some quality large scale projects, but seems to stretch itself too thin.
And I am not sure how I feel about abandoning the through street. I prefer maintaining the existing street grid whenever possible; abandoning a street is nearly impossible to reverse in the future. With this being near the Red Line, I guess the practical impact would be minimal.
(Plus, as a Toffee I'd hate to see any stretch of Everton St. abandoned. COYB!)
What's a Toffee? This is new terminology for me!

Land for sale. Cross your fingers. Variance request going forward on July 22 to remove the through street and create one large unrestricted reserve

Couldn't find a page for the Headquarters location but there's a new coffee shop (Corazon Coffee) going in there.

@Ross, is there anything on the Houston County Clerk website about this? I can't seem to figure the website out.
