    Maybe five or ten years from now, or whenever the Pierce Elevated goes away, that parking lot will sprout a residential skyscraper. 

    In Chicago, at least three churches (Old Saint Pat's, Annunciation, Holy Name Cathedral) sold their parking lots to developers.  In exchange, the churches got several floors of dedicated parking, and a smattering of meeting space.

    St. Austin's in Austin did the same thing and, in addition to new parking, they got a new school building, rectory, and gym out of it. St. Mary's in College Station has a similar long-term plan in place.

    Whitecap North Padre Island, a 240 acre community with single family residential, a town center, and hotel is underway.

    Lake Padre, a 102 acre development on the other side of 22 will begin construction towards the end of the year.

    I actually don't mind the location. I think activating more sides of the ballpark than just the front is better for downtown.

    I wish they would've pushed to make it a full cap from Andrews St. to W Dallas in this agreement. That would've been a very concrete and beneficial addition that could've been pursued.

  5. We're in another era of major transformation for campus. The great thing about this phase of campus transformation is the elimination of parking lots!

     

    Notes from the December 2022 Transportation Services Advisory Committee:

    2.1. President Banks Town Hall Meetings – These are some of the items to come out of these

    meetings that will have impact on Transportation Services:
    2.1.1. Small Animal Hospital – This will not be too impactful to parking. There would be a

    potential expansion of Lot 101 & Lot 24 in that area for parking.
    2.1.2. Aplin Center – The timeline for this project is aggressive for next fall. This would be

    impactful for Transportation Services and the 12th Man Foundation. Expecting to lose Lot

    61 completely
    2.1.3. Performing Arts Center – Will be located at the corner of Bizzell Street and George Bush

    Drive. This entire area is scheduled for re-development. This is very impactful as there is no plan to add or replace parking. Expecting to lose Lots 40b-c. Also, keep in mind there is a new Corp dorm slated for 40d.

    2.1.4. Museum/Cultural Corridor - Possibly Fan Field area. This is currently trailing other projects and would be less of an impact on parking.

    Red are these projects that previously did not have locations confirmed. Blue are additional future, proposed projects from the capital plan.

    My speculation/hopes for what's up next:

    201 Boyett (Former Christian Science Center): Half of this block is owned by the company behind the Rev and 401 First St, I believe. The Christian Science Center is being used as the Rev's leasing office. This whole block could become a great mixed-use high-rise student housing building.

    306/308 College Main - A&M Methodist parking lot: It's got to be just a matter of time before A&M Methodist partners with a student housing developer on that lot.

    Casa Del Sol: Would love to see these blocks redeveloped

    St. Mary's rear lots: There are still plans to partner with a developer for mixed use housing.

    Bryan side of Northgate: It's only a matter of time before urban development creeps into Bryan from Northgate!

I've long thought this area was primed to densify and become a fun waterfront area so long as some higher paying jobs came to the area (which they are thanks to the commercial space companies launching and growing around NASA Johnson). I hope to see the entire waterfront redevelop and densify with apartments, condos, and entertainment uses!

    Taylor Lake Village Developments

    Single family home and condo developments with restaurant and retail on the north and south side of NASA Parkway in Taylor Lake Village and El Lago. $90 million development. Hopefully it'll push some redevelopment of other lakefront properties.

    Residences on Clear Lake

    Two 5-floor buildings with 20 condos each next to the Hilton on NASA Parkway.

    Seabrook Planned Unit Development

    Two hotels, conference center, apartment complex, restaurant and commercial space all built over a parking podium on NASA Parkway (Near Sam's Boat). One of the hotels is a Compass by Margaritaville.

    Beacon Island

    Beacon Island development is proceeding. Currently single family homes and an apartment complex are under construction.

    The Taylor Lake Village development had appeared stalled for a while but the rear buildings on the northern tract are up to the third floor. The single family houses are also continuing construction. The southern parcel is finishing utility and road construction.
